System diagnostics for 1 system on the main level. System was not cooling. Evaporator shows signs of restriction and rust. Compressor dual capacitor is out of recommended running capacity. System does not have TE standard flood protection, and the ptap was not installed properly. Dirty condenser coil. Recommended repairs/service: Evaporator change out, recharge system, install new capacitors, address improper condensate drain, clean condenser coil. Supplier stated Evap coil is 2-3 weeks out, customer is willing to wait.

For this Job I completed a two system inspection. I proceeded to inspect both units and tested in heat and cool as well as get proper pressure readings. I cleared both drain lines with 2 gallons of water and vinegar as well as Went outside and measured all the electrical components of the outdoor unit. I explained all my findings to the customer as well as provided estimates. I also took a look at a mini split system, which we recently installed. Unfortunately, I noticed that the system was freezing up and I was able to determine that there was a leak in the service valve. The manager wanted me to reach out to Scott see what can be done. For this job, we installed a customer provided ceiling fan.

Performed 1 system diagnostic found older for upstairs system.found unit tripping break consistently. There is not te flood protection for the system . Upon inspection the outside found wiring from the contactor to the capacitor burnt out. Found the compressor drawing high amps and did not start immediately once power was restored for the outdoor unit. Due to the age and type of repairs recommended replacing system over repairs. Based on our findings today, it might be time to think about getting a brand new system.

Called out for issue with dishwasher. Tested drain for backup and ruled out any sort of issue on the plumbing side of things also ruled out any issues with discharge line going into disposal. Recommended calling appliance company to investigate further. Payment was collected over the phone.

I arrive to the customers property and a previous technician went out for the reason of intermittent drain line, clogs and gurgling. It was found that there was a bathroom edition which was performed without running the necessary venting. It was also found that there were several areas of unstrapped drain lines in the crawlspace with major back falling issue. The customer was made aware of these issues, but I was unable to reach the landlord. A detailed voicemail was left along with a couple estimates to choose from for future work. The estimate provided will be valid for 30 days. The HVAC system in the basement was found to be leaking and an appointment was made at the customers request

Run cable machine inside floor drain to clear blockage Customer called us out for a backed up floor drain. Upon arrival we tested building for mainline blockage by flushing toilet next to utility room. Water level did not change when we flush toilet indicating blockage was isolated to the floor drain. Ran flex shaft inside floor drain and we were able to clear blockage. Ran flex shaft several times to ensure blockage was out of drain. Did not bring anything at the end of our cable. For this job, I came to look at a system in which the thermostat was offline. After performing a thorough diagnosis, I noticed that the wiring was a bit loose on the stat board as well as the drain was slightly clogged. Proceeded to unclog the drain and repair the drain to avoid water standing still. I also rewired all the connections to the Tstat securing it and ensuring that it’s properly connected. Tested unit and measured components as well as pressure readings to ensure that everything was working. After speaking to the landlord, he mentioned that unfortunately this has been a recurring problem for several months. I explained that after this low-voltage repair for the thermostat as well as unclogging the drain if this problem continues in the next two months, we will come back and do it as a recall warranty with no fee included . Customer had a floor drain that was backing up in the basement that was backing up due to HVAC condensation so I ran my cable a few times to clear the blockage after testing the drain was flowing perfectly with no leaks and no backup present

Came out to customer residence to diagnose a high water bill. Came to the conclusion that it was caused by the t&p valve on the water heater releasing water during night time when heater is heating due to no thermal expansion tank being installed. I installed a new thermal expansion tank

Use cable machine to clear 1 floor drain Returned today to clear drain, found that there were rocks that had been swept into the drain. Removed rocks and drain is flowing fine as of now.

Troubleshoot garage outlets not working

Arrived found unit not cooling. Checked indoor unit. No in-line safety or wet switch. Short CFM on return and supply. Found thermostat kept resetting on time delay due to thermostat wire touching condenser cabinet. And failing dual capacitor. Customer only wanted to replace capacitor. Install installed new 45+5 capacitor. Cycle system on. Checked amperage and pressures. All systems operating.

Install new bath fan motor and housing with attic access Figure out why bath fan is giving off burning smell and not working

Found wet spot in ceiling of downstairs bathroom, cut out Sheetrock and found the ac ducts were condensating and leaking into area.

Found p trap leaking on sink. Replaced trap and tested everything else under sink.

Install new camera floodlights and two new location. 5 in total. Also install 2 ceiling fans in dining room and living room

Performed 1 system diagnostic on main . Found outdoor unit non operational. Found failed pressure switch. Restriction on evap coil. No te flood protection, no drain pan, condensation pump goes into plumbing stack, low voltage is also short and stretched out. Compressor does have a hard start up when I bypass the pressure switch to test the unit as well. I recommend replacement due to age of unit cost of repairs and unit being out of warranty Based on our findings today, it might be time to think about getting a brand new system.
