Tech was out today due to upstairs not cooling. System is a zone unit. Tech checked system and seen upstairs damper where it has failed. Only opening up at half way. Customer showed me a picture of the upstairs damper where is was only opening @ 2 . Tech was out August 6 and replaced the main Level damper for doing the same thing. Tech had explained to customer Due to how hot it gets in the attic these dampers will fail. Let customer know that we can replace with another Honeywell motor. Or we can replace all dampers and zone board with ewc. We would need to clean up the wiring going to damper motors. As of right now damper motors low voltage is split with the thermostat wiring . ( 2 ). 14 inch ducts would need to be replace when replacing 2 dampers. Ducts do not have enough wiggle room Also let customer know that the equipment that he has is not compatible with zone applications. For this call, homeowners were wanting some gas work done. Their first priority was capping off the gas line that fed the old gas stove because they replaced it with an electric one. We tested the now capped line with bubbles and none were appearing. While down in the basement, homeowner showed us where, when they finish the basement where the dry wall and ceilings would be so that we could raise up the existing gas line so it can fit in between chases and be in the future shaft once they put up the walls. We gave two estimates for two different ways of routing the gas line in there as well as let homeowner know to leave a panel for the gas valve that feeds the fire place. Homeowner also had questions about putting in a sewage ejector pump or liberty pump 404 for the utility sink as it’s currently feeding into a bucket. We recommended the sewerage ejector pump if in the future if they decide to put a bathroom down in the basement or if they put a dog wash station. If it’s just gonna be
Arrived at customers house and found water pouring from Garage ceiling. Upon further inspection found tub drain failure. Installed new drain seals and connections for tub everything is working at this time.
Homeowner inquired about water not getting hot. After further diagnosis, technician found no issues and that fixtures needed to be turned to hot side to engage. Technician found that garbage disposal was clogged up with a bunch of junk and gave estimate to replace.
Arrived and found a 2022 Payne outdoor unit and a 2021 Carrier air handler, turned thermostats on cool and outdoor unit came on for a couple seconds, performed visual inspection and found drain line was not done correctly and was clogged causing inline switch to trip and shut system down, quoted homeowner repair for drain line, redid drain line and made sure it was correct, flushed water and coil cleaner down drain line to ensure it would drain properly. After drain line repair further inspected system and found borderline capacitor, burnt bulb for apco, no wet switch, and dirty condenser coil. Quoted homeowner further repairs, approved and cleaned condenser coil, replaced capacitor, replaced apco UV bulb, and installed wet switch. Once repairs were completed rechecked system and system now cooling properly
Tech was out for no cooling , seen wet switch red light on , no water in pan or on wet switch . Pressed green button to reset. Wet switch turned immediately red. No water on back of wet switch. Wet switch is hot to the touch . Tech ruled wet switch bad / failed. Removed old wet switch and installed new SSW wet switch. Tested (passed) .
Customer had a leaking kitchen faucet that was dripping from the handle along with a leaking faucet in the upstairs master bathroom. We replaced the kitchen faucet for the customer along with replacing the stop valves underneath the kitchen sink and master bath sink. We replaced the master bath sink’s cartridges as well. We replaced both hosebib gate valve shut offs that were under the kitchen sink and master bath sink with brass quarter turn ball valves. We have other work to be completed at another date and customer will call and get scheduled when ready to do so.
When arrived customer stated that the condenser fan motor has stopped working a couple of times. That he is wanting the system checked. , Tech checked system out and seen where emergency drain pan wet switch has tripped. Checked system and seen where the main level damper has failed. This is causing system to freeze over when damper is stuck closed on main level . Reason for small amounts of water in emergency drain pan. I Tested all dampers to verify all are opening and closing as they should. Down stairs damper is opening and closing , upstairs damper is opening and closing.. drain line is needing to be cleared. Condenser is needing to be cleaned chemically. Spoke with customer about all issues tech came a crossed. Customer is wanting to pay for the full year. Make all repairs necessary to restore the unit to full health and eliminate all other concerns. Customer agreed to go with repairs take to the following replaced Honeywell damper motor tested passed. Replaced outlet in living room and ceiling fan in upstairs front bedroom.
Customer had 50 gallon, natural gas water. Heater inside of a utility closet on the main floor that was leaking through the vent and down into the pan. No damages, as the pan drained into a hub drain. Customer agreed to our quote to install a 50 gallon. Natural gas with can your manufacturers warranty. Turn the water off to the house and drained the unit, and the house. Afterwards, I cut out the old water heater and removed and installed a new aluminum pan on the stand and tied into the existing drain. After that, I installed a new shut off valve and thermal expansion tank.That is strapped to the side of the water.Heater. Reconnected, the TMP drain. And ventilation. Turn the gas back on to the unit and test it for leaks.No leaks. I then turn the water on in prime. Not only the unit, but the house and tested for water leaks.There were no leaks. A loud unit to heat up one full tank of hot water.I also checked all aerators to make sure that they were flowing appropriately. No further issu
1 System HomeCare- 2025/2020 Goodman Flushed drain line and tested safety switch. Checked indoor coil and changed Aprilaire 113 filter. Checked refrigerant levels outdoor electrical. Outdoor unit will possibly need cleaned on next visit.
