Completed home care inspection. System is a two year-old Rheem system. Inside unit is an air handler and outside unit is a heat pump. This system is a zone system. The system was really clean and every component tested within range. On inspection the only thing that was dirty was the filter. The filter is a 20 x 20 x 4. When presented with options, the customer only wanted to change the filter. Filter is changed and everything is working properly.

For this job, I worked on replacing a burned out led wafer with a customer supplied light fixture. also replaced all three switches at the SwitchBox and redid the connections. prior to our arrival, There was a three-way switch controlling one of the fixtures and it was wired incorrectly. Also, the hot wires weren’t in a pigtail, they were jumped from switch to switch, which is also a violation.

Completed service call, upon arrival the first floor zone was cooling. The upstairs zone was not cooling. Upon further inspection, the upstairs thermostat was not program correctly. It was programmed for a conventional, not a heat pump. The drain line is clogged and is not draining at all. This is what caused the water in the drain pan previously. This system is currently undersized for return air. The system also does not have a bypass stamper, or a discharge air sensor. The blower wheel has buildup. The refrigerant is a little low. The outside coils also have buildup on them. customer was told that if the drain line cleaning was not made, that it would flood due to the clog drain line. System is currently working now that the thermostat is programmed properly, but the system still needs work done.

Completed service call for no cool. Upon arrival system was not running, cool nor heat are working. Upon inspection, the electrical disconnect was sent to the office position. Once turned on the system was working. The system is not protected by TE standard flood protection. The drain line is improper and needs to be fixed for proper drainage. Upon inspection of the supply plenum, the Plenum is leaking air into the attic. The system currently does not have enough ductwork for this size of system. The unit in the attic needs to be lifted to allow for better drainage. The system also does not have any UV protection.
