Tech was out today for no cooling. Found the Drain pan full of water. Drain line clogged at the 2” ptrap. Cause a vapor lock. Making the water travel back to the system. Last tech was out and let customer know that if this continues that he would need to reroute the drain line. Also there is no wet switch in pan to detect 2-3 drops of water. How ever there is a safeguard float switch. This will shut off system when emergency pan is full of water. The following is what needs to be done to get the system back up and running. Drain line is needing to be rerouted with a condensation pump into vent stack. Ptrap is needing to be taken off of vent stack. Wet switch needs to be installed in emergency drain . Emergency drain pan is needing to be vacuum out. While disconnecting drain line at ptrap tech notice a calcified clog. Tech then proceeded removing clog after removing clogged tech cleared with 2 gallons of drain cleaner verified no clog repaired drain line. Added new P-trap. Tested to

Came out to troubleshoot the garbage disposal and master bedroom outlet. During the evaluation, discovered a melting neutral connection in the electrical panel, creating a potential safety hazard. Provided an estimate for a service upgrade, and with the customer’s approval, completed the work.   Installed a brand-new electrical panel and meter, upgraded the system with safety breakers, and added smoke detectors throughout the home. Came out today to replace water service to home. Existing service was pvc and dives down off the meter. Was unable to find leak on service line with multiple leak detection attempts. Bore under drive way/side walk and trenched roughly 70ft across the front yard. Ran a new 1 in hdpe service line from the meter to the house. Removed the pipe running through the penetration. Ran new soft copper line with a 10 mil pvc tape sleeve through the wall and connected to both sides. Penetration was sealed on both sides with hydraulic cement and tar. Shut off valve was installed at the meter. Installed a tee on the main line with a 1in threaded ball valve for the irrigation tie in. Left the end of the irrigation check valve in a separate box for ease of location. Boxes were installed for both shut offs with a rock base. No spinning of the meter was observed with the house shut off. Customer has a running toilet that he will fix as the meter still has a slight rotation when the house is turned on. B

Today I came out for 3 system Home Care. I inspected all electrical components, checked gas pressures, static pressures, blower wheel, evaporator coils heat exchangers, duct work, cleaned flame sensor, cleaned inducer draft tubing, changed the filter, and cleared drain lines. System 1 is a 2022 Rheem Furnace located in mechanical room servicing main level. There is a humidifier, furnace, and tankless water heater all draining into same condensation pump. Pump is not in a drain pan. The pump was continuously running and this was due to gunk preventing water to drain properly. I cleaned out pump and removed as much gunk as I could. The condenser coil is impacted with debris. System 2 is a 2018 Carrier Furnace located in attic servicing upstairs. Both blower wheel and evaporator coil have debris built up on them. Heat exchanger has several hotspots and a couple areas on the verge of cracking. The secondary drain pan is rusty, but no cracks or holes. The condenser coil is impacted with

Today we were called out because the homeowner had no power to his bathroom outlets. There was a GFI outlet in the guest bathroom that was tripped. Today we installed spot GFI outlets in each location to stem this issue from happening again. The homeowner also expressed how him and his wife were tired of an extension cord running through the bathroom so we installed an outlet by the vanity in the bathroom. We also performed a home care inspection.

Arrived on site to troubleshoot a system making noise when the system ramps up. We discovered 2, 9 year old Rheem split systems. They are both communicating and haven’t been deep cleaned for awhile. We found the units were operating well and keeping the home 70 degrees but the outdoor condenser coils were extremely impacted and they didn’t currently have Homecare. We spoke about the systems shortcomings and got approved to complete both condenser coil cleanings and to join Homecare today, we collected payment via credit card and left the system clean, fully operational and without any faults or failures. Upon arrival, met with customer and spoke with him regarding their issue. Customer showed me inside where there are two bathrooms on the main floor. Customer states the hallway bathroom tub drains very slowly and then the master bathroom at the back of the home has a slow draining shower and lavatory sink. The tub drain has a brass waste assembly which then transitions to a copper fixture drain before going into a cast iron p trap and then ties into the rest of the cast iron further downstream. The sink also has a copper drain arm which will eventually drain into cast iron. I spoke to the customer regarding the risks associated with snaking cast iron and copper and I also recommended replacing the tub trap and fixture drain along with the waste assembly for the tub. Gave customer options to snake all of the drains and/or replace the tub drains as well. Customer would only like the drains snaked today and will be emailed a copy of the estimate to replace the tub drain. I began with the

Homeowner has a Rheem water heater with an SIT gas control valve that will not hold the pilot light. Contacted Rheem and rheem issued a new white Rodger’s gas control valve under warranty. Drained the water heater, disconnected the gas supply, and disconnected the pilot supply, burner supply, thermocouple, and pilot igniter. Unthreaded and removed failed SIT gas control valve. Threaded new white rodgers gas control valve. Reconnected pilot supply, burner supply, thermocouple and pilot igniter. Installed new black iron sediment trap. Installed new gas valve on gas supply. Installed new flexible gas connector. Lit water heater and set water heater temperature. Waited until heater was finished heating and ensured proper hot water flow.

For this job the customer stated she had a leaking hose bib in the backyard. Further inspection showed a newer hose bib with a plastic connection to a dual port hose. I removed the dual port and put my pressure gauge on it to determine if it leaked which it did not. However, I did notice the pressure to the home was excessive (approximately 100 psi). I informed the customer of my findings and she agreed to replace the pressure regulator. The old one was removed and replaced and set to 65 psi. All work was thoroughly tested for leaks and proper function.

Technician replaced the existing three-handle shower valve in the upstairs bathroom with a new Delta single-handle shower valve. The new valve was installed, adjusted for proper operation, and tested to ensure correct functionality. All water line connections were pressurized and inspected, with no leaks found at this time. Ran new 3/4-inch hot and cold water lines into the kitchen cabinet, installed new straight-stop valves with a hammer arrestor for the dishwasher, and ran a new kitchen drain stack through the cabinet. Homeowner had soaked the filtration for 48 hours prior to us arriving. Shut water off at the main in the basement. Cut open ceiling to run new inlet and outlet lines. Ran 3/4 pex water lines over to the garage. Secured piping and ran 1 inch pex under the stairs to the garage. Set customer supplied filter in place. Installed new ball valves for the inlet and outlet. Ran bypass line and ball valves. Turned water on to the system and purged air from the lines. Turned water onto the filtration and ran for 15 minutes. Tested and everything is working properly.

Complete the following work: -Crawl Space- Wire in a dedicated 20 amp GFCI protected circuit and outlet for the dehumidifier. We will wire in a keyless fixture (code requirement) at no additional cost. -Panel- Supply and install (2) 2p20a Siemens breakers to correct the multiwire branch circuits being on single pole breakers. On circuit #27&25 remove the (2) single pole 20amp breakers, install a pig tail and supply and install a duel function 15 amp breaker. Trace out 2p30 in panel labeled outlets (free) which is located in the crawl space, dead ended in a junction box. -General- Preformed a troubleshoot on the basement 3way lighting and found that the switches were being powered incorrectly and I found that a traveler was never attached located in the junction box in the ceiling by the stairs. After completing the lights were working properly. Wire in and install a dedicated 20 amp circuit with a new GFCI outlet and box beneath the panel using an existing 20 amp breaker.
