For this job, I conducted lead detection service for the homeowner. I noticed initially during the start of my investigation that though the meter box was full of water the drip dial was not spinning whatsoever and never did throughout any of my investigation. I isolated the main service between the meter and the shut off and watch the dial waiting for pressure to build up and give me an indication of a leak never happened. The homeowner then advised me that they thought they had an irrigation system, but had never seen it or used it. so I started proving for the irrigation system master shut off valve, and discovered a PRV box, a zone system valve box, and the whereabouts of the irrigation master shut off. I shut the valve, and put compressed air via the front hose bib on the plumbing system. The system held air for two hours. During that time, I listened along the entire main service line from the penetration at the front of the home to the meter/roughly 50 or so feet/and did not det
Performed a leak search isolated water line shut off on main inside home, looked at meter no water usage noted. Turned on the main water service valve to home, water usage noted. Went to check all bathrooms to see what issues may appear. In the upstairs jack n Jill bathroom the toilet was constantly runnning. Bad fill valve, also noted seat lost the bolts to keep it secure to the bowl. Basement bathroom toilet flapper was adjusted to be able to flush properly, removed bad fill valve, installed new fill valve and new 12” braided supply line, tested fixture, checked at the meter no leaks
For this job, we worked on replacing 1 outdoor GFCI on the rear patio.
7/1- Reached out to schedule- (customer stated she will reach out in 2 days to give us a date) Installed new Wilkins PRV, Ball valve for Main shutoff, replaced expansion tank and strapped to wall. House pressure was at 40 psi below standard operating pressure. Drained system, placed water heater on pilot, installed new fixtures, pressurized system, purged air out of fixtures, tested fixtures, adjusted pressure to 66 psi. Expansion tank pressure is at 70 psi, tagged valves, no leaks
During today's maintenance, I replaced both air filters and cleared both condensate drain lines. The main floor system is operating with a low temperature split due to poor airflow, missing approximately 340 CFM on the supply side and 700 CFM on the return side. I also found a failing breaker/disconnect, no condensate overflow protection, an outdoor capacitor nearing failure, and the system is a single-stage unit on a zoned duct system, which is not an ideal design. The second-floor system is currently cooling properly with a 20° temperature split, but the outdoor condenser coil is heavily soiled, the return ductwork is approximately 340 CFM undersized, both capacitors are nearing the end of their service life, and the outdoor contactor is showing signs of wear. I recommend addressing the airflow deficiencies, cleaning the condenser coil, repairing the electrical issue, replacing aging electrical components to improve efficiency, reduce strain on the equipment, and help prevent unexpec

Upon arrival, we met with the owner. There is evidence of a leak in the front-left corner of the yard. We isolated the home from the interior water main shut off and confirmed the meter is running. We also confirmed the irrigation valve was closed. The water main penetrates the front left corner of the home below the hose Bibb. We rendered leak detection, traced the line and isolated the leak to be under the large bush at the front left corner. The depth of the line in this area is likely over 4’ deep and it is difficult to probe due to the vegetation. We informed the owner and lead technician, who will further resolve this issue. Search for leak in main water distribution system. Includes acoustic leak detection equipment if needed. Covers up to two hours of service. This service carries no warranty and is for diagnostic purposes only. Does not include cost of repair/replacement.
Customer has two 20 y/o Goodman systems that operate for main and upper levels. Upper level system has failed compressor for R22 system. Main level system has R22 refrigerant leak. Both furnaces are very rusted. Evaporator coils are also rusted. Poor water protection for both systems. Main level has bad blower motor. Informed customer of all findings. Based on our findings today, it might be time to think about getting a brand new system.
