Estimate is to replace all upstairs ductwork only, add 4 returns, put foam blocks under furnace for vibrations and media filter on upstairs/main system. We do not do blower encapsulation and electrical can come out to quote removal of attic fan. Once invoice is agreed upon, we will return to design with our duct work expert. At arrival on 08/21/26 found upstairs system cooling with only 12 degrees delta T. Low subcool, exposed TXV bulb. Recovered the bulb with armoflex and added 1.5lbs of refrigerant R-32 to bring delta T back to 19 degrees and subcool to 1.1 on the gauge but thermostat showing 11.

Kitchen Lighting Circuit – Inspection and Repair Scope Unable to identify the issue through spot-checking the kitchen lighting circuit. In order to properly troubleshoot the circuit and provide a long-term warranty, we recommend redoing and inspecting all connections at every device and junction associated with the kitchen circuit. During the inspection, we found that several switches did not have their grounding connections properly connected. NEC 404.9(B) requires switches, dimmers, and control switches to be connected to an equipment grounding conductor, subject to the applicable exceptions. NEC 250.148 also requires proper continuity and connection of equipment grounding conductors within boxes. We also found improperly configured/dead-end 3-way wiring. Three-way switches must be wired so that switching occurs only on the ungrounded conductors in accordance with NEC 404.2(A). New grounding system
For this job, I Troubleshot a two-pole GFCI 50-amp breaker supplying power to an RV outlet. A thorough evaluation was performed of the equipment and electrical components connected to this particular breaker. After testing and investigation, it was determined that the breaker had not been fully reset following a previous trip. Due to the age of the breaker, it can be difficult to visually determine whether it is fully reset or remains in the middle/tripped position. The customer was instructed on the proper procedure for resetting the GFCI breaker to ensure it is fully engaged. After properly resetting the breaker, voltage was verified at the breaker and the RV outlet and functionality of the connected RV equipment was confirmed. The test function on the GFCI breaker was also tested and verified to be operating properly. During further discussion and investigation, the customer reported a damaged electrical outlet in one of the upstairs bedrooms. The damaged outlet was removed
Home inspection for buyer
Homeowners dishwasher was not draining. Bosch tech recommended moving the drain to the garbage disposal. Removed drain tube and properly installed into the garbage disposal. Cut out old P trap and capped off. Ran dishwasher to test.
The customer lost power in two of the following locations: *Kitchen *Basement outlet right of panel -Kitchen- Customer had stated that they were using a microwave and an air fryer at the same time and lost power. We went to the panel and I found a tripped breaker located at #8 of the panel board. After resetting power was restored. -Basement- After pulling out the near by devices I found issues such as wires exceeding box fill, insulation wrapped around terminal screw, double hooked on the bonding screw, box loose to wall and loose connection. To correct this i had to install a 1900 box to the surface of the wall behind the dresser due to another box adjacent to the other side. I made the homeowner aware of this before installing. The other two devices I was able to install new metal boxes in the wall and anchored them to the brick wall. For each connection tapped everything through and had one wire going to the device. On today’s visit, I removed a small chandelier and replaced it with a new one
Homeowner has a Rheem high efficiency water heater with a failed damper assembly. Contacted Rheem a few weeks prior and had parts ordered under warranty. The parts have arrived. Disassembled and removed flue venting from water heater, disassembled and removed damper cover plate. Disconnected wiring from failed damper. Disconnected and removed failed damper assembly. Set and secured new damper provided by Rheem. Wired in new damper assembly, set cover plate on damper. Reassemble flue venting. When reassembling flue venting, I noticed it was not properly assembled nor secured. Reconfigured flue venting so that it properly drafts, secured each joint with 3 vent screws. Homeowner also has a 2 shower valve that he would like to replace the handles on. Disassembled the trim from the existing shower valve. Cleaned around shower valve. Reinstalled existing escutcheon and trim plate. Installed new shower handles provided by homeowner. Homeowner would also like the water pressure adjusted dow
The bare minimum basic repairs to get the system running today. Homeowner self diagnosed failed capacitor. Upon arrival, it was confirmed that the capacitor was swollen; indicating failure. The capacitor was replaced with approval. Noticed that the high pressure refrigerant line is too small for the 5 ton system, as it is only a 5/16 line. Because of this, along with the age of the equipment, the high pressure is already extremely high. Especially for an overcast, cool current temperature. Advised homeowner that when the heat of the day comes, the system could very likely trip out on high head pressure. The compressor is running extremely hard as well. Although the heat exchangers were not noticed to be immediately compromised, they too could fail at any time. The decision was made to stick with the immediate repair for now and hope that the system lasts another couple of months. System cooling upon departure. Thank you for choosing TE certified!

