Service call thermostat keeps changing temps. Found non programmable thermostat properly operating at this time. Customer stated they wanted thermostat upgrade. Replaced existing thermostat with ecobee and tested system. System operates with new thermostat. Upon inspecting system found it does not have emergency drain pan, or adequate flood protection. Ac is dirty, evap drain pan has biological growth on it. Weak dual capacitor outside and burnt contactor as well. System had multiple code violations from installation such as incorrect gas connection and single wall flue pipe. Quoted additional repairs.

Arrived on site and replaced an internal recirculating pump on a tankless RHEEM water heater . I also replaced the expansion tank and set the psi to 75. Once both the pump and expansion tank were replaced, I went ahead and turned the unit back on , and set the temp to 120. No error codes appeared on the screen , so I then went inside the house and tested for hot water . I got a reading in the bathroom of 121 , and unit continued to operate without issue.

Inspection of one HVAC system for home. Additional systems are $89 each. Repairs are not included and will be quoted at an additional cost Based on our findings today, it might be time to think about getting a brand new system.

No heat to the main level system. Two zones system. System is working properly and so the zoning. Master has a temperature sensor that was touching the cable box and possible giving false temperatures reading. Tested system multiple times and all zones were opening and closing with no issue. Inspected system. Found a crack in the heat exchanger , for the main level system and blower wheel is getting dirty and dust. System is 7 years old. Also, customer is interested on APCOX uv light system. Sent estimates for 3 APCOX uv light and to replace heat exchanger , for the main level. Due to be an expensive repair (it’s the main part of the heating), best option would be to upgrade the furnace. Set a lead for Tuesday, to quote upgrading, for the main level furnace.

I came out to investigate an issue with a breaker tripping for your office. This office does have more amperage on it than a 15 amp breaker can take so the resolution was to install a new dedicated circuit specifically for your computer computers. I pulled a new 12 gauge wire from the panel so that we can install a 20 amp circuit. I pulled the wire from the panel up through the first floor to the top floor of your office. I installed a new 20 amp arc fault breaker for that circuit and labeled it in the main panel. I installed quad outlets as well as a new box and new plate. I also replaced your 15 amp arc fault breaker since it had tripped so many times it sounded like it was definitely going bad. Unfortunately, they can only trip so many times before they begin to fail. As we discussed, I did have to cut some sheet rock in order to get to your office. I placed the sheet rock pieces back as best I could however there were more holes than I had anticipated so I would like to give you

-replace outdoor outlets with brand new weather resistant outlets -install new outdoor covers -install afci and gfci outlet in garage -replace two switches in front door -replace old box with new box in foyer

I was called out to Rocky & Lauren’s house for a Homecare maintenance. Rocky & Lauren have lived here for about 12 years so we performed a thorough evaluation. During the evaluation we discovered the ductwork is outdated, the plenums are duct board and are very dirty as well has biological growth, the wheels need cleaned, the acs need cleaned, the drain for the main doesn’t have slope, the inducer is wearing out, on the upstairs systems it has a failed heat exchanger with a viable crack making it unsafe to use, the condenser fan motor has leaked out its oil, and the evaporator coil needs cleaned. Due to the cost of potential repairs replacement is a viable option to update the system and other components to today’s standards.

Adding a dedicated circuit

Conducted electrical troubleshoot of water heater circuits. Replace breaker that’s is defective and showing signs of over heating.

Troubleshooting tripped breaker

Homeowner had noticed water coming from his living room ceiling. Homeowner had shut the water off. In the upstairs living room pex water lines were capped off. Cut open the drywall below and located the failed section of 1/2 pex. Cut out section of pipe and capped off water lines. Turned water on and purged air from the system. Everything is working properly at this time.

Customer had water damage on the drywall inside of the pantry. We cut it open and found a nail punctured the 3 inch stack that is feeding the 2 hallway bathrooms upstairs. We cut the stack and glued in a new piece. Customers water pressure was also very high so we replaced the Prv and insulated it again.

Troubleshot tripping dishwasher and washer breaker. Washer outlet had metal broken inside of it and was causing the breaker to trip. Connections at the dishwasher were good and receiving 120 volts. The dishwasher circuit had its breaker replaced to eliminate the breaker being an issue. Both units were tested after repairs and are working properly. Homeowner was made aware of CH breakers being known to nuisance trip especially on appliance circuits. They were made aware if tripping continues they would need to contact an appliance repairman.

Troubleshot loss of power to the family room. Breaker was tripped because an outdoor outlet on the circuit got burnt up. Quotes for redevicing were left, and a new outdoor outlet and bubble cover were installed. Outlet is Gfci protected at the breaker inside.

Install a CS kitchen faucet and replace an American standard toilet flush valve seal. Check for leaks and verify the toilet tank is sealing properly. Replaced toilet handle as a courtesy.

Maintenance plan. Completed three system maintenance. Basement system is 25 years old along with 25 year old mast/ upstairs system. Recommend replacing those due to major repairs necessary. Main floor system is 10 years old carrier infinity. System has air flow issue from poor duct design. Recommend reducting system with more direct air flow supply instead of excessive amount of wyes. Flushed and pumped drains, added enzymes, visually inspected filters and equipment. Checked refrigerant levels, performed carbon monoxide inspections. found master/ upstairs to have cracked heat exchanger. Advised customer not to use heat do to safety concerns, left thermostat in off positions. Recommended varying repairs on all systems.

Today I reconfigured the drains for the left basin of the sink that the dishwasher discharge line ties into. Tested and checked for leaks and found no issues.

Came out today because customer was saying that it wasn’t heating well in his son room. After troubleshooting and digging into the problem, I realize his manual dampers were closed. I educated customer and showed him how to adjust them to his liking. I tested the system and heat and cool And got great. Temp rise readings. There are no other issues here. Customer is happy.

For this job I performed a tankless water heater maintance. I cleaned out filters and ran descaling solution through the unit for an hour. No error codes were showed and hot water was working to every fixture in the home. I tested and left work area clean.

I was called out because furnace was still receiving power and not turning off. After digging into the problem, I realize the thermostat did not have a common terminal. I installed a new thermostat and tested system and heating and cooling. Furnace is turning off when it should. There are no other issues here. Customer is happy.

Cleared blockage in upstairs shower drain with tubgun

Call out to address multiple issues in the home. Homeowner wanted to remove all shark bite connections in the basement and crawlspace area with a more secure connection. Also wanted me to reroute a half inch waterline that was touching the drain pipe after a recent drain system repair. Homeowner agreed on price and work with started. Began by shutting off water to the home and draining the system. One system was drain, cut out all shark by connections and replaced with copper to pex press and cinch connections. Reworked a small section of half-inch copper waterline and horse shoot around a drain line per homeowner’s request. Once I work was complete, reintroduce water to the system and tested all work for leaks and functionality. No leaks and everything is functioning properly.
