Based on our findings today, it might be time to think about getting a brand new system.

Conducted tune up. Turned system on at thermostat. System kicked on normally, blower motor is very loud and has significant bearing play. Blower motor capacitor was replaced last year by her previous company and is already out of range. Igniter is in rough shape with severe hot spots. Blower wheel is in need of a cleaning. Condenser coils need to be cleaned and the contactor is showing burning and pitting. Based off the age of the equipment and the cost of the repairs needed, I recommend new equipment. Scheduled an appointment for today.

Remove gas line from garage and space heater. remove fuel line for space heater and space heater itself. Installed new gas flex line from the gas car back to the sediment trap on water heater. Tested with no leaks. Documented all work with pictures. Water pressure at backhoe is 50 psi.

Client complaint is two tub shower valves that are constantly letting water leak. On arrival found the original water pressure regulator from 2003 and water heater along with two tub shower valves that are constantly dripping. Recommend client change water heater, water, pressure, regulator, and tub shower cartridges. Replaced water pressure regulator and tub shower cartridges. Tested with no leaks. The cartridges that were changed are at the master bathroom shower and hall bathroom top floor. Document all work with pictures. Check water pressure from front and rear hose bib equal at 110psi before changing water pressure regulator. The water pressure regulator has been changed. The front hose bib is 50 psi. The hose bib is static at 110 psi.
