Came out today to complete customer approved estimate. On today’s visit replaced all three valve stems on the outdoor system. Upon changing out valves found original valve stem to be bent which is why the stem was leaking and not sealing. Upon installing all new stems performed another leak detection test to ensure there is no current refrigerant leaking. At this time added 3 1/2 pounds of refrigerant to the system, cleared the drain line, refrigerant levels are not good and Delta tis 18°

Arrived at home to address no cool. Upon inspection I found that the unit was turned off, the door was off, the filter was still in plastic and not full in rack, the Evap coil was not properly installed or insulated and the flue pipe was not connected at all. I turned the system on and then went outside and found that the disconnect was taken out. I reinserted it just to try and get pressures and found that the unit was essentially completely empty of refrigerant. On further and deeper inspection I found that the evaporator coil that was installed was a r32 coil with the condenser coil being a 410a coil. The units is also mismatched pretty heavily in terms of age. The Evap coil is 2025 the furnace is from 2006 and the condenser is from 16. Based on findings I would suggest looking into replacing the entire system in order to first ensure that all components match up in terms of refrigerant but also match more closely in age to ensure that no other components go out soon after repair

The homeowner reported that the water heater in the garage was no longer producing hot water. Upon inspection, I found the existing electric water heater to be approximately 10 years old. After removing the upper access panel, I discovered that the ECO (Energy Cut-Off) reset button had tripped. Once the ECO was reset, a visible spark occurred at the heating element terminals, indicating an internal electrical failure within the water heater. I informed the homeowner that while individual component repairs may have been possible, due to the age and condition of the unit there would be no warranty on those repairs and additional failures could occur. After reviewing the available options, the homeowner elected to replace the existing unit with a new 50-gallon Bradford White electric water heater. I removed and disposed of the old water heater and installed the new unit in its place. The new water heater was connected using brass adapters on dielectric nipples to help prevent galvanic cor

The reason for unit freezing up is likely due to having a dirty filter and damper settings, however there may be intermediate issue with system, customer will call back if they have any further issues, also recommended using less restrictive fi

For this job, I conducted leak detection services inside of the home for original technician Keith. Investigation, I noticed that the meter only ran when the hot side was open and stood still as soon as I close the intake on the cold side of the water heater. I introduced compressed air via the washer box on the hot side and used ground sonar to discover that the leak is directly underneath the water heater/under the slab/location has been shared with original technician Keith, who is on the scene.
