Customer has 13 y/o AireFlo heat pump system that operates for whole house. System not cooling properly due to very dirty filter. System is in very poor condition. Rusted evaporator coil. Significant biological growth presence. Recommend duct cleaning. Numerous failing components. Informed customer of findings. Advised customer to seek options to upgrade system. Customer declined quote at this time.

For this job, we working on replacing faulty light switches in the living room and master bedroom.

Perform full inspection on two systems, for the upstairs system found the ductwork to be undersized, dirty, not running, because of a failed, capacitor, dirty, condenser coils, and drain routed bad, and no trap. for the main floor system Found it freezing due to a very dirty coil, routed poorly, very dirty inside the unit, ductwork, dirty, and sized, and outdoor system as well. Recommend putting money into replacing systems and ductwork.

Check plumbing system

Found a 50 Gallon Electric Lowboy water heater in the garage serving a 3 full bathroom home. Found that the PRV and water heater were both made in 2007. As the confines of the w/h closet and the lack of natural gas dictates limited options were given. I installed a Rheem 47 Gallon Electric Lowboy with a hot water booster/mixing/tempering valve to meet the GPM load required by the house. A maximum temperature of 120°F was recorded at the closest faucet to the water heater ensuring that no scalding occur as a byproduct of the process of installing the booster valve. I replaced the PRV at the same time. A new W/H electrical disconnect box was also installed as there is no disconnect in the immediate area of the water heater. Even though the breaker panel is in the same garage, it is too far away.
