On arrival, I found a whole partially excavated hole in the front yard. Client explained he had his landscapers out or irrigation person earlier in the day and they could not locate the leak, but they did find a pipe. Recommend Client have the whole excavated larger to try and locate the leak and if unsuccessful call leak location company. Client agreed to have me excavate hole larger in hopes of locating the leak. Located the leak 1 foot past the original hole. 1 inch PE pipe with a whole rubbed in it from rocks. This entire lot has nothing but rocks backfield over the waterline. Cut out the section of tubing and replaced with 1 inch PE pipe. Left the water off inside the building and pressure tested the line confirming no other leaks. Found no other leaks at leak indicator of meter .Pressurize the inside of the building and the client ran all the fixtures inside stating everything is running without any issues. Customer renewed HomeCare Membership. Performed HomeCare routine maintenance inspection on two 14 y/o Rheem systems. Checked amp draws. Cleaned flame sensors. Cleared pressure switch tubings. Replaced two customer supplied 21x28x4 media filters. Recommend water protection for both systems. Upper level evaporator coil is rusted and prone to leak. ECM motor for upper level has worn bearings. Pressure levels are conflicting. Condenser electrical components are good. Condenser coils are dirty. Recommend upper level system replacement. Customer declined quote at this time.

Upon arrival customer stated pressure regulator valve started to leak. Water to home was off could not check existing pressure. Replace main shut off valve and pressure regulator valve. Set pressure to home at 65 psi.

I came out today due to customers house being hit by lightning. The customer explained to me how his GFCI devices along with his Arc Fault breakers in the panel had tripped. Due to those sensitive devices tripping is a very high indicator that the home took a hit weather it was indirect or direct. The customer took me to the panels to have me inspect them and they are located in the basement off the gym room. The home has three CH panels and after removing the covers I noticed what looked like a surge protector coming up from the bottom of each one. After further investigation you could see a unit installed just beneath the panel which was covered by drywall. After making a small incision into the drywall with the customers permission, I have discovered old SyCom surges type SYC-120/240TC which have lost their UL listing and have been notated as a “Potential Fire Hazard”. I explained to the homeowner what was going on and suggested to have them removed. I offered to have new units

The customer is pulling power from the outdoor disconnect. The breaker was in the off position. Reset the breaker and the system came back on. Recommend cleaning the outdoor condenser coil, replacing the electrical whip. The wire needs to be rated for outdoor use. Also, replace the single wall flue pipe for both the water heater and gas furnace. Recommend having an electrician come out and evaluate the panel and electrical work.

Use hydro jetter to clear grease blockage out of kitchen line, working in 1 foot increments in portions of the line with majority of the resistance about 30 feet in. tested fixtures for 30 min, drain is working great.

Completed quoted repairs. Performed a chemical condenser coil cleaning. Used the same chemicals as the coil cleaning to perform a blower cleaning as well as clean the rail of the air filter. Replaced the run capacitor (was reading 11.97 mF, now reads 15.21 mF). Changed the AprilAire 413 filter. Tested system in cooling to ensure blower runs.

Make all repairs necessary to restore the unit to full health and eliminate all other concerns. Based on our findings today, it might be time to think about getting a brand new system. Restrictions in the line and compressor has been potentially damaged. Due to age and conditions of the system I recommend replacing the ac and coil. Customer is getting quote today
