No cooling call main level, upon arrival outdoor unit was not running, contactor was not pulled in, high pressure switch was bad not sending 24 volts to contactor, bypassed high pressure switch, cleaned condenser coil, found bad dual capacitor reading out of tolerance, also found that both compressor and fan motor were overamping, blower wheel is dirty, also recommended flood protection and replacement of condensation pump, Freon levels look a little low however not very low system is cooling properly at this time however high pressure switch is bypassed, customer is aware of pressure switch being bypassed, outdoor fan motor can fail at any point due to overamping, all units and electrical components are working properly at this time. Recommended install supervisor customer declined
Came out for a no hot water call, upon arrival found that the water heater wiring was burnt, and the connections were burnt, recommended replacing the water heater due to burned wiring inside the connection panel and having an electrician look at it for safety concerns and they added a dis connect box and and proper wiring to the heater and we replaced the water heater with a new 50 gallon electric and added and strapped the new expansion tank, replaced the ball valve and insulated the hot and cold lines, filled the heater, purged all the air and restored power to the new water heater
HVAC Inspection Summary – July 17, 2026 Today I completed a full inspection of both the upstairs and downstairs HVAC systems. Both systems are 3-ton Rheem/Corsaire R-22 air conditioning systems manufactured in 2001 and utilize fixed-piston metering devices. Due to the age of the equipment and the phase-out of R-22 refrigerant, major repairs are not recommended because replacement parts are becoming increasingly difficult to obtain, and we cannot warranty major repairs on equipment of this age. Upstairs System During today’s inspection, I found water standing in the auxiliary drain pan along with visible signs of an active refrigerant leak. The homeowner also confirmed that refrigerant was recently added to the system, indicating the leak has not been repaired. The refrigerant readings show 23°F superheat and 21°F subcooling, which are abnormal for this fixed-piston system. These readings indicate the refrigerant flow is being restricted. Called out for water heater not working upon inspection of the water heater found that the gas line had been turned off. I turned the gas back on attempted to relight the pilot water heater working properly at this time.
Upon arrival customer stated error code 10 navien with gurgling noise. Upon inspection of tankless condensate was clogged with sediment backing up into heat exchanger. Clog was cleared happy customer.

Performed diagnostic on 43yr old ac unit withnan22yr old furnace, upon arrival customer stated unit makes loud noise and not cooling properly, walked over to outdoor unit and compressor is screaming, unit is hot to touch, turned off breaker, checked tstat, already in ac mode, inspected furnace, no flood protection, recommend wet switch to prevent water damage to ceiling, unit had two filters, removed filter at furnace, blower wheel heavily impacted, recommend pulling and cleaning, blower motor pulling higher then normal amps, recommend replacing blower motor , blower capacitor reading below specs, recommend replacing blower capacitor, unit does not have a sediment trap, needs to bring gas line up to code, inspected outdoor unit, condenser coil heavily impacted, recommend cleaning, checked capacitor, contactor, recommend replacing both capacitor and contactor, started unit back up, checked amp draws, compressor over amping, recommend hard start kit, explain unit can still fail and part
Arrived on site. Homeowner showed me to front of home on right side of driveway where water service penetrates into home. Water is leaking into basement due to water service break underground at unknown location. Attempted to hand dig at location and waterline was approximately 5 to 6 feet. Recommended homeowner to either repair pipe by using excavator or rerouting waterline to left side of home. Hand entire trench at approximately 18 to 22 inches deep for approximately 40 feet. Installed 1 inch endopoly. And penetrated house. Hydraulic cemented and both exterior and interior penetrations. Connected to existing cold waterline. Install new PRV and shut off valve. No leaks at this time. Homeowner is happy with work.

Called out to install a section of kitchen sink drain for dishwasher inlet
Came out today to perform one system HVAC no cool. Upon arrival, customer stated that the upstairs system was not maintaining the correct temperature. Upon diagnostic of the system found it had a bad outdoor capacitor, the contactor was burnt and pitted, the condenser fan was ramping up and slowing down on a single speed system, the blower wheel is very dirty, the condenser coil is dirty, there is no flood protection for the system, there is no UV protection for the system. Upon customers approval made a repair. After repair is made and system was running normally found that the compressor is failing due to the fan motor that failed, and it caused high stress on the system. Upon today’s findings, customer agreed to have install supervisor come out. After speaking with management longest customer replaces the upstairs system. We will refund the full amount from today’s visit. Off the price of the new system.
Today, as we arrived, customer explained to us that he needed a new exhaust fan in his master bathroom. We installed a new whisper, quiet Panasonic exhaust fan in the master bathroom ceiling. We removed the existing switch which powered the lights overhead and put in a new stacked double switch in the same box. From that box, we installed a new switch leg up into the attic space that we connected onto the new exhaust fan. Once all connections were made the exhaust fan worked properly.

