Tech arrived to address concerns with the condensate drain systems for the home’s HVAC equipment. During the visit, the technician inspected the existing drain configurations for both the main floor and second floor furnace systems and found improvements were needed to ensure proper drainage and reduce the risk of future water-related issues. The technician rebuilt both condensate drain lines for the main floor and second floor furnaces, correcting the slope and drainage setup to allow proper condensate flow and help prevent backups or overflow conditions. After repairs were completed, the drain systems were tested to confirm proper operation. To further protect the home from potential water damage, the technician installed SSW wet switches on all three HVAC systems in the home. These safety devices are designed to shut the systems down if abnormal water levels are detected, helping prevent overflow and water damage to surrounding areas. The customer opted to repair both toilets. I installed new seals in both, and two new fill valves with supply lines. I was called out to Plastic Surgery Center of the South because the motor for a secondary fan on the OR system was making a lot of noise. During the evaluation we discovered the motor is starting to fail and worn parts are causing the noise. We are holding off on replacing the motor for now and tuned the motor for the system on to cycle the air instead.
Arrived on site for a diagnostic for a 5 year old Goodman split system that wasn’t cooling. Client explained that their home would drift up to 75-77 degrees in the evening with the thermostat calling for cooling. They noticed the fan running inside but the condenser was completely unresponsive. They had the breaker off when I got here today so no error codes or faults were present. We completed a full visual inspection of the system before cycling anything to check for any major issues and did discovered the dual capacitor was out of spec and the condenser coil was very dirty. Blower wheel was also dusty and would benefit from cleaning. We cycled on cooling to confirm system operation and refrigerant pressures looked perfect, and temp split was great at 22 degrees, we ran the system for over half an hour without any faults or interruptions. I was unable to duplicate the failure but proactively jumped on cleaning the condenser and replacing the dual capacitor. I mentioned that if this h

Came out today to install a new 50 gallon water heater. Removed old heater, installed new heater in a pan with a water alarm, connected heater to water distribution system with a new ball valve. Installed new expansion tank mounted to the structure of the home. Install new gas fittings and whip. Replaced vent with double wall b vent. Insulated piping and added a valve tag to the shut off valve. Pilot was lit and heater was set to 120 degrees. Bled air from the system. All work was done to code compliance and tested throughly.
For this job, we were called out to inspect leaking hose bib. Customer showed us to the issue and we confirmed the leaking hose spigot and also tested the pressure of home which was at 50 PSI. Found the shut off for this hose bib under the kitchen sink in the other side of the spigot. While we were here we asked to check out the water heater and saw that it was about 12 years old and gave customer the recommendation to replace as well. After we wrote up some options for the hose bib as well as replacing the water heater. After deciding the hose bib option, we sent over the other estimates if he decides in the future to get the heater and other hose bib replaced, he will have them for viewing. I set the new regulator to 60 psi, and checked the pressure on the previously installed expansion tank which was set at 65 psi. Once complete I tested my work for leaks, and operation. Replaced homeowners main water line. Shut water off at the meter. Dug up near the house and located the main line going in. Bored new sleeve from the meter to the house. Installed new isolation valve and box and teed off for future irrigation and set in a box. Ran 100ft of 1 inch HDPE piping. Sleeved soft copper through the foundation and sealed with cement and tar. Turned water on and tested. Backfilled and set to grade. Everything is working properly at this time.
Homeowner has a wet spot in his cabinet. Homeowner has replaced the shutoff valve for his hose spigot but the wet spot remains. The leak is coming from the body of the faucet. The faucet is an old Moen faucet. The homeowner also has a water heater that is 12 years old with a failed thermal expansion tank. The PRV is an old black top PRV. The shutoff valves for the faucet are all older style multi turn valves with a considerable amount of corrosion. Cut out and removed old multi turn main shutoff valve and black top PRV. Cut out and removed hose spigot shutoff valve for front hose spigot. Installed new 1/2” quarter turn shutoff valve for front hose spigot, installed approximately 12” of 1/2” copper and tied onto existing plumbing system. Installed new 3/4” quarter turn shutoff valve, installed approximately 10” of 3/4” copper and installed new Watts 25AUB pressure regulator valve, connected onto existing plumbing system. Cut out and removed old water heater. Cleaned built in stand for
Returned to the house to check pressures after system was freeze over. Rechecked system. Head pressure were higher, due to an impacted condenser coil. Did a chemical wash on both condensers, to give better airflow and lower head pressure. System is working properly in heating and cooling mode at this visit.

Arrived on site to replace 2 client supplied thermostats. They wanted something WiFi comparable with remote access. we replaced 2 Honeywell T6 thermostats with 2 Honeywell 9000 thermostats. We made sure the new thermostats were mounted level, securely and all electrical connections in the thermostats were snug. We tested each system upon completion and confirmed normal operation and WiFi network was connected. Payment collected via credit card. Call complete.
Upon arrival, met with customer and spoke with them regarding their issue. Customer has been experiencing a sewer smell off and on for the last 4-5 months. Customer showed me to the back area of the nail salon where they have a washer and dryer located across from their two water heaters. Customer has mostly been experiencing the smell from the back right corner of the room behind the washing machine. I began inspecting and found that the washing machine is s-trapped and also drains into a fernco tee. The fernco tee connects beneath the finished tile floor and I was unable to see how it connects downstream. Tee catches a 2” lavatory drain from a double vanity on the other side of the wall. I informed the customer of my findings and how these issues can lead to sewer smells occurring. Informed customer that I will give estimates to repair these issues but cannot guarantee it will fix the sewer smell until we are able to expose more piping so I can see the bottom connection of the fernco
