I arrived to the customers home, and yesterday he had a major sewer backup that was handled late last night by an emergency plumber. Today I was able to perform a camera inspection and confirm that there were major bellies/separations/roots in the outdoor sewer line. Inside the home, there were a couple minor things that were found such as a T on its back. Also, there were approximately 10 shark bites in the basement. The customer chose to go forward with the repairs for this upcoming Friday.

For this call, came out to inspect leaking water heater. Upon inspection, found there was water sitting at the base. Advised the homeowner the only solution would be replacement. Homeowner agreed to estimate and we will be returning Friday to complete sold work. Left the water off to the tank with homeowners approval to prevent future leaking until we complete the replacement on Friday. Arrived on site to complete work previously quoted. We installed a new 150 amp 54 space electrical panel in the garage. We installed all new arc fault/ground fault breakers for all of the required circuits. We installed a new grounding system consisting of two 8ft ground rods, main water bond, and hot/cold water bond. We installed a new whole home surge protector at the main panel. This comes with a lifetime/$75,000 warranty through the manufacturer. We labeled the panel so that all breakers are labeled correctly. We also replaced the outlet for the sump pump, furnace, and the outlet below the panel with new GFCI outlets. We installed an alarm GFCI outlet for the sump pump. We replaced the ceiling light in the living room. That’s when we realized some wiring issues and recommended to replace the switch leg for this light. Revisit for failed inspection from recent installation of new condenser and coil for ML system. Inspector stated for us to verify there is an adequate p-trap for the new coil we installed. The drain line from the coil does drain into an open p-trap in the basement with air gas so sewer gases do not push into the drain. This system is a positive pressure system and there is no safety concern for gases to enter the drain line. While technically this system is adequately designed for drainage, new code does not allow an open sewer p-trap in the basement and both the ML and UL drain lines are connected to this same drain. This is recommended to be rectified by separating the two drain lines, installing a condensate pump for each system and running separate condensate tubes with a low voltage wire to each system that would allow the equipment to shut down in the event the pumps were to fail so the basement would not flood. Repipe PVC drains in crawl space with new schedule 40 PVC. Bring all drains up to code and proper pitch and fall. Current drains are not properly supported and leaking on multiple joints. Install a 4” 2 way pvc clean out on cast iron sewer line Performed work above Dug up outside and installed a clean out connecting to the existing cast-iron sewer line. Went through the penetration and replaced all of the line that was not properly pitched and installed new PVC pipe to correct those issues. Had sewer line outside Hydro jetted to clear remainder of the baby wipes out of the line. Confirmed flow at the manhole. Everything is working as it should and can confirm that there are no leaks. Note: notified customer that baby wipes are not to be used inside of drain or sewer lines because it could cause backups and they are not designed to be flushable

Filter was stuck inside the return plenum. I was able to rescue the filter. Also, did an inspection on the system. It’s a 20 years old heat pump with some issues. Blower wheel very dirty, evaporator coil with biological growth, outside condenser dirty, single capacitor weak (reading 4.8 on a 5.0 microfarad). Head pressure is high, and so the compressor and fan amperage . Compressor at 7.85 out of a 11 amps and fan at .85 amps, out of 1.3 amps. System is working in heating and cooling mode, at this visit, but the humidity level will be high, specially on hotter days and air quality is poor and contaminated. Also, system works with r22(Freon) that has been phased out since January 2020. Sent estimates for potential repairs (not recommend), but at this age and conditions, the best option would be to upgrade the system, with 10 years warranty, and WiFi thermostat. Customer has home warranty and not interested in any free quote for upgrading the system at this time.

Today we came out due to Carrier Air Handler not working. Unit is located in attic and services whole house. Upon arrival system was working, but Pat informed us it quit working Sunday and after she flipped the breaker it came back on and worked until yesterday evening. The reason why system shut off was due to the wet switch in the pan had detected water shutting off system to prevent it from flooding. The reason why water was in the pan was due to a piece not being glued allowing water to drip into pan next to switch. We also found the system to have high static pressure on return side and this was due to undersized return. The capacitor for the outdoor unit was under the rated tolerance. After going over all findings and options, customer has agreed to move forward with option B. All work has been completed, tested, and system is operating properly at time of departure. Today we ran a new wire from the outlet on the left side of the fireplace in the living room to the right side outlet to replace a damaged wire due to unknown reasons in the fireplace cavity and we went ahead and installed a new location outlet behind the tv while we were at it. Once this was completed we installed our arc fault breaker and it tripped, I found out that the issue was coming from the corner flood light, upon further investigation I found that the switch leg in the attic had been badly damaged from rodents and they had chewed up several parts of the wire which was causing our arc fault. I then replaced the damaged part of the switch leg in the attic with a junction box and a new feed over, put in a new box and re installed the flood light. Once that was fixed the breaker turned on and held, i checked all light and outlets locations and verified power was restored to the circuit.