Performed diagnostic on 14yr old downstairs Lennox unit, upon arrival customer stated unit has been cooling as well lately, stated he just replaced filter, inspected outdoor unit , did not see any ice, checked tstst, set to 70 and reading 70, went to attic to inspect unit, noticed water on front and side of furnace, also inside secondary drain pan, opened up coil, found evap coil frozen, gave option to defrost coil to continue diagnosis, also showed customer evap coil is heavily rusted as well as pan could possibly have a crack as water is coming out from the bottom of pan, customer declined, stated he wanted install supervisor for system update, scheduled for today 2-5, system is still running but not properly, I did explain to customer unit just gonna continue to become a block of ice and when it defrost it will produce water
Air Handler and Heat Pump install with new return plenum and new drain line
Arrived at customers home to address issues. Issues noted by Customer were a small leak from the evaporator coil right above the furnace and not being able to control the unit from thermostat with an error stating no power or no c wire on thermostat. Upon arrival, there was no leak present on or around system. I used water to test the condensate pump as well as the drain line to see if there were any leaks. None were present. Customer specified that the leak came from the fitting from the evaporator coil to the PVC pipe, but again was not present at moment of inspection. It is likely to just be condensation, but again, not fully sure due to it not being present. For the thermostat control issue I noticed two main things one was the C and the R wires were not properly connected. They were connected with Wego connectors, which are not efficient so I switched it over to wire nuts and power was restored to thermostat. My AC quit cooling. I went on line on Tuesday and set an appointment for Friday. Wednesday morning TE Certified called and said that they could send someone out this morning to check my AC system. Very customer service oriented. I was more than happy. Mark was very professional, knowledgeable and explained exactly what he found. He had my AC cooling again in very short order.
Upon arrival, the customer’s primary concern was standing water in the auxiliary drain pan and the condensate drain not draining properly. I removed the water from the pan and tested the condensate pump. The condensate pump is operating properly at this time and was able to remove water as designed. After a thorough evaluation of the system, it appears the standing water was likely the result of the evaporator coil freezing over and then thawing. The system has a dirty evaporator coil, dirty condenser coil, and dirty blower wheel, all of which are restricting airflow through the system. Restricted airflow can cause coil temperatures to drop below freezing, resulting in ice buildup on the evaporator coil. Once the ice melts, excessive water can overflow into the auxiliary drain pan. Refrigerant readings indicate the system is operating with a low refrigerant charge, which is also contributing to the freezing condition. Performed diagnostic on 20yr old Goodman heat pump, upon arrival customer stated unit stopped working yesterday, checked tstst, cycled to ac mode , checked filter, noticed unit has no flood protection, recommend TE standard flood protection such as wet switches, blower wheel heavily impacted, recommend pulling and cleaning, blower capacitor checked ok, evap coil heavily rusted, recommend UV protection to help with biological growth, upon checking outdoor unit noticed condenser coils impacted impacted, recommend coil cleaning for accurate pressure readings, found fan running but not compressor, contactor burned and pitted, recommend replacing contactor, capacitor failed, install new capacitor to continue diagnostic, compressor started up, compressor over amping, recommend hard start kit, explain compressor can still fail, checked pressures and temp split, upon checking pressures I have no super heat and high subcooling which is indicating unit not working properly, explained r22 is obso

1 system unit inspection, checked amp draw of all components and found that compressor is overamping on startup, pulling 83.7 amps on startup LRA(locked rotor amps) is rated for 77 amps, compressor is starting to go bad pulling high amps, recommended hardstart kit to help extend life of compressor as well as lower amp draw on startup, hardstart kit will help extend life of compressor however it is unknown how long hardstart kit will extend life of compressor, Freon levels look good, checked capacitor on outdoor unit, condenser coil is a little dirty, recommended cleaning condenser coil, flushed drain lines, delta T temperature drop looks good, filter does need to be replaced 16x25x5 customer stated he would take care of filter replacement, furnace is 1 year old, AC&Coil is 17 years old, lifespan of a system is 10-15 years old system may need to be replaced in the near future. Recommended updating system due to age of AC unit.
