Installed two lights in the garage

Today we came out for hvac not cooling properly rheem 3 ton heat pump split zoned

No cool whole home. Found condensate pump not getting power tripping safety in pump. Got power to pump via extension chord and tested system. Found cracked heat exchanger, broken drain line, weak run capacitor, single wall flue pipe with holes in it. Also found dirty evap coil, and minimal flood protection. Outdoor unit has high amp draw on condensing fan motor, very dirty ac, and suspect unit to be low on r410a. Did not locate leaks with infrared leak detector. Quoted repairs. Owner to get quote to replace system. Tenant paid for inspection.

Completed 2 system inspection. Changed both filters. Upstairs filter was really dirty causing unit to freeze up. Checked blower wheels, run capacitors, flame sensor, inducer motor amp draws. Tested heat and cool from thermostat. Checked capacitors, contactors, and condenser coils. Checked amp draws of compressor and fan motor both are normal. Upstairs Contactor is pitted and burnt showing signs of wear. Downstairs Contactor is pitted not as bad as upstairs. Recommend replacing. Both refrigerant levels are normal. Both blower wheels are dirty downstairs blower wheel has caused run capacitor to be low due to dust built up on wheel. Recommend cleaning and replacing capacitor. To keep blower wheels clean recommend adding media filter in place of 1 inch filter. This will provide better indoor air quality and filter that last longer and with better filtration. Upstairs units has no flood protection. Recommend adding at least a wet switch on the drain pan to protect from flood damage. Second

Replace the gfi in the downstairs bathroom that has gone bad.

Installed new doorbell transformer in upstairs hallway. Performed troubleshoot as to why gfi will not reset. The troubleshoot concluded the pre-existing GFI outlet had gone bad internally. Once I replaced gfi outlet everything worked properly again.

Upstairs system, has leak in evaporator coil. Verified with leak detector. Also while inspecting complete system. Tech notice the following , blower wheel is needing to be cleaned. Filter 16x25x1 needs to be changed. there is no safety switch on evaporator coil or drain pan. If at any time drain line is clogged this could cause major damage to ceiling. …. On condenser, outdoor coils are needing a chemical cleaning to help with performance. Contactor needs to be replaced due to pitting issues. With system running for long periods of time with leak compressor has became acidic. Spoke with customer about repairs. Customer was in a rush to get to a meeting , Tech was unable to speak with him in detail. Tech recommended replacing a/c portion, due to multiple problems as well as NO WARRANTY available.

Replace disposal with new 1/2 hp badger insinkerator, test for leaks and verify a proper drain. New disposal runs great, no leaks and drains properly.

I re wire a 4 ft LED light into new LED lightbulbs eliminating the ballast.

Replaced switches in upstairs hall and basement bedroom. Also performed troubleshoot why ring doorbell is not chiming in home

We replaced a gfci in the garage that supplied power to the garage door opener and water heater.

Second floor system not cooling, due to a bad condenser fan motor, also, contractor is very pitted and outside condenser is very dirty, as well. It’s a 2.0 ton condenser and a 2.5 ton evaporator coil, but it has only 1.5 tons of supply. System is undersized in the supply. System in 8 years old, and out of warranty. Due to the condition of the system, and being out war, highly recommend to upgrade system, and bring comfort, efficiency and savings back to the house. Other system is at same age and condenser very dirty and compressor making loud noise (didn’t inspected other system), but, due the visual conditions, recommend to up both systems, and have a comfort house. Set a lead for today.

Today I left a quote to replace a high chandelier in the foyer

I was called out to Brandon’s house for repairs another tech quoted. Brandon has owned this property for a few months. I replaced the upstairs gas valve, adjusted the gas pressure accordingly, replaced the condensate pump for the main system, and added 4lbs of refrigerant to the main and 1.75lbs to the upstairs. Since the systems were low on refrigerant it may indicate a leak is present but the systems are working now and if they get low again we’ll know there is a leak. The termination for the main systems flue pipe are too close together allowing the intake to suck in exhaust which is bad for the system.

New hvac installation

Homeowner had a constant dripping kitchen faucet whenever it was off and it was leaking below their kitchen sink. Recommended homeowner to replace the kitchen faucet with a brand new Moen faucet. I checked homeowner water pressure and they had high water pressure at 80psi and needed to be replaced which was why they had their kitchen faucet dripping constantly due to the high water pressure of the home. I went and bought the brand new kitchen faucet that the homeowner picked out and replaced it with the one that was leaking. I replaced the Pressure regulator valve in the home due to the high water pressure and age of the valve. I tested everything and checked for leaks.
We have complete confidence in whatever TE does for us , that it will be done well . Thanks

We complete a full house HomeCare inspection today. I explained to the homeowner about the quick wiring that is done on almost all switches and receptacles. We tested for objectionable current on (2) of the Multiwire branch circuits that control the dryer and oven and none was present so no further actions are needed. We discovered the home has a UFER grounding system in place but the termination point to the rebar was not found. It was written on the panel the UFER is located in the garage so the homeowner gave me permission to open the walls to find it. The UFER is on the left hand side of the garage about half way down and it had a #6 bare copper ground attached to the rebar which is insufficient and requires a #4 bare per article 250.52 (A)(3). I checked the A/C unit on the right side of the home and found the pull out portion to have pitting found on the metal contacts. I advised the homeowner that he should call back in a year to have it checked again and if more further damage i

Finished installing a Rinnai RU199 tankless water heater in Woodstock residence. Old tank-style unit was leaking & inefficient. Had to upgrade gas line from 1/2" to 3/4" to accommodate higher BTU requirements - something previous quotes missed! Installed new venting through exterior wall using PVC per manufacturer specs. Reconfigured water lines with expansion tank & pressure relief valve. Added isolation valves for easier maintenance. Programmed recirculation pump to customer's schedule to minimize wait time for hot water. System now delivers consistent 120°F water to all fixtures simultaneously. Showed homeowner how to adjust temp settings and perform annual maintenance. They're excited about endless hot water and reduced gas bills! Left everything clean and tidy.
Had a furnace inspection. Tech showed up on time and noticed issues with the exhaust vent that 3 other inspectors missed that were a safety issue. He drove back to the warehouse to get the parts and repaired it. The blower had apparently never been cleaned. The tech cleaned the blower until I couldn’t tell that it was not brand new. He was professional and curteous and paid attention to every last detail. I couldn’t have asked for better if I had tried.

When my water heater decided to act up, TE was at my house the next day. Chris Peschell and his associate had the entire system repaired and upgraded within a matter of hours. I was relieved!
