Perform various electrical upgrades to the home

For this job, I did a home care inspection. My findings are on the home care inspection tab on the invoice. For this job, I installed three smoke detectors in three bedrooms upstairs off of existing smoke and carbon detectors in the hallways, and I ran my wire in the attic. I also added three GFCI outlets on the washing machine, kitchen countertop outlet that was not GFCI protected and when I replaced that it GFCI protected the refrigerator as well, and I GFCI protected the microwave. There was a breaker for a disposal, but no disposal was present in the home. I also replaced two outdoor outlets, front and backyard to weather rated standard outlets. They were GFCI protected by the GFCI outlet in the garage and I GFCI protected the dishwasher by replacing the breaker with a 20 amp square DQOGFCI breaker

Client signed up for annual homecare maintenance plan today for 3 systems. Filters replaced for ML and UL. LL is still clean. Drain lines flushed and clear at this time. ML AprilAire steam humidifier canister is ready to be replaced due to heavy sediment. We will order this part and schedule replacement and test humidifier operation. ML system is operating properly within all parameters at this time. LL heat pump and UL systems both have failing indoor thermal expansion valves (TXV). This is causing liquid refrigerant to flood back to the compressor causing damage. The TXV should be replaced, however the compressors have already had damage and concern for their failure would cost even more after the TXV replacement on systems that are 11 years old and reaching their life expectancy. System replacement would be recommended at this point. Replacement of UL and LL systems

Summary of Visit: Received call regarding leak underneath kitchen sink. Upon arrival, found that a tubular connection had been dislodged, but also that the collar seal for the garbage disposal was quite loose. At this point, homeowner informed me of the household’s disdain for garbage disposals in general, and requested a quote to remove the unit entirely. Homeowner also inquired about annual maintenance of tank-type water heaters. Her unit approaching 5 years of age, I advised that this would be a good candidate for flushing and prepared options to perform all aforementioned work with and without HomeCare Member enrollment. As homeowners had recently moved into the home (approximately 6-8 weeks prior), the HomeCare package was deemed more appealing due to related plumbing, electrical, and HVAC inspections. — Scope of Work: Disconnected garbage disposal from collar, unwired and disposed of unit. Capped wiring via wire nuts and electrical tape and tucked safely out of the way.

Customer had a main line blockage that was affecting the main level floor, I ended up trying to run my cable through the exterior cleanout and had no luck clearing, next I pulled the toilet around my machine through the flange, and I was able to clear the blockage after multiple attempts, after testing the entire house, the drain is flowing properly. We have a camera inspection for next Thursday to run a camera through the exterior clean out to pinpoint what was happening.

Client called stating there was no water to the fixtures in the house. We recently installed a new water heater, PRV, main shut off and washing machine box so I first checked the main shut off located in the garage and found it was in the open position. I then checked the water meter and found the main shutoff to be in the closed position. Client spoke with the water authority to confirm his bill was paid. I then opened the main valve, client opened the fixtures and flushed toilets to confirm water was flowing. I then checked the leak indicator at the meter and found no signs of water leaking, then checked whole house water pressure.

At arrival on 10/09/26 found main floor system not cooling. Tripped breaker when cool is on. After diagnosis found that the contactor was bad. Replaced the contactor and system started back cooling.

Run new circuit for fireplace and install outlet

For this job, I’ve worked on running a new 60 amp circuit for a Tesla charger. We also installed a smart management device for the Tesla charger.

Performed HC on 2 Rheem furnaces and one mini split. Inspected thermostats and operation. Inspected electrical wiring and confirmed terminals snug and tightened. Inspected coils and blower wheel cleanliness. Cleaned all furnace safety’s. Replaced/cleaned all filters. Inspected AC starting components. Inspected AC refrigerator/levels. Recommended starting components to Trane equipment be rejuvenated and coils cleaned. Systems are operating at this time.

I came out to install a new 24 V transformer for the ring doorbell since it is not working on the old 10 V transformer. I also came out to install two new lights on your front porch to replace the old ones using lights that you had supplied. I also checked out the upstairs bedroom that is having a weird issue where when the light is turned off the Apple TV flickers. So I replaced one cracked switch. The issue was still happening happening and I believe the issue is that you have very old outlets that are backstabbed and need to have the wires wrapped around the screw and also need to be replaced. You probably have a break in the neutral line somewhere in that room, but unfortunately you want to wait until we move out all that furniture. I am including prices for: redevicing that room, redevicing the whole house, replacing two chandeliers, replacing either a chandelier or the kitchen light with three recessed lights. The price included is for either or you can do both if you’d like.

Arrived on site and customer stated they had water bill every quarter and it has gone up $100. It was also stated that the toilet on the main floor was continuously running. When I looked in the tank , I found corrosion and age in the toilet , and recommended replacement. Customer decided to go with the replacement option. After I replaced the toilet I checked to ensure toilet was operating properly.

I installed a client supplied kitchen touchless faucet and a client supplied lavatory sink faucet with new pop-up assembly. Both fixtures were tested and checked for proper operation with no issues.

Installed a pro-grade watts 25AUB pressure regulator in the garage utility room with a brand new shutoff valve as a courtesy. Set pressure to 60 PSI (same as old one) and tested everything. Purged air out of the lines and confirmed there were no leaks. Thank you for choosing TE Certified

Repair damaged pvc pipe and run condensation line to under faucet in bathroom behind

For this job I came to replaced a failed pressure regulator. Psi was about 120 psi. It also had about an 80 psi drop every time a fixture was open. I installed new regulator and also replaced the main shut off valve. I set psi of new regulator to 70 psi which is best for optimal use. I tested and left work area clean.

Perform a systems home care maintenance. tested all electrical components, flushed drain line, tested thermostat, Tested both system on cool and heat, checked pressures and refrigerant. Units are running, however there are some issues that need to be addressed, let costumer know and left details and option on inspection sheet attach to this email follow with quotes. Customer is experiencing a leaking 3 handle shower, today we opted to do the cartridges and replace the compromised thermal expansion tank The tile in the shower is compromised. We cannot guarantee that the shower will remain leak free from this standpoint. After stopping the leak, we confirmed the PRV had failed with a dynamic pressure test. After running a fixture, the pressure dropped 25 PSI. We can’t guarantee this PRV will hold a safe or consistent pressure and strongly recommend replacement. We couldn’t get a hold of the homeowner, I left a VM and Emailed over an estimate No warranty on old 3 handle shower valve repairs. Home inspection for buyer Primary bathroom sink- replace p trap and pop up drain assembly ASAP, no damage noticed Upstairs AC drain- ac drain must be ran to outside, and drain must be repaired. This is a code violation, due to sewer gas being introduced to hvac system and flowing throughout home. Should be repaired ASAP Water heater- 2018 is in great shape. However the expansion tank is not properly secured and should be mounted to the structure No immediate need to repair, but must be done when replacing water heater Leak test- meter does not move while water is not being used so there are no leaks. Tested for 15 minutes. Also the water service has been replaced from the meter outside to the way heater inside with copper Gas system- no leaks were detected on gas system that is visible. Cannot inspect piping in walls but meter shows no usage while at the home

Tech diagnosed upstairs system and noticed bad/failed zoning and zone motors… outdoor and indoor coils dirty and outdoor voltage components bad… also for basement level tech noticed frozen evaporator coil and need to return for a potential leak search or due to bad/failed zoning as well… Based on our findings today, it might be time to think about getting a brand new system. For this job we completed a buyers inspection. Nothing was in dire need of replacement but wrote up options for customer to improve the homes electrical system if wanted.
