Performed 1 system diagnostic on upstairs system. Found OFM files, compressor over heating, capacitor failed and wiring to do pressure melted due to over moving, dirty condenser coil, dirty blower wheel , failed run capacitor, improper pitch for drain, no te floor protection, and improper gas connection and sediment traps. Based on our findings today, it might be time to think about getting a brand new system.
Customer called us out for a clogged kitchen sink. On arrival it was still holding water. I checked the tubular piping underneath and did not see any blockage. I gave multiple options and the customer chose to have a flex shaft ran down the line and a bottle of Endure for drain maintenance. I removed the piping for the right sink and rn the flex shaft down the line two times. I then tested it with the other sink and had no back ups. I ran hot water in the sink while also running the flex shaft down the line one more time. I put everything back together and tested it. I found that the strainer on the right sink had started to leak. I recommended replacing it and the customer agreed. I removed the old and installed the new strainer basket. Tested for any leaks and had none. Cleaned area throughly and put everything back under the sink.

Nate troubleshooted and stuck with this all day until he was able to find cut power line, reconnect power, and get all of our landscape lights working!
Came out today because not all of the landscape lighting for the neighborhood entrance were working. Found that the outlet had its line cut somehow and we needed to trace the wire underground. I traced the wire found where it was cut. I’ve been pulled it up from the ground there and set it in a junction box to then set an outlet above it, and then moved the old transformer off the back of the pillar to a post provided by us all the landscape lights are now working properly.
Based on our findings today, it might be time to think about getting a brand new system. Performed 2 system inspection. Main floor equipment is 1998. Basement apartment is right at 10 yrs. The compressors valves for basement heat pump are faulty. The compressor is not able to fully move refrigerant properly through its cycle. Confirmed by initiating a pump down and compressor was not able to pump down refrigerant properly. I have quoted compressor replacement for the basement unit. Main floor is 1998 with r22 refrigerant. System is low on charge be temperatures are showing that the unit will freeze up. I have suggested getting a quote on replacing main floor system.
Performed system inspections for the main floor, second floor, and homeowner’s room HVAC systems. Main Floor System The main floor system is approximately 5 years old and was operating within manufacturer specifications at the time of service. The outdoor condenser coil was dirty and should be cleaned to help the system reject heat properly. The drain line has poor pitch which can restrict drainage and increase the chance of future water issues. Second Floor System The second floor system is a 2020 Rheem HVAC system. The burners have oxidation buildup, and the indoor coil has biological growth buildup. The drain line pitch appears to be original to the home and is affected by the home’s construction layout. The plenum is fiberglass, and the outdoor coil should be chemically cleaned. Homeowner’s Room System The homeowner’s room system is also a 2020 Rheem HVAC system. The blower wheel is impacted with debris, and the bottom of the evaporator coil has biological growth. Both the su
I removed a failed thermal expansion tank and installed a new one including a tank strap and securing new tank to the structure. The system was pressurized and tested for leaks with no issues.

Removed cartridge from valve. Found model number on cartridge. Homeowner would like to get replacement cartridge instead of replacing whole valve. Upon opening hole original installation was on sharkbit 90’s and female adapters. Would have to remove tile to be able to properly install valve. Homeowner would like to replace cartridge before going into the wall to replace the whole valve. No leaks.
Install new timer in landscape transformer Install new 4 way switch on lighting circuit Figure out why landscape light do not turn off , and why 3 way in kitchen works intermittently.

Troubleshoot outdoor outlets not working
Leak search on basement near main line enters into house. Content removal/ cut Sheetrock to access plumbing. Upon cutting seen drip on jam coupling 1” pvc sch40. Informed homeowner, cutout damaged section of pvc and also removed the remaining pvc (as much as I am able) out of inside the home. Turned up with a 1” 90 and transitioned to copper and reduced down to 3/4” copper. Waited for glue to dry, pressurized system, purged air out of lines, tested fixtures, checked installation still holding, placed the Sheetrock back so no holes showed. Cleaned up work area, no leaks. Also, recommend property medics mediation company for restoration.
Replace current PRV that is leaking and install with new pressure reducing valve with better quality and longer lifer expectancy. Set pressure to 65 psi and tested fixtures for water output. Water pressure is good and no more leaks are present.
Replace one customer supplied faucet in master bathroom and didn’t replace the second one. Customer will have the second faucet replaced from someone else. Tested faucet for leaks and functionality and found no issues with the work that was performed today. Noticed age of water heater and pressure are on the high risk of failure. Recommend to replace both of these before they become an issue. See quotes for water heater and pressure regulator to be replaced.
