Upon arrival customer said his system turns off when it’s 80 degrees or hotter outside then turns back on at night. Noticed the in line flood protection switch was half full with water and biological growth. Cleared the drain line which goes into a plumbing stack in the basement, added a vent after the ptrap, and poured treatment down the drain line. System on and cooling and it’s 80 degrees outside. Recommended medical grade uv light to kill biological growth above the evap coil, extend the life of the system, and clean the air in the house by getting rid of bacteria, viruses, allergens in the air. Estimate included.

Found the second floor system. No in-line safety or wet switch. Dirty blower wheel. Burnt out compressor plug, and bad compressor. Pitted contactor. Damaged capacitor. Dirty condenser coil. Main floor system no in-line safety or wet switch. Auxiliary panel full of water caused by deteriorating drain pan leaking water into furnace. Evaporator coil, dirty blower wheel dirty. Condensate drain pump full of gunk. Bad flu pipe. Bad condenser capacitor and pitted contactor. Dirty condenser coil. Based on our findings today, it might be time to think about getting a brand new system. Second floor. Based on our findings today, it might be time to think about getting a brand new system. Main floor. Scheduled with office July 2, 2025. 11 AM through 2 PM appointment.

For this job, we worked on troubleshooting the bathroom lights and outlets.

Performed 1 system diagnostic on upstairs system. Found dual run capacitor failed, dirty blower, no wet switch but did have an inline switch, dirty condenser . Customer opted with the bandaid option and signed up for homecare as well. Replaced capacitor, cleared and treated drain line, added set witch and tested inline safety. No other issues at this time. Systems operating. The bare minimum basic repairs to get the system running today.

Based on our findings today, it might be time to think about getting a brand new system.

Two of the three systems in the house not working. The 2021 Rheem system had a bad pek device, replaced customer supplied pek device at no charge. System is now on and cooling. That 2021 Rheem system has a clogged drain line, homeowner said he will unclog drain line. 2016 Lennox system has a failed capacitor, pitted contactor, condenser fan that works intermittently, little bit low on refrigerant, a rusted evap coil, biological growth on evap coil, and a dirty blower wheel. Based on our findings today, it might be time to think about getting a brand new system.

Technician completed x2 full system inspections, tech recommended options for both systems to help get back at best peak performance. Customers decided on band-aid repairing option for upstairs system only. And getting a quote for both system replacements. Tech replaced indoor capacitor 5mfd, outdoor parts 45/5 mfd and contactor 1pole, cleaned outdoor coil and cleaned indoor blower wheel all for upstairs system only. Mr. Dalton arrived ahead of time with his colleague and quickly explained what was going to be done to my HVAC unit. He did a maintenance check and found the unit working properly. My unit is approximately 17 years old and Mr. Dalton told me it had lasted beyond expected time for a replacement. He said there was no reason to replace it now and to keep it till it stops running. He gave additional advice on how to clean the outside compressor.

Enrique and helper were professional, courteous, efficient and explained everything that needed electical attention in our house, and yet they were able to do just the work I needed without pushing extra services I wasn't prepared to have done at this time. Very puncture on arrival time; excellent service; courtesy; knowledgeable; cost/price of service seems to be OK; provided some discount for multiple services on same day; my water heater still under warranty but I have to return Home Depot for warranty exchange in order to receive partial discount left on the heater warranty, but TE does not provide exchange warranty with Home Depot.

$669 to install two new isolation valves, two transition pieces and a new faucet (provided by the customer). Professional plumbers and quality workmanship but the price was $200-300 more than I expected.
