This is the top option. Home was just purchased and they are working on making a house a home. This option requires us to relocate the main electrical panel because it is in the basement bathroom at this time. We will use old panel a junction and move panel over to other wall. We will also install all new dual function breakers which have afci and Gfci protection in the breaker. This is a major bonus especially with doing a whole home redevice

No cool due to condensate pump full of water. I did empty water to the pump and reconnected pump and system works. Tested pump multiple times with no issues. Recto replace condensate pump. System is 12 years old and not working properly due to smashed supply lines and undersized return. We gave estimate to replace system and customer will call us back to replace it. No other issue at this visit.

This option is the top option, we will re wire water heater circuit, replace main electrical panel and upgrade home electrical service to 200 amps and install smoke detectors.

I came out to give a full electrical inspection for the house.You were looking to purchase. Overall, the electrical system looked very good.And the only issues were due to the age of the house. The specific items were the grounding , which needs to be updated to go into the ground instead of only to the plumbing pipes, and the grounding on the hot water heater needs to be added between the hot and cold water pipes. The panel is older and it's very full as well as having double tapped neutrals and some wires with no connectors and some uncapped knockouts. There is also no surge protection on the panel, which is currently required by code, but was not when the panel was installed. You do not have any wired smoke detectors and the code requires wired smoke detectors in every bedroom as well as one on each floor. Customers tub spout was continuously leaking. We replaced the cartridges in the 3 handle shower with new pfister cartridges. The homes pressure was also exceeding 100 psi so we replaced the pressure reducing valve and main shut off.

No cool on 2022 Lennox 2 ton ac and furnace for main floor. Upon arrival system was starting to ice up outside. Informed customer and began trouble shooting. Tested ecm blower multiple times, along with thermostat function multiple times. All worked as designed. Checked refrigerant levels finding unit slightly low on r410a, blower is dirty and condenser is dirty as well. System lacks TE standard flood protection. Performed leak inspection with infrared detector not finding any leaks. Quoted repairs and advised to customer that issue would not duplicate upon inspecting. Customer did state they had multiple filters per unit as one in register and one at unit. Suggested removing filters in registers as double filtering system creates obstructions that could have been cause of problem. Customer agreed to add 2lbs of r410a to system to bring charge up to manufacture specifications.

Cameron line found root intrusion at penetration on 4 inch ABS piping will hand dig area approximately 2 1/2 foot deep cut pipe in attempt to clear roots and install clean out at this section. Upon arrival, met with customer and spoke with her regarding the issue she is experiencing. Customer showed me inside and up to the 2nd level master bathroom. Customer states that when running the shower on Wednesday they experienced some gurgling from the toilet next to it. Customer has not ran much water from the bathroom since then. I began diagnosing and ran the shower which is draining well. Flushed the toilet and it started to fill. Customer had a plunger nearby and after plunging a few times the blockage cleared and everything drained properly. Flushed toilet several more times with and without toilet paper and it is flushing well now. There was likely a soft tissue blockage downstream. I recommended to the customer that they consider changing their brand of toilet paper as the current paper is very thick. Completed diagnosis of loss of power to lighting

Customer had a toilet that bolt was stripped and wasn’t tighten down. I recommend Pulling and resetting the toilet. So with customer approval I pulled the toilet to and install new wax ring and new closet bolts. Once we reset I test for leak. After testing everything I caulk around the toilet and clean up. No cool building d back room. Found 2001 ruud 2 ton ahu/ with 5 ton heat pump freezing up upon startup. Upon inspection found fire damper had closed likely during heating season as air handler has 13kw heat kit on 2 ton air handler. Wedged damper open to allow for full insoection. Found system to have multiple leaks on outdoor equipment. Both service valves are leaking along with true suction port. System is low on r22 which TE does not complete repairs to. Has weak dual capacitor, burnt contactor, evap is dirty, condenser is dirty, blower is dirty. System is improperly sized/designed for this application. Fire damper is not something TE can fix and requires a fire safety person to repair. Replacement is best option. Customer getting quote next Tuesday afternoon.

Customer had water damage on the outside of the drywall on the ceiling. We cut it open and didn’t find any plumbing where the water damage was. We recommended they have a roofer out.

For this job I conduct a lead detection services as a TGL for original technician Ricky. During my investigation, I introduced compressed air under the plumbing system/Watermain service and front yard/and used ground penetrating sonar to locate the leak. I discovered the leak outside of the foundation wall in the flower bed to the right of the front stoop/brick steps/

Upon arrival, we met with the property owner. Last night, the master toilet and sinks started backing up and gurgling. There are three bathrooms, only the master is affected. We inspected the plumbing in the crawlspace and found no indication of an issue. We tested and confirmed the master bathroom group is clogged. We pulled the master toilet and ran a cable to clear the blockage and restore flow. We did not pull anything back. We reset the toilet with a new wax ring and supply. Filled, tested and confirmed no leaks. Shut off water supply to fixture, remove all fluid from fixture, remove china caps and bolts from fixture, pull water closet from base, clean flange and inspect for damage, perform drain clearing operation using specialty drain clearing equipment specifically designed for task, set new wax gasket on flange, new bolts and new supply. Fill and test, clean up work area.

For this job, I installed an outlet for a sauna and ran a 30 amp circuit for the sauna. I also installed three new flood lights and replaced two.

Upon arrival, we met with the owners. The downstairs toilet recently started backing up. We tested and confirmed there is a mainline blockage in the home and all fixtures are affected. There is exposed cast iron inside and a PVC cleanout at the front of the home. They had a repair done at some point in the yard. The cleanout was clear. From the cleanout, we ran a cable up towards the home and were able to restore flow. We ran all fixtures in the home to test and did not pull anything back. As a courtesy, I replaced the fill valve in the master toilet as the old one was no longer functioning properly. We have a supervisor scheduled to inspect the sewer and cast iron. Use large drain machine to clear line from the exterior accessible cleanout, and locate source of drain issue with sewer camera. Includes drain machine and inspection camera (no additional fee). Does not include digging, replacing lines, or repairs. Cleared lines may clog again without a permanent repair.

I came out to install several light fixtures for your home as well as a new outlet in the laundry room. I installed three ceiling fans. One in the master one in the living room and one in the basement.. I installed a chandelier in the master bathroom, lowered the chandelier for the dining room, installed a light in the hallway, and installed an arc fault breaker on the circuit where I installed four new cans. For the cans, I installed new wiring going from the existing cans to each new one as well as installing the can itself. There is now a junction box at the top of your attic stairs to the left for those lights. Looking inside your panel, the only issues that I saw were that you do have some double tapped neutrals as well as no surge protection on either panel. I am including a price for that in case you decide you want to get that done. The issue with the double tap neutrals is that it can cause heat in your panel and shorten the lifespan.
