Replaced ceiling fan in family room

The bare minimum basic repairs to get the system running today. Today we came out for main level not cooling client is about to build a house and would like to do the bare minimal. Replaced failed contactor started system up checked operations and left equipment operational. System has minimal flood protection and system could still fail at anytime

Installed new 50 Gal water heater in customers garage. Installed copper up 18inches into existing copper line and supplied two new shut off valves. Installed and strapped new expansion tank on wall , and set tank to 70psi. T&p was tied in using copper and drip 90 was installed as well. Tied into existing gas line with 18” of black iron pipe to reach gas supply . Pan was also placed under new heater . Water heater was then turned on and tested for hot water throughout the home. Customer has hot functioning water throughout home. Sent customer quote on double b vent for upgrade option

Leaking evaporator coil with a 8-10 degree temperature drop. No water safeties nor IAQ. Condenser coil is dirty contactor is pitted.

Removed shower area in master bathroom, retaped and installed it then tested with no issues

Performed toilet rebuild and tested for proper operations and leaks.

Installed parts quote on inspection flood package in attic, duel capacitor on second and basement levels. Checked operations of equipment and left all equipment operational.

I replace two medium lights one in the basement bathroom, and one in the kitchen with a dimmer that customer provide. We also replace three single switches in the house , bedroom upstairs, disposal switch, maintenance room switch, I bypass two LED lights in the basement with customer supply bulbs. We also added a stack switch in the bathroom in the basement to control one light and another a fan motor for the bath,

Replaced ball valve and Prv for pool filler

System is not cooling due to a defective compressor. Blower motor is leaking oil, float switch is defective, and condensate drain needs to be cleaned. Recommend replacing system due to age, cost of repair being high, and system being out of warranty soon. System is under warranty until 10/01/25.

Finish work for basement bathroom remodel/bar sink area

I was called out to Fran’s house because of water damage and the ac wasn’t cooling. During the thorough evaluation we discovered the drain in the wall was leaking and the ac had a failed capacitor once those problems were corrected I finished evaluating the system and further discovered the flood protection needs updating, the whip to the ac is undersized, the breaker is oversized, and a superboost would protect the compressor since the house has only 1 system.

System not cooling - 16 year old equipment - Upper level System has multiple issues that mostly stem back to age and poor installation and design. The compressor has been over amping and ,elated the wires at contactor. This also led to back feeding the disconnect where it melted the breaker. The system looks as if a tree fell on it at some point. The coil is damaged and extremely dirty. The dirty/damaged coil was putting extra stress on the compressor. The electromagnetic contactor is burnt and pitted and making a loud buzz sound. The blower motor and wheel is dirty and the motor is seeping oil at the main seal. The system has multiple weak and outdated components causing stress on the system. After going over the systems condition, age, and only temporary repairs available, I recommended updating this equipment. Homeowners are moving and had a home pre sale inspection done. The home inspector found several potential issues. Master Bathroom: Corroded Master Bathroom Sink Drain Both sink pop up assemblies were called out for corrosion. During inspection the sinks were filled and drained to check for leaking which would cause the corrosion. After draining they were inspected thoroughly and no signs of current leaking were detected. The pop ups, and drains are in working order and no action is necessary at this time. 2nd Floor Hallway Bathroom: Tub Spout Leaking When the diverter is activated on the tub spout water continues to flow through the spout. Removed the tub spout and replaced with a new tub spout, pressurized and tested for operation. The new tub spout is operating properly with no leaking through when activated. Kitchen: Corroded Water Supply Piping & Fittings Below Kitchen Sink The copper piping and fittings have some oxidation and discoloring due to age, excesses flux during constr

No cool. There systems house, signed up customer for home care. Inspected all three systems. Main level system is very low on Freon and leaking in the evaporator coil. Also, blower wheel is dirty and heat exchanger has some stressed areas. No crack found. Furnace has single speed motor. Upstairs and basement systems are cooling properly, but dual capacitors in these two systems are weak and recommend to replace capacitors. Due to the age (13 years old ) and conditions of the system, Highly recommend to upgrade main level system, and bring warranty, comfort and efficiency back tot he house. New systems come with 0 years warranty, and WiFi thermostat. Sent estimates for potential repairs (replace evaporator coil only), but I don’t record replace evap coil only. Main system is being working low on Freon, and some other parts may have been affected (compressor, fan motor…). Set a lead to quote upgrading for the main level system for today.

Upper level system - Not cooling well. 20 year old AC & Coil System is not cooling well due to multiple reasons. The system is low on R-22 refrigerant. R-22 Refrigerant is no longer available due to a Government Mandatory Phase Out that took place in 2020. The system has multiple leaks in the evaporator coil. This is a Lennox C33 evaporator coil, this particular model had a class action lawsuit against it due to the coil not being properly coated at the factory and leaking refrigerant over time. The lawsuit has been settled already. There is no wet switch flood protection on the system and no in-line drain safety. The furnace is a newer model but has some issues. This is a “Temp Air” builder grade furnace from Mexico. The system is shaking/vibrating due to a bent blower shaft and off balanced blower wheel. You can heear what sounds similar to a helicopter when the system is in cooling mode and the fan is at high speed. There is also some rust forming on the inside of the furnace as

Replace bad led can trim at foyer. Install new switch for foyer led can light. Replaced bulb as courtesy for customer in garage door opener, recommend new bulbs or replacement fixtures for under cabinet lighting.

Completed minor toilet rebuild including new fill valve, flapper and water supply line.

Install Navien NPE-240A2 tankless water heater on exterior of home. Unit is equipped with an outdoor venting kit and pipe cover. All water pipe has been insulated as well as batted insulation installed within the pipe cover.

Upstairs Max Comfort Inverter Variable 2024 ( 18 months interest free Financing ) Full communicating system install with new pan, pad, safety switches, supply plenum, filter rack, and thermostat. Upon completion unit was fully operational in both HEAT & AC modes, customer was satisfied with the install.

Replaced capacitor for outdoor unit for Main level AC ..Checked indoor coil , and drainage …condensate pump has some sludge in bowl …hard pipe ducting …for main level …verified refrigerant charge …outdoor coil is dirty and could be contributing to defective capacitor on unit at 7 years old … Also relayed some options to clean outdoor coil , add ionizer for particulates, and blue tube UV to keep indoor coil clean * noticed some Sludge in condensate pump …excessive sludge can lead to failure of pump ..pump is operational after restoring AC and flushing line …unit is operating after bandaid repair …will need to return 8-10am 07/09/25 …for quoted repairs / return visit to clean outdoor coil , add Blue Tube germicidal lamp and iWave ionizer ..
