Inspected unit upstairs and saw flue pipe is single wall. Tested condenser and found low. Refrigerant levels. Performed electronic leak search and found system leaking in the evaporator coil. No drain pan or safety switches on the system. Outdoor condenser has no locking caps, depleting armor flex. Blower wheel was very dirty and fan. Capacitor was reading low. Tested for car monoxide and did detect traces of carbon monoxide with our detector. Inspected heat exchanger with inspection camera, found heat exchanger, extremely rusty with some cracking, especially around the bends. Based on the car monoxide readings and condition of the heat exchanger, we can confirm. The heat exchanger is cracked/cracking. Based on our findings today, it might be time to think about getting a brand new system.

At this time the pressure I’m the home is acceptable, but creeping towards the high side. It is recommended that the pressure be monitored and if desired the PRV can be replaced. Shut off the water to the house and drain down the system. Install new PRV, pressurize, set the pressure to 60 psi, and blow out the air from the system.