Replaced smoke detectors in home, 8 total.
I installed a water heater circuit, breaker and whip for our plumbing division.
Performed camera inspection from front clean out in driveway to verify operation of sewer line. Went to city tie in and saw some standing water, but tested multiple fixtures in home and saw them pass. Told customer I would recommend follow up inspection in the near future.
Install faucets for the master bathroom customer supplied. Tested the faucets for functionality and tested for leaks from the water supply and drains to ensure no water is leaking from either of the sinks. Work was shown that that faucets have been installed correctly and are ready for service. Today’s work is completed and there are no plumbing issues at this time.
Find suspicious leak in living room ceiling: I opened up the drywall to investigate where the water marks are coming from that is located in the living. After further investigation my findings conclude that there is no plumbing issue and suspect that the shower pan is likely the cause of the watermarks coming down or could have been excessive amount of water that got dropped onto the floor in the master bathroom. Fix kitchen drain and upstairs bathroom drain: I re-plumb the kitchen drain line in the crawlspace that has better pitch and removed the P-trap that was down in the crawlspace that is unnecessary to have for. There’s already one in the kitchen cabinet. I re-strapped to the kitchen drain line and ensure it had proper pitch of flow. I also repaired the hallway, bathroom vanity sink drain that had corrugated piping that overtime does cause blockages and clogs and put back solid tubular piping. Tech was out for no cooling. Found that evaporator is leaking at the piston Due to a lot of rust on the evaporator coil. If we pressurize system this could has a big leak in the evaporator coil. Tech spoke about replacing evaporator coil . Let them know Also This system is single-stage, builder-grade equipment and is not designed to support a zoned application. Installing zoning on this type of system can lead to improper operation, increased wear, and premature equipment failure. Zoning systems are best suited for equipment with variable-speed or modulating capabilities, which can adjust output to match the varying Let customer know that we can do the work but will not be responsible for any other issues that arise later. I troubleshot a breaker tripping on the foyer circuit and found a break in a jumper wire from a can light. I repulled the short run and the circuit power was restored.
Customers' original issue. It was about sewer, smells becoming more so from their downstairs, kitchen and bathroom area. I have drain scheduled to come out next week on tuesday afternoon. While on-site, I was able to notice that the toilet water was wavering. I was unable to get the clean off cap off in the front yard on the driveway. Water heater is thirteen years old, as well as pr v. I recommended having the water heater and pr V replaced. Customer is waiting to hear with.The conclusion is with drains.Before moving forward. On today’s visit we replaced a chandelier with one supplied by the homeowners. I was unable to replace the fixture in the dining room. The fixtures were acquired second hand and the previous owners had cut the wire on the larger dining room fixture in such a way that would make half the fixture inoperable. I notified the homeowners and they decided to move forward with just the kitchen fixture at this time. The kitchen fixture was intact so I was able to install it without issue.
Arrived on site to look at installing a chandelier in the stairwell. This light is about 14 ft high. The homeowner doesn’t have the new chandelier yet so while on site I fixed the puck light so that it is not hanging down. The homeowners will order the new chandelier and then we will come out to install it. I also discussed install an upgrade surge protector. Everything is working upon completion.
Arrived on site to troubleshoot the upstairs not cooling. When I arrived it was 80 degrees upstairs and clients said sometime last night/early morning the system shut down. When I cycled the thermostat and headed outside I heard the compressor on. But the condenser fan motor wasn’t running. I shut the unit off, tested the capacitor and confirmed the dual capacitor was dead, restricting the outdoor fan to run. I quickly replaced it with another 40/5uf capacitor and tested the system. We found the system cooling well without any major faults or failures. We did find the blower wheel dirty and the drain line didn’t have great pitch outside but despite being 10 years old, the system is running very well once capacitor was replaced. System fully operational upon departure. Call complete.
Today we were called out due to water in the ceiling between the master bathroom and the kitchen. Upon inspection we found that faucet on the right side of the master vanity had failed leading to water constantly running from the faucet which was making its way into the cabinet and through the floor. We removed the faucet, installed new shutoff valves for the faucet, capped the shutoff valves and the opening where the faucet was installed. We left the faucet with the homeowner, and have sent an estimate to install a new faucet.
