Upon arrival, we met with the homeowner regarding a recurring issue with the sewer ejector pump located in the basement closet. The homeowner stated that the pump failed twice within the past week, resulting in sewage overflowing from the basin. After evaluating the system, we provided the homeowner with replacement options. The homeowner approved installation of a Liberty Pump with a Liberty High Efficiency Alarm system, designed to alert them in the event of float failure. During the repair, we also addressed deficiencies in the existing drain line caused by a previous improper installation. The following corrections were made: • Installed a new shut-off valve (not previously present) • Replaced the existing check valve with a new quiet check valve • Modified and secured drain line connections to ensure proper function and sealing After installation, we performed multiple operational tests to confirm: • No leaks were present • Pump was functioning properly • Primary float and ala

Customer called us out to complete quoted work. Quoted work was: clean second Jack and Jill bathrooms right sink, pull and reset basement toilet, and clear master bathroom shower. On arrival we retested all faucets in the house and found that the sink that was having issues wasn’t anymore. I removed the pop up and it was clean so was the ptrap. I scrapped the sides of the master bathroom shower then ran a cable machine down successfully clearing the blockage in the master bathroom. I then pulled the toilet in the basement bathroom and found that the flange was broken. I removed the old flange and installed a new one then reset the toilet. Toilet was sitting flush to the floor and not wobbling anymore. Tested everything throughly and cleaned up.

Upon arrival customer show us the thermostat wire had broken on main level. Informed him it was wired incorrectly as well and y wire was not in terminal. Main system thermostat is now operational and system runs. Customer’s main concern was the master bedroom system not blowing any cold air. After diagnosing the ac we found it to be very low on r22 refrigerant and the compressor to be compromised. We also did an inspection on the heater and found cracks on the heat exchange, blower wheel dirty, blower motor shaft to be loose and evaporator coil is rusted. Inducer motor has bearing noise and system has no flood protection or secondary drain pan. Recommended replacement of system as it is well beyond life expectancy and cost of repairs higher then new system cost.

For this call, homeowner was having issue with the upstairs toilet where there was a chipped and cut toilet 90 causing the toilet to leak when flushed into the ceiling in the floor below. Gave homeowner estimates to replace the 90 and added a new flange to fix the leak. Homeowner agreed and we completed the repair. Today I came out for evaporator dripping water. System is a Rheem located in basement and services whole home. Upon arrival there was heavy condensation underneath evaporator and water was dripping from drain port. The evaporator is suspended in the air about 3 feet away from furnace. The drain port was partial clogged causing water to fill up pan and cause the condensation. I unclogged the drain port and vacuumed up most of water inside of pan. There is biological growth inside of evaporator pan and evaporator is rusted throughout. I also checked out the furnace and condenser. Heat exchanger has several cracks near burners and several rusted out spots. Flue pipe is single wall and also has several rusted spots throughout. Blower wheel has dust and debris built up on fan blades. The igniter has heavy carbon build up on it. There is no secondary drain pan under the furnace and no flood protection at all. Today we came out for main level ac not working 2009 Ruud 4 ton ac with matching 100k furnace single stage. Evaluated complete system, cycled equipment from thermostat in cool mode found blower motor running but condenser did not energize. Checked for proper voltage at contactor found 240 volts. After further evaluation of equipment found failed contactor and duel motor starter 40 reading 28. Condenser coil is completely impacted, evaporator coil is rotted out, flue piping is not up to code single wall piping must be double wall piping and gas line is not up to current code flexible gas line tied into gas valve must be hard pipe into furnace cabine. Filter is very dirty, there is no drain pan under furnace and no flood safeties. Gave client band aid repair option and scheduled project manager to give options on updating.

Heat exchanger is cracked , system is low on Freon and evaporator coil freezing up. Possible evaporator coil is leaking and system has other leaks. System is 14 years old and not cooling. Sent estimates for potential repairs )not recommend), such as replace evaporator coil, replace heat exchanger and other minor repairs. Due to the age and conditions, the best option would be to upgrade the system with 10 years warranty and WiFi thermostat. Warranty is transferable to the new owner. Set a lead to quote upgrading for the upstairs system, for Saturday after 2 pm.

Homeowner initially had a major pinhole leak on the main water line servicing the home. Made the repair to get them water and homeowner wanted to replace the whole line to prevent any more pinhole leaks. Bored a sleeve from the meter to the left side of the home under the sidewalk. Ran new 1 inch HDPE water line through the sleeve. Installed new meter nipple and dual check valve. Installed a yard hydrant near the meter to replace the hose bib they had out there. Set pea gravel and concrete to install the yard hydrant. Installed ball valve to tie into the irrigation and new main shut off valve in a box. Drilled new penetration for the water line in the basement and sealed the old penetration. Installed new ball valve and 1 inch PRV. Set water pressure to 65 psi. Sealed new penetration with hydronic cement and tar. Purged air out of the system and tested.

Homeowner has a toilet that is leaking from the tank to bowl gaskets. The toilet is an older gerber toilet. Homeowner has opted to have the toilet replaced with T.E. providing the toilet. Provided a Kohler Highline arc elongated toilet. Disconnected old gerber toilet from stop valve. Uninstalled and removed old gerber toilet. Cleaned and inspected flange. Flange is in decent shape, with some minor warping on the wings of the flange, but otherwise decent condition. Assembled Kohler Highline arc. Installed new nylon closet bolts. Installed new extra thick wax ring as flange is set slightly too low. Mounted toilet onto flange and secured toilet to floor via closet bolts. Connected onto existing stop valve via new stainless steel supply line. Flushed toilet approximately 10 times to test for leaks and ensure proper function.
