Troubleshooting the outdoor lights and receptacles

Arrived on site for home hvac inspection. Checked in with customer and checked both thermostats for power and functionality. Per customer “ I had a landscaping company out here and they completely covered the condenser outside with mud, I use my water hose to try to clean it off, but I know I didn’t get it good enough. I have a family member who lives with me who has lupus, it needs to stay cold inside of the house, so it is detrimental that everything is OK.” Started with the furnace in the attic, checked all electrical connections for tightness, system was already running in cool mode, started up in heat mode to ensure everything was working properly. Filter is changed every two weeks by customer. Insured blue tube is working properly. Went outside to condenser, the condenser is louder than normal. Checked capacitor, contactor, refrigeration levels, and coil around unit. Found coil to be extremely dirty still. Recommending a coil cleaning.

Reset 1st floor toilet and inspected flange. Also caulked around bowl. Tested after reset and toilet no longer wobbles.

Diagnose and repair

Arrived on site to install control board on main level furnace, took off old board, installed new one. Tested unit out and motor still not turning with a 608 error code. Got ecm motor tested and tested motor, motor is bad as well. Customer said getting new motor is fine. Left to get motor and came back, took off older ecm motor and replaced with new one. Tested in cool mode and fan mode, motor turned on and is now cooling.

Replaced master bathroom toilet with customer supplied specialty toilet. Replace 1” PRV. Installed new customer supplied bathroom lavatory faucet. Pressure set to 65. No leaks.

Arrived on site for HVAC inspection. Checked on a customer and also checked all thermostats for power and functionality. Started with furnaces, check, capacitors, blower wheels and motors, ran systems and heat and cooling mode, checked all electrical connections for tightness. Went outside to condensing units, checked disconnects, capacitors, contractors, pressures, and fan motors. Upstairs unit: furnace needs capacitor replaced, and capacitor on outdoor unit replaced as well. Main floor: main floor condenser needs contactor replaced. Basement: all ok at this time 5/13/26 Arrived on site to install all parts of yesterdays quote. Installed contactor, 2 capacitors Per customer “ alarms are going off again for main floor unit on blower communications and blower failure” Checked out ecm motor, crook off connector for 24v to send module to start, tested all connections, no 24v being sent to ecm motor to start. Control board is bad.

The bare minimum basic repairs to get the system running today.

Tankless flush and filters cleaned on a 2025 Rinnai tankless water heater. Powered off and Unplugged heater, closed cold and hot water supply. Connected hoses to service ports, filled bucket with water and solution mix, ran pump for one hour, drained heater, removed filters cleaned debris out of filters. Closed service ports, turned on the cold and hot water supply lines, ran water on fixtures to remove any air, plugged in and powered up heater, tested fixtures for proper operation. Cleaned up, tested fixture again, no leaks

Replace Outlets/Switch & Add Surge Protection

Customer has 25 y/o Trane system that operates for main level. System was not cooling due to blower motor not running due to failed run capacitor. Replaced 5 MFD capacitor. Filter was very dirty. Installed 14x25x1 filter. Blower motor is bad. Blower wheel is very dirty. No water protection present. Drain line has poor pitch. Pressure levels were in decline for R22 refrigerant. Condenser in poor condition. Customer also has 8 y/o Carrier furnace matched with 17 y/o Heil AC that operates for upper level. System was not cooling due to failed dual capacitor. Replaced 40/5 MFD capacitor. Compressor is overheating due to dirty condenser coils. Water rinsed coils. Blower wheel is dirty. Drain line is poorly pitched. Water protection is poor. Informed customer of all findings.

16 year old gas water heater located in the garage is leaking from multiple areas. Provided estimates for replacement.

Added new outlet for plumbing valve in the crawlspace of the house. Outlet was tested and is working properly
