arrived on site to troubleshoot both hvac systems that aren’t cooling. Both system are original to the home and were manufactured in 2000 when the home was built. Clients said they bought in 2022 and the systems haven’t cooled very well the last couple years. We began with a visual inspection had discovered upstairs and downstairs are around 82 degrees and aren’t cooling at all. Both systems are low on r22 refrigerant, both have failing motors, cracked heat exchangers and major issues top to bottom. The systems are both 26 years old and since refrigerant is phased out, parts are obsolete and repair costs are so steep, upgrading equipment is the best option for comfort. We have a project manager scheduled to go out tomorrow to discuss upgrading equipment. Systems are not cooling upon departure, call complete.

Fixing the currently leak with the ice maker supply line. Repiping into a new ice maker box as it should be behind the fridge. NO WARRANTY - on connection made to grey poly pipe. For our repair, we cut out the old grey poly 1/4inch shut off valve supplying the fridge. We installed a 1/2inch pex tee with transition fittings and ran a new 1/2inch pex through the basement ceiling and into the wall above behind fridge. Installed an approved ice maker box equipped with hammer arrestors and installed a new braided stainless steel ice maker supply line. Restored water and tested for proper function. Replacement of floodlight on front of home.

No cool on the only system in the house, due to a bad dual capacitor and condenser coil extremely dirty. Replaced dual capacitor and washed condenser. System works. Checked moderate in motor and compressor, temperature differential, pressures, drain line, blower wheel and visual inspection. System is cooling at this moment, but furnace is 31 years old and heat exchanger is compromised. Also, blower wheel is very dirty and single capacitor is weak (reading 7.1 out of a 10 microfarad). System has no drain pan and neither any kind of flood protection. Recommend to install a wet switch and in line switch, do a chemical wash on the blower wheel, replace single capacitor. Due to the age of the furnace (31 years old), highly recommend to upgrade thermostats system furnace and get ll the efficiency for the ac system. Evaporator coil is 10 and condenser 4 years old. Customer wants only to replace dual capacitor and do a chemical wash on the outside condenser, at this visit.

Following up on a previous visit by the initial technician, issues were identified with the men’s wall mounted toilet located in the warehouse near the vending machines. The observed problems included water leakage from the wall mounted flange as well as from the tank. Upon arrival today, we met with the warehouse manager on site, who was already aware of the issue. The manager indicated that the toilet has been in place for approximately 9 years, providing an estimated age of the fixture. Homeowner called found a stain in the foyer ceiling. The laundry room and guest bathroom are right above. After running water to test the drains, I didn’t find any evident sources of a leak. I also tested the area of the stain and its surroundings for moisture using a moisture reader. I recommended the homeowner isolate the laundry room and using the guest bathroom behind it and watch the stain for growth,
