After inspection of system, found that unit has a failed gas valve. There was incoming gas when control board called for gas valve it would drop voltage and no gas came through of the outlet side of gas valve. For this job, I conducted a leak detection service for homeowner. He has a leak on his water main service between the meter and the shut off inside of the basement. Because of the depth of the line and the magnitude of landscaping in the yard and on top of the water service, (beauty boulders) I was not able to pinpoint the location of the leak. The homeowner asked that I send him a quote for a directional bore because he didn’t want to dig up and destroy the landscaping.
Install to light fixtures, two switch legs with companion and replace under cabinet lights.

Customer called us out because he noticed some water stains on the ceiling in the living room upstairs. Upon inspection, I discovered no leaking coming from the master bathroom upstairs or any of the plumbing and recommend to customer to keep the holes open in the event the leaking occurs. After not finding any leaks in the ceiling, I then checked the water pressure to the home and found it to be high at 75 psi. In addition I also found that the thermal tank was filled with water indicating that it is failed. Recommended to customer to replace the pressure reduce valve and thermal expansion tank to protect the homes water system. After installing a new pressure reducing valve and thermal expansion tank I then restored water to the home checked for leaks and found none.
New PRV/new expansion tank with bracket and new mainline ball valve installation.
Replaced aged and leaking 50 gallon short gas water heater in elevated 2nd floor utility closet. Reworked all water, gas, and exhaust venting to accommodate new heater. Trim for the closet door had to be removed for access for the new heater to fit into the space. Installed in an aluminum pan and reattached pan drain line. Also installed new thermal expansion tank and secured to the structure via a code approved support bracket. Temp on water heater set to 120°F per manufacturer instructions and expansion tank is pressurized to 70 psi. Also replaced all the hot and cold service valves and supply lines under every bathroom sink including the upstairs hall bath, both sinks in the master bath, under the kitchen sink including dishwasher service valve, and the main floor full bath sink and toilet. Tested everything for leaks and proper operation no further issues at this time.

Homeowner had water heater installed previously and the anode rod kit was not available at the time of install. I returned today to install the anode for a 10 year warranty on the heater. Made adjustments to the recirculation pump and changed the water filter flush. These will now flush every 9 days at 1pm and 2pm.
Customer wanted some information about his dehumidifier and wanted to look at having maintenance done on it in the spring. I signed the customer up for the homecare program. I also advised the homeowner that the dehumidifier would not help with low humidity and will only run when high humidity is an issue. I will email an estimate for a whole home humidifier. I advised the homeowner that they would need to have an electrician run an electrical circuit (20 amp) to power the humidifier and that price is not included in the humidifier price.
