Leak was coming from bathroom ceiling and I cut Sheetrock and saw that there was a pinhole leak at the copper water line. I replaced the section that was leaking about a foot of pipe. I tested and checked for leaks and let homeowner know that once the pinhole leaks start to more are to come in the future and left them a whole house repipe quote.

Replaced backyard hose bib and shutoff. Replaced main water shut off and front hose bib shutoff. Replaced prv and removed and capped old irrigation line. Check and tested for leaks. Noticed some pin hole leaks recommended to replace all copper in basement with pex.

Troubleshoot bathroom not working Found it was a lost neutral in the bedroom outlet. Redeviced Room Replaced 30a GE breaker with a 30a Siemens breaker under warramty

Inspection of electrical panel after home inspector report

During our visit, a leak was located on the cold side valve for the washing machine. Both hot and cold valves were replaced and the orientation of the valves was changed for easier access. The repairs were tested for leaks after completion.

Thermostat blank due to condensation pump has failed and the safety switch cut power to the system. I replaced the pump with the homeowners permission. I cut sheet rock at the kitchen ceiling and found that there was a leak on the transition piece from PVC to polybutylene. Since the leak was on the hot side, I told the homeowner unfortunately I could not fix the leak due to the Hot waterline being PVC meaning it’s not scheduled for high hot water temperatures as of right now, it’s a slow and steady drip and it take about 10mins to see a droplet and told them to have a water bucket at where the leak is at. Left homeowner quote to re-pipe the whole house.

Came out today for basement lights breaker constantly tripping, upon further inspection found that a rodent had chewed the string lights outside that was plugged into an outlet on that breaker.

Removed and replaced humidifier pads, filter and uv bulbs. Replaced bad dual capacitor. Checked operations. Home owner decided to have returns installed under table in hall way. Spotted holes and high voltage wires are in the way. Electrician scheduled to come out tomorrow to move wires. I marked with a marker were returns are going to be cut and left a boot just in case.

Upper level system leaking water and not cooling. Found the drain line was severely clogged. Cleared the drain line with mighty pump and flushed it with 2 gallons of hot water and flow-pro solution. Added inline flood protection switch to the drain line in the attic and tested for proper function. Tested cooling from thermostat and took temperature readings. System is currently cooling to its best ability given the age and application. This is a zoned system operating on a builder grade single stage system. This system is not meant for zoning and will always have issues. For zoning you need at minimum a variable speed system, best option is fully modulating equipment as it is designed for zoning. Gfci replace and new bubble cover

Inspected for issue. Flushed toilet upstairs over the stain in the ceiling. Staining didn’t grow and water didn’t appear. To be sure that it was a back up that caused the leak, we suggest that the drywall be opened to expose the plumbing. This service was declined. Replaced toilet that had the clog. Today we came to the home to repair the landscape lighting and quote lighting in the basement.

Today I did a diagnosis on the kitchen lighting. Upon diagnosis, I found a bad tap in the overhead box above the dining room table. After redoing the connections. Everything worked fine. I also installed a customer supplied fan over the dining room table and I had to change the box to a fan rated box.

During our visit, a new Navien tankless water heater was installed in the basement mechanical closet. The old Noritz unit was removed and disposed. Four toilets throughout the building were replaced with Kohler pressure assist. Two, on the top floor women’s bathroom, one on the first floor men’s bathroom, and the last one in the basement bathroom. A couple of leaking ball valves were replaced at the Dosatron in the basement along with 2 new check valves. A quote was provided to added the necessary RPZ but the customer opted for the simpler repair. I had a discussion with the customer about the sizing of the hot water system. The customers understands that 1 tankless is not enough for the size of the building. A quote was provided to add another tankless in the future if the customer notices any issues with the new system. All repairs were tested for leaks after completion of the work.

Homeowner had Two pinhole copper leaks on the same line at the front door hallway ceiling. Homeowner had an older water heater and I Quoted to replace the water heater and courtesy the pinhole leak repair if she goes with it. I replaced the 40 gallon lowboy with a new Rheem water heater and added a warranty extension kit, which makes it now a 10 year warranty water heater and brand new expansion tank strapped on the wall with two new shut offs on the hot and cold side. I cut out about a foot of the section of the pinhole leak and replaced it with a new copper piping. Tested and checked for leaks. I also let homeowner know that once these pinhole leaks start to happen more are to come and recommend her on a re-pipe quote for the whole home.

Complete a full service upgrade. Includes new panel, meter, surge protection, smoke detectors, moving panel, grounding system, and permit.

Demoed existing washer and dryer circuit install new washer and dryer circuit in new location. Installed new switch switched outlet for string lights on back porch removed three tandem breakers and demoed old security system panel as a courtesy.

Refeed and reconnect the lights for the pool. Adding new switches and boxes for the lights.

This week we came out to begin wiring the new back porch. We will need to return next week to finish the work.
