Today I came out to adjust a few outlets that were not sitting flush with the wall

For this job, I did elite troubleshoot for homeowner isolated his main water service and discovered there was no leak on the main service and then opened the main shut off in the garage and observe the meter again. The meter was still spinning, so I immediately started the leak troubleshoot. The homeowner advised that he had a plumber come out earlier that plumber told him that he had a leak under the slab and gave him an estimate for a slab leak repair around $2800. After learning this, I started isolating valves inside of the home. Nothing stopped with the meter at that point I then checked the hose bibs on the exterior of the home and noticed the one on the front had a hose attached to it that was split and spewing water. I advised the homeowner it would be a good idea to winterize his hose bibs so we did, I then check the meter again and there was no water loss whatsoever. I recommend the homeowner buy a new hose before spring because the one he has a split.

No heat on basement system. Found breaker for heat pump off. Reset breaker and system started to heat. Further inspection found heat strip not working, blower wheel dirty and lack of flood protection along. Customer decided to clean blower and coil as well as replace heat strips. After repairs system was tested in both heating and cooling. System is working as designed.

For this job is in a leak troubleshoot for original technician Allen. The homeowner was not aware that they had an old irrigation system that is live located the zone valve box and the irrigation main shut off box approximately 6 inches off of the sidewalk right at the front of the home This irrigation main shut off valve is not where it should be per code. The valve was corroded and unable to be turned, so I was not able to isolate the irrigation system from the main advised the homeowner to get in touch with her irrigation company and have them replace the valve at that point we can isolate it and move forward with the leak detection she advised that’s what she will do.

Met with customer and spoke with her regarding the issue they are experiencing. Customer showed us inside and to their main level master bathroom. Customer states the shower is clogged and was holding water the day before. Customer states that she attempted to clear the shower but was unsuccessful. We inspected the shower drain and found a buildup of hard water deposits causing it to drain slowly. We presented the customer with an estimate to clear the shower drain with a machine. The customer agreed and after getting signature approval we began work. Broke up the hard water deposits and ran tub machine through the shower p-trap and beyond roughly 15-20ft. Cleared the drain and pulled back a good amount of hair and hard water buildup. Once the line was clear we flushed it with hot water to clear out any remaining debris and then ran the shower. Shower is now draining properly and customer is satisfied. Customer paid for today’s service with a card.

Low fuel pressure switch replacement

No heat due to an open limit switch in the furnace. Switch was rusted and not continuity. I was able to clean the switch connector and system works. Tested system multiple times with no issue. Inspected system and found heat exchange extremely rusted and with some spots that looks like crack. Also, evaporator coil has lots of biological growth and so the evaporator coil drain pan, as well. Air quality in the house is poor and dirty evaporator coil gives air restriction to the house and overheats the furnace and consequently high limit switch will shut off the heat , until heat exchanger cools down. System is 9 years old and has a compromised heat exchanger and bad air quality in the house. Due to the age and conditions of the system, best option would be to upgrade the system, and bring safety, comfort and efficiency back to the house. Set a lead to quote upgrading for today.

Install new blower motor and fan relay for air handler system. I tested all functions and got great. Temp rise readings. System is heating well at this time. There are no other issues. Customer is happy.

I arrived to the customers home and they had another plumbing company come out and diagnose a faulty wax ring, and set up a water restoration to be performed. The next time that the tub was used and drained all the water went through the ceiling below and caused water damage to the customers home. At this point, we were called out and I went over options with the customer and recommended a camera inspection to eliminate all of the guess work. upon performing a camera inspection from the upstairs bathroom first, there was a point in the slab where the camera would not push past any further given how many turns there were and the scaled condition of the cast iron. I then went and camera from the basement toilet and was able to run the camera 115 feet out to the exit point of the sewer line from the back of their property. The customer was given two options to have cast-iron work performed with replacing what is accessible by cutting sheet rock and within the walls for two bathroom groups

For this job, I replaced an outlet and a switch that was not working. The customer previously had a smart switch that went bad. I also left estimates for smoke detector replacements and installing a whole home surge protector.

Customer had a dimmer that no longer worked. I replaced the dimmer and noticed the bulbs were not dimmable bulbs. I replaced one of the bulbs and told her which bulbs to buy. Dimmer works properly now.

On the main level clean up the wiring for the sub-panel for the garage and label it properly. Supply and install a Black USB-C device for the kitchen drawer, just beneath the coffee maker. We dropped the other heaters and discovered that the wires in all 3 heaters have been burnt up and a flex tech is scheduled to come out tomorrow morning to make the repair. We made sure that the breakers in the heater control panel are in the off position along with the 2 pole 100amp breaker in panel B that operates the control panel Supply and install GFCI protection for the following circuits -Panel B- Circuit # 8 jaccuzi tub -Sub Panel- Circuit # 12 floor outlets

Customers angle stop underneath hallway bathroom sink was leaking so we tightened the packing nut and it stopped. Customers main whole home shut off valve was an old style gate valve and we recommended it be replaced so we did just that.

No air flow to the basement. Only two supplies vents and one small return to cover the entire basement. Back room and bathroom has no registers at all. It’s a 2.0 tons ac and 60k btus furnace. Both supply vents are not blowing air (possible bent or not connected to the trunk line). Will need to cut Sheetrock to find out. Furnace is 34 years old and heat exchanger is super rusted and compromised. Also, blower wheel is impacted and dirty. Draft inducer motor is overamping and there is regular silicone sealing the draft inducer motor (should have any silicone or at least, fire proof supply one). Due to all the issues and air quality, the best option would be to upgrade the system, add a supply and return to the back room and a supply to the bathroom (basement). Set a lead for tomorrow after 3 pm for a free quote to upgrade the system and fix all issues. No drain pan under the systems , nd neither any type of flood protection installed. Kristina and Russ have lived here for about 16 years so we performed a thorough evaluation. During the evaluation we discovered the upstairs system needs its fools protection updated, the ac needs cleaned, the wheel needs cleaned, the ductwork is significantly undersized for the system or the system is oversized which needs to be verified, and the gas pressure is inadequate as there is an issue with the gas being supplied to the system that a plumber will need to verify, on the main system it is missing its flood pan and coil safety, the plenums are duct board and are dirty/have biological growth, the flue pipe is single wall which isn’t up to code, the ac needs cleaned, the ductwork is significantly undersized for the system or the system is oversized which needs to be verified, and the gas pressure is inadequate as there is an issue with the gas being supplied to the

Today we came out for main level not heating found breaker tripped in air handler. Reset breaker turned system on found smoke coming out of fan relay and blower module. Gave options client will reach out once she speaks to her father

Lighting

there is a 0.02 gpm leak on the water system inside the home according to the Phyn water monitor. We turned all the hot water off to the home and the leak persisted, ruling out the hot water system and piping. We turned the water off at the main shutoff for a couple minutes, and when we turned the water back on the meters flow indicator spun and the the system re-pressurized which indicates a leak on the system. We checked all toilets and other common sources of leaks and found nothing. We are referring the customer to an outside leak detection company as per management, as this is a small leak, likely on the slab inside the home. We referred the customer to Bryan Hall
