error code 12 on tankless LOCATION: laundry room FINDINGS: carbon buildup on flame rods caused inconsistent heating and periodic error codes. We pulled and cleaned flame rods and advised having the unit flushed/descaled minimum every 12-18 months per manufacturer requirements.

In the master bathroom minor rebuild on the toilet, and replace the cold side cartridge on his faucet. In the kitchen installed restricter on the RO system and fasten the faucet to the counter properly.

I worked on the women’s bathroom closet flush valve kit repair spud and spud assembly to the toilet

Today we performed an inspection on a 22 year-old gas furnace. The furnace was fair but the evaporator coil as well as the outdoor unit had several issues. The unit is R-22 and the evap coil is showing signs of a leak. The outdoor capacitor is out of tolerance, and the contactor needs to be replaced. Due to age of system and cost of repairs we highly recommend investing in a new unit.

Call regarding water heater leaking. Drained heater down and removed installed new 50 gallon gas. Checked for leaks and made sure everything functioned properly.

Replaced PRV, main shutoff valve, and expansion tank. Customer did not want to replace water heater that is out of warranty.

Upon arrival, customer took us to the storage closet located on the back patio. The customer showed us to a leak on the copper due to old age and heavy corrosion. We cut out and removed approximately 8 inches of copper and replaced it. After pressurizing the home we discovered there was an additional leak higher up on the branch line. We then disconnected and removed the existing brass angle stop at the pedestal sink above and snaked an 1/2” pex line through the wall and connected to the copper underneath. We reinstalled the existing brass angle stop so it would match the finish in the bathroom. Pressurized the home and tested function. Due to the extent of the corrosion we strongly recommend a full house repipe.

Responded to no heat call first floor unit. Customer stated that he replaced his own thermostat ever since the heat did not work checked thermostat settings found O/B setting configured wrong fixed configuration started in tested unit. System is now running and heat pump mode. Let unit run system cycled into defrost mode one time while I was here then kick back in the heat pump mode.

Performed minor rebuilds on all toilets in the home due to aging internal parts and constant running issues. Pulled and reset loose/rocking toilet in the basement and verified that the flange is not broken. Remounted toilet with new wax seal and bolts. Also cleared obstruction in shower drain that was caused by severe calcium deposits. Tested all work for leaks and proper function,

2 system home care Main floor - 2019 Carrier Gas furnace and AC Cycled equipment on from thermostat, took temperature readings at plenum, checked and tightened all electrical connections, changed the 16-25-1 filter, removed and cleaned the flame sensor, and cleared out pressure switch tubing and port. Upper level - 2013 Amana gas Furnace & 2024 AC Cycled equipment on from thermostat, checked and tightened all electrical connections, took temperature readings at plenum, changed the 16-25-1 filter, removed and cleaned the flame sensor, and cleared out pressure switch tubing and port. This system is getting older and starting to show its age. The ignition system and flame sensor are reading at the low end on the parameters and will need to be replaced soon.