No Cool - Main Floor The compressor has suffered a mechanical failure. It has an LRA of 172 but it is rated for 70 A. Verified refrigerant leaks at the section line service valve and the evaporator coil. The condenser coil is dirty and need to be cleaned, the system has poor flood protection. The system is low on return air only has 960 CFM’s when it should have 1200 minimum. Based on the age of the equipment and the cost of repairs, I strongly recommend looking into options to replace. Based on our findings today, it might be time to think about getting a brand new system.
Auger toilet Customer called us out for a clogged up toilet and concerns about other toilets in home. Upon arrival we tested house for mainline blockages. No mainline blockages present. We then tested for individual branch mainlines, did not find any branch backups. Toilet on 3rd floor was clogged up, but was only fixture affected. Ran closet auger in toilet and cleared blockage. Installed 10yr Water Heaters, Halo 5 filtration system, PRV, rebuilt master bathroom toilet and upstairs guest room lavatory faucet. All work was tested and checked for leaks. Pressure was set to 65 psi.
Arrived on site to troubleshoot water in the secondary drain pan. I client also expressed concerns with dampers and the zoning system not being correct. As we looked through the system we found a handful of discrepancies causing the discomfort in the home. They had a fresh air vent actively pulling in outdoor, humid air constantly which affected cooling capacity and humidity levels in the home. I also found that the p trap for the drain was completely clogged and responsible for the drain backing up and pouring out into the drain pan. We also discovered that the dampers were wired backwards so upstairs thermostat controlled downstairs dampers and visa versa. We corrected that, replaced the failed trap and cut off the fresh air vent, this will considerable improve comfort and overall perfomance of the system. Today I Came Out To Address The Homeowners Want Of A Light Fixture Installed In The Foyer And A Few Loose Outlets Looked At. I Met With The Homeowner And He Showed Me The Foyer And The Loose Outlets. I Told Him I Am Going To Take A Look At The Outlets To See If They Need Tp Be Re-Secured Or Have Boxes Replaced. I Determined The Boxes Were Broken And One Of Them The Drywall Was Too Loose To Hold The Old Work Box. I Informed The Homeowner And Provided Estimates To Get Everything He Showed Me Taken Care Of Today. He Agreed So I Grabbed All My Materials And Began To Work. I Installed The Light Fixture In The Foyer And Tested It For Functionality. I Tested All Outlets For Functionality And Labeled The Garage And Master Bathroom Circuit Breakers. I Went Over All Of The Outlets I Replaced And Light Fixture With The Home Owner. Remove failed sewage ejector pump and replace with new ejector pump system. Remove illegal studor vent and install new fresh vent to outside.
Technician replaced the shower cartridges in the hall bathroom. Upon disassembling the shower valve, a screw was found lodged inside the valve body and was removed. All existing cartridges were replaced with new cartridges, and the valve seats were also replaced. New shower handles were installed. Once repairs were completed, the water supply was restored and the lines were purged of air. The shower was then tested to verify proper operation and ensure there were no leaks. Shower trim sealed with clear silicone. The toilet flapper in the hall bathroom was also replaced because the existing flapper was no longer sealing properly, allowing water to continuously leak into the toilet bowl. The new flapper was installed and tested for proper operation.
Arrived on site to troubleshoot landscape lights not working. While doing my troubleshoot, I noticed the transformer was not working. For today, I Installed a new 300 watt landscape lighting transformer with a new Lutron Caseta smart plug. I installed a new Lutron Caseta hub for this so that all the landscape lights can be controlled from your phone. I hope the homeowners set up the Lutron app. We went through and made sure the landscape lights are working. While on site, I did replace a few lightbulbs in the landscape lights. I informed the homeowner that if the lights in the soffits aren’t working, they will have to get a different company to replace the bulbs as we do not get on the roofs. Everything is working upon departure. Everything we did today comes for a lifetime workmanship warranty. The parts come with a one year warranty.

Chris is a very knowledgeable and competent technician. He explained what he was going to do, provided an estimate for the service and a time estimate prior to the job. In addition I asked for an electrical panel installation estimate and the scope of the work involved. He was very thorough and patient in reviewing all details assiciated with the job. The cost estimate was expensive, but the job involved a significant amount of skilled labor and materials.
