Replace leaking gas valve in crawlspace. Also found high water bill is coming from leaking water service line somewhere in the front yard between the meter and home. Gave estimate to replace water service line a total of about 40 feet.
Came out today to preform 2 system no cool service call The downstairs system is a gas furnace from 2000 paired with a Goodman from 22. Today we replaced the PRV to solve the high water pressure, and installed a new water heater
Arrived on site and met with the homeowner to investigate multiple plumbing leaks within the home. The homeowner first directed me to the basement area below the master bathroom, where water was observed leaking from the shower drain assembly whenever the shower was in use. After inspecting the shower drain and strainer connection, it was determined that the leak was originating from the shower drain assembly and required repair to prevent further water intrusion and potential structural damage. The homeowner also pointed out water staining and evidence of previous leakage on the ceiling tiles located beneath the hallway bathroom. Further inspection identified signs of leakage associated with the toilet flange area as well as the adjacent 3-inch drain line. To properly address the issue, the affected section of drain piping was removed. The existing connection at the wye fitting was repaired by carefully drilling out the remaining pipe material and reconnecting new piping to restore a
Pulled and reset hall bath toilet with new wax ring and caulked and shimmed the base.
New house electrical inspection
The panel is considered a dangerous situation and should be replaced. It has overload circuits, incorrect breakers for the panel and overspray on the bus bar. Outage was due to a tripped gfci, recommended replacing along with the panel. Customer is going to get with family to see if they can pool together money for replacement
Came out for no cool call on 2020 Goodman/ADP AC with RunTru 80% Furnace. Found multiple issues. System low on charge, outdoor coil has debris build up, ductwork undersized for this system including filter rack which is also missing door, no TE Standard Flood Protection, no UV protection, and furnace switch exposed and stuck closed. Main recommendation is to have install supervisor come out to discuss new system options due to system being out of warranty (never registered, older than 5 years), and current condition of equipment. Also gave options for repairing current equipment. Customer elected to top off system for now. Did make them aware this is considered band-aid repair and given the history it very likely has a leak and will need more in near future. They acknowledged. Charged system up 2lbs to get to manufacturer specs. Due to poor airflow superheat slightly low however subcool went up from 2 to 12 and temp splits up from 12 to 21. System cooling at this time
Doorbell chime and transformer replacement
We replaced all 5 of the smoke alarms. 3 of them are smoke alarms, 2 of them are combo units with smoke and carbon monoxide. Also left estimates for panel repairs/replacement
Hooked up drain on the lav in the half bath down stairs and removed pop up assembly and repaired a leak
Troubleshoot tripping breaker that controlled foyer living room and front porch

Tested system not heating for the whole home. When I arrived, the system was on emergency heat. Flipped the thermostat to the regular heat mode and tested it. Found that the emergency heat mode was not working because there was a wiring issue. I fixed the wiring to the thermostat and tested both heat modes along with cooling. The tenant that they should keep the thermostat on the regular heat mode instead of the EM heat. The water heater is not functioning because the gas is off to the home. After inspecting, I informed the homeowner that they should redo the drain line because it does not have a P-trap and it does not pitched to drain correctly. There is also zero flood protection installed on the system.
Came out today to complete quoted repairs. Found arrival customer stated that after completion of repairs she would like for the refrigerant charge to be checked. Upon starting work, pulled old Plenum off of the system, pulled and cleaned the blower wheel and evaporator coil, also installed wet, switch flood protection. Upon completion tested the system in both heat and cool to ensure proper function. After ensuring system was running properly check the refrigerant charge per customer request, refrigerant charges were perfect, informed customer of this finding. At this time system is up and running properly, and there are no further concerns.
Marc was professional, thorough, and explained everything that needed to be done. There were a lot of unexpected extras, but Marc took care of it all and left me with a beautiful, new, kitchen sink.
