During our visit, the customer mentioned she noticed water leaking from the water heater area. Upon inspection, I noticed the cold water pipe to the water heater had busted. Multiple estimates were provided and presented to the customer. An estimate was approved and work began. A new 50 gallon gas water heater was installed in the storage room. The old water heater was removed and hauled away. The single wall venting was replaced with B vent. A new expansion tank, drain pan, and leak alarm were all added during the install. Relocated the existing icemaker box for the refrigerator and installed a second icemaker box for the standalone icemaker machine. Adjusted the gas line for the stove and relocated the gas shut-off valve to accommodate the new stove location. After completing all work, I performed thorough testing to ensure proper operation and verified that there were no gas or water leaks.

No heat. Found system off on pressure switch error code. Checked electrical components, checked venting, checked heat exchanger. System randomly came on and ran after testing wires and tapping on control board, pressure switch closed as it should. Inducer motor very loud and there is no flood protection for system. Quoted repairs and recommended getting quote to replace system due to age and conditions. Customer opted in to have board replaced, supply shops closed at this time, will need to call in the morning to confirm availability of part and eta. Informed customer that signed quote price is not final as of now until we get exact pricing of part.

Replaced failed pressure reducing valve. Installed new shut off valves on main and right hose bib. Repiped as needed. Tested for leaks and function, all good. Thank you for T.E. Certified.

Tech was out for no heat , found clogged inducer port. Cleaned and verified inducer port is clear. Checked system out the following tech recommended needing to be done. Igniter needs to be replace , blower is needing to be cleaned. Need to add condensation pump and tubing. There is no emergency drain pan. No wet switches, no drain line safety. Flue pipe is needing to be corrected. Contactor is needing to be replaced . Uv bulb needs to be replaced. Outdoor condenser unit is needing to be chemically cleaned. Spoke with customer about repairs customer declined repairs at this time

Quotes for car charger then installed front porch outlet. Customer is waiting until January for rebate.

2 system home care Filters for both units Add necessary, flood protection. Customer signed up for home care during inspection. I waived the normal inspection fee. Added flood protection to both units . I also changed both filters . I performed full fall home care while I was here. We will not have to return until spring.

Shut off water connections, drain down home, cut out damaged section of piping, use copper connections, make repair, check joints, pressurize system, check for leaks. Gas line repair. Remove failed section of piping or fittings and replace with new using proper connectors, test for leaks and clean up work area. Highly recommend replacing tankless water heater due to age. Provided quotes (customer has the option to sign and accept quote through email to get on the schedule)

Tech was out to day to perform work. Tech installed 2 wet switches and cleaned 1 blower wheel. On the upstairs system tech was unable to get blower wheel out due to gas line. Tech is unable to get blower wheel over the 3/4 gas line. Let customer know in order to get blower out we would have to shorten 3/4 gas line. Customer has agreed to perform work on a different day due to him having to leave. Customer is wanting us to return Wednesday 10 am Scope of work , clean 2 blower wheels, 2 wet switch 10/29: duct cleaning must be completed before sold work is done per Leeann- TW

Customer had a PRV that was leaking. Replaced builder grade quality PRV with a higher quality one. Set water pressure to 65 psi. Adjusted temperature on mixing valve in master bathroom. Bathtub was getting warm but not hot water. Hot water was coming out of tub after adjustment made. Took apart p trap under master bathroom sink and replaced it. Tested to verify no leaks. Lee called us out today because he wanted under cabinet lights installed. We talked about how the lighting was very dim. It’s very hard to cook. After some discussions, we ended up installing 4 6 inch wafer lights and undercabinet lights.

Homeowner had leak coming through the garage ceiling below the master bathroom toilet. When flushed there was water leaking on the outside of the pipe below. The toilet was found to be leaking from the the tank to bowl. This was due to an improper repair previously done before they moved in April 2025. Once removed I found that the toilet showed signs of damage and homeowner was notified. I made necessary repairs with no warranty. I will credit half towards replacement of the toilet. Homeowner is aware that water pressure is high and water heater is of the age of recommended replacement. Sending options for replacement.

For this job I came out and replaced an old water heater, removed and replaced old one with new Rheem 50 gallon gas short water heater. Re worked and installed new single wall venting for the water heater, re worked gas, installed new gas caulk. Turned on water heater set at 120 degrees, bled all lines, also removed and replaced hose bib shut off valve as a courtesy. Tested and checked for leaks, conducted a super clean up.

Arrived on site to troubleshoot an upstairs air handler with biological growth. The home has 3 systems in total. An American standard gas furnace / 4 ton AC that controls the main floor, a Mitsubishi mini split that controls a sunroom/living area and upstairs has a 2/2.5ton heat American standard heat pump. Upstairs does indeed have some biological growth on the evaporator and near the supply plenum. This can be attributed to extremely dirty duct work that is severly undersized. It’s 400cfm short on the supply side and 200cfm short on the supply side. We found the in line drain switch was only wired to shut off the condenser and would continue to run with standing water in the pan. We also discovered the 20x25x5” filter when the cabinets only calls for a 20x20x5” filter. Also a majority of the drain is original and wasn’t replaced during system replacement. Includes calculating proper gas line size, turn off water supply to home, relieve pressure from system, empty contents of water heater, disconnect hot and cold connections, remove old vent line connections, disconnect T&P line, remove old gas whip, dispose of old water heater, mount new high efficiency unit in place, rework hot and cold water lines to connect unit, install new pvc venting through exterior wall, reconnect T&P line, install sediment trap on gas line along with new gas supply, run condensate drain either through exterior wall or into pump (run discharge to exterior location and prevent freezing), program tankless heater by setting board to correct parameters, connect to power supply, test and clean up work area, register warranty, take away old unit. Installed Navien tankless water heater and Halo 5, 5 stage filtration system in garage up to code. Rebuilt master bathroom toilet along the installation of the recirc tee underneath the right side sink. And lastly replaced the PRV and set the pressure to 60psi. Tested and checked for leaks

Install two Ecobee thermostats for upstairs and main floor units. Verified both thermostats were running heat and AC.

Replaced sewage ejector pump, liberty 404 pump and cartridge in downstairs bathroom. Tested for leaks and function. No issues.

Customers, american standard type p shower and the master bathroom is slowly dripping from the shower head pressure on the house at forty p.S I. After acquiring cartridge and the customer accepted the qu, replaced front end of the cartridge by turning the water off to the home and disassembling the trim and handle off of the cartridge.And replacing. This is not completely take care of the dripping.It has continued to drip after installation just at a slower rate. I have contacted american standard through ferguson.And it is going to take at least a week in order to get the pressure balancing unit sent to the customer. This has been tentatively scheduled 42 weeks out, which would be december twenty second. The customer does know that they can call in early as soon as the part comes in.Which is being delivered at their home to schedule accordingly.
