Replacing the LED Can Light Shower

Arrived found system cooling set to 80° at 80°. Customer has a couple holes in drywall ceiling covered with plastic. One over the staircase and one in master bathroom. PVC is not insulated. Drain line PVC does not go over master bathroom. It stops right before and goes down. Does not have in-line safety or wet switch. Checked all electrical and amperage. Filter is clean. Checked evaporator coil looks good. Checked drain pan. Checked outdoor unit. Checked capacitor, contactor, and pressures. Capacitor starting to go bad. Ran system for about 45 minutes. Found no water leaking at this time. Customer stated pan has filled up with water, but it evaporated overtime. It is dry at this time.

Installed four ceiling fans and troubleshoot lighting in the kitchen.

We did an electrical repair on the SEU that got damaged after a tree, we re attach it to the side of the house at a clearance for reconnection, we install the whole home surge protector in main electrical panel, customer will make sure he does have SD up to date. GFI protection

Replaced a breaker not seating in the electrical panel correctly. This was causing overheating, which led to the breaker tripping continuously.

SERVICE CALL: upon arrival homeowner stated the first floor hvac system is not working properly on cooling mode. After complete troubleshooting I found the hvac system carrier 3 ton capacity 20 years old r 22 refrigerant type which is no longer available was phase out by EPA. The system is in poor maintenance conditions the blower wheel is highly impacted the blower motor start overheating the run capacitor is out of spec from Capacitor test outdoor condenser unit I found the contactor failed the dual Capacitor is out of spec from manufacture check pressures are extremely low perform courtesy leak search and I found the indoor evaporator coil is leaking refrigerant system is 20 years old DUE TO AGED AND CONDITIONS VS COSTS OF REPAIRS RECOMMEND TO UPGRADE COMPLETE SYSTEM. TEST second floor system and failed the outdoor fan motor failed plus Dual run capacitor and contactor system is 20 years old r 22 refrigerant I recommend to upgrade complete system. Units are in the attic

Customers pressure was over 100 psi and PRV was not accessible. Replaced PRV and made PRV accessible outside of the wall.

Customer had a drippy tub faucet. Replaced Moen type cartridge in upstairs master bathroom all work was tested and documented with pictures.

For this job, I came to perform a diagnosis on a system that was not cooling. After performing a thorough evaluation, I noticed that the outdoor unit is completely caked up, the blower wheel is extremely dirty and damaged, and the evaporator coil is dirty as well. All of this is causing restriction and not allowing proper airflow onto the system. I Then proceeded to inspect the ductwork in the crawlspace, and noticed that the supply Plenum is completely destroyed due to a leak. The flex ducts that connect to it is also filled with water, causing even more restriction of air. I showed all the pictures and provided estimates to the landlord, and we both agreed that it may be better to look into a new system.

SERVICE CALL: upon arrival homeowner stated the hvac system is not Cooling properly the first floor and the second floor is extremely cold. After complete troubleshooting I found the hvac system contractor grade Lennox with zoning controls 2 years old is not working properly due to Motor damper for first floor is not opening or closing properly and creates Airflow restrictions and the DATS sensor is working on short cycles and Turn on and off the outdoor unit. Recommend to replace and install new Electronic Damper motor. The main drain line don’t have any safety to Protect from water damage I recommend in line float switch and wet switch This will protect the system floor and ceiling from water damage. Homeowner is aware of the conditions of the system.

HOME INSPECTION FOR ONE SYSTEM: Replace and install one pleated Filter 20x25x1 provided by homeowner flushed drain lines with 2 gallons Of water test 2 Thermostats test variable speed blower motor check all Electrical connections test blower motor amperage recommend flood protection in line safety switch and wet switch this devices will prevent Water Damage. Test outdoor condenser unit carrier 5 ton capacity 5 years old rinse condenser coil with water only test all electrical components test Dual run capacitor 70/5 uf is reading 67/7.4 uf is ok at manufacture specifications test refrigerant charge pressures are reading ok at manufacture specifications recommend compressor hard start kit to Protect and extend the life of the compressor. Came out today for a no cool service call on the main floor. Upon inspection found indoor cool a solid block of ice. Gave option to thaw out or return tomorrow. Customer approved to return in the morning first call. Upon returning today found system had thawed out and performed system diagnostic. Upon inspection found at the indoor TXV was sticking and causing unit to freeze up. Also upon inspection found the system had no TE standard flood protection, no UV protection and the blower wheel was also dirty. Customer approved option be with a three system home care. Upon completion and testing system made sure system had proper drainage on condensate line and system was cooling and operating properly. No further issues with the main floor system.

Homeowner had us out today because his system is not cooling properly. Upon arrival we noticed that there is a unit that is from 2009. Homeowner said that the system wont cool and keeps going above the temperature that they set it to. We tested electrical on the outdoor unit and noticed that the 35/5 capacitor has failed and needed to be replaced. Homeowner approved to have capacitor replaced. We checked refrigerant pressures after Replacing the capacitor and they were within the manufacture specifications. Also recommended customer to sign up for the home care membership.
