Arrived on site and customer stated a leak was coming down into the crawlspace. Above was a bathroom, which we then located and confirmed that the interior water lines were in the hallway bathroom on the main floor. I went ahead and got permission to cut open the drywall and to provide an additional quote for repair after my findings. I found a pinhole leak on the hot side of the copper line as well as some corrosion on the cold side. I provided a quote to replace a section of the hot and cold side copper lines which customer agreed to move forward with the work. Once repairs were made, I turned the water back onto the house and checked the pressed areas for any leaks. I also sent over an additional quote for a whole house re-pipe per customer request.

No Heat 21 year old Ruud system not heating due to age and failed components. The system has a failed igniter, weak flame sensor, weak blower motor, weak inducer motor, compromised heat exchanger, and several other components. At this age all components are subject to failure and breakdowns are inevitable. Due to the age, condition, and multiple components on the verge of failure, I recommended updating the equipment. At this time the homeowner wanted to only due the immediate repair, replacing the igniter and disabling the zoning. I completed this work and let the homeowner know that there will be no warranty for breakdowns unless the new igniter is to fail. The system has exceeded its life expectancy and is in poor condition. Buying inspection

For this job, we did a whole home plumbing inspection for buyer. We noticed a couple of issues. There are some shut off valves through home leaking when used. The water heater is 11 yo with a failed expansion tank, and no pan installed. The copper through the home looks good 35 yo. We noticed from the piping we could see there was a couple of repairs, or updated done to the copper. The drain under kitchen sink is done incorrectly, and there are a couple of traps installed backwards around home due the drain outlets being piped in to high. We left estimates with everything on it for buyer.

Contacted Rinnai to troubleshoot tankless issue. The current external recirculating pump is not the correct size for the water heaters. A new pump will be needed to resolve the issue. Opened drywall to expose leak. Found that the strainer for the tub was barely hand tight. Resealed and tightened strainer. Tested for leaks and function, all good. Not responsible for drywall repair. For this job, the customer showed us residue building up around the toilets. The customer started they wanted the toilets pulled, and reset. We gave options with pulling and resetting toilet, also gave options on replacing the toilets with 19 inch extra tall toilets to be installed. Master Bathroom Receptacle (Option 2)

Removed and replaced heat strips. Checked operations.

No Heat - 19 year old Trane gas furnace & A/C System not heating due to open high limit switch. I removed the switch and observed it is burnt/blacked. I used my borescope camera to look inside the heat exchanger compartment to find where the excessive heat was coming from. During this inspection I found several cracks in the heat exchanger and a couple small holes. This heat exchanger is no longer safe for heating operation. Heat exchangers fail over time from normal use. They heat up, metal expands, then cool back down and the metal contracts. Over the years this process happens thousands of times and eventually the heat exchanger begins to split/crack and or small holes start to form. Once a heat exchanger has failed, the system will start to admit excessive heat along with small amounts of carbon monoxide. I also documented that the igniter is weak and chalky, the flame rectifier is weak and reading below manufacture parameters, the blower wheel is dirty and restricting air flow,

Customer called to see if there was a clog in the laundry room drain. We recommended that we test the line to see if there was a clog. We ran water through the laundry drain for about 10 minutes. While running the water through the drain, we simultaneously ran water in the sink next to the laundry drain for about 5 more minutes to ensure that there was no clog where the 2 lines tie in. There was no discernible clog, and the laundry drain is clear.

Homeowners upstairs hall bathroom tub spout had failed and had purchased a replacement. Installed the new tub spout and sealed properly. Tested and everything is working properly. Inspected the kitchen garage disposal. Removed some debris from the disposal and is now working properly. Left estimates to replace and upgrade the disposal.

We came out today due to power loss at various receptacles in multiple offices. We have discovered that at the receptacles that were not working, space heaters were being used and with multiple spaces heaters being used it caused the an overload on the circuit, tripping the breaker. We went to the panel, removed the cover and tested the breakers annd found that it was circuit #4. After we reset the breaker power was restored. When attaching my toner to a receptacle that was above a counter top near the panel room I moved a plant out of the way and did not see a glass vase and by pushing the plant it caused the top to come off and it broke. We informed Tim (the owner) immediately of what had happened and he laughed and told us not to worry about it. I asked to waive the troubleshoot fee to make amends and he stated to not worry about it and to charge them for the troubleshoot. Tech was out for no heat. Main level system inducer port was clogged causing system not to operate. Unclogged inducer. Checked system. Spoke with customer about repairs. Inducer is over amping as well as crystallized. Flame sensor needs to be cleaned. Igniter is needing to be replaced due to oxidation capacitor is below tolerance on blower. Blower wheel is needing to be cleaned. Condensate pump would need to be replaced due to corrosion. Furnace does not have an emergency drain pan under. No safety switch for drain pan. Outdoor unit units are needing a chemical cleaning. Capacitor on main level is below tolerance need to replace. Recommended hard start for compressor due to age, Contactor is corroded and pitted this would need to be replaced.. Gave customer options. Customer picked repairs. Tech cleaned flame sensor replaced igniter as well as capacitor. Tested system is operating at this time..

Inspection

Subdivision entrance community post light flickered randomly. Upon inspection there was no signs of damage wire or loose connections. We determined the old programmable timer was faulty. We got a new one and installed it. We programmed the timer to turn the post light on at sunset and to turn off at sunrise.

Replaced strainer for bar sink as previous tailpiece was cracked causing leak when water was ran.

The homeowners upstairs two handle faucet had low hot water pressure. Shut water off and inspected the shut off valve and supply line. Hot line has a filter that was clogged with debris. Removed filter and tested and everything is working properly at this time.
