On arrival client explained a lightning strike hit near the building, causing multiple issues throughout the building. Tested the pump and found no power to pump with good outlet. Recommend client replace pump. Replace pump and tested with no leaks. Installed new check valve and isolation valves for the return line water so if service is needed on the pump, the house water does not have to be turned off. noticed while draining down the system the thermal expansion tank was waterlogged. Explained to client that the thermal expansion tank with no pressure should be full of air not water. Client accepted the additional charge for the thermal expansion tank replacement. Replace the thermal expansion tank. Tested with no leaks. after replacing the thermal expansion tank and the pump the water was pressurized at which time we noticed the water pressure regulator was leaking from the adjustment screw. This leak had been going on for a while and the client was unaware since it is in a closet.

Arrived to find warranty part waiting to be installed. Removed the old capacitor and installed the newly provided one into the hybrid unit. Tested to find no success. Consulted Rheem to find the problem is a wiring or compressor issue. Rheem approved the heater be replaced, and that the new heater will be warrantied. Removed the old heater and retrieved a new one from a Rheem vendor. Installed the new heater up to code. Homeowner declined for a permit to be pulled. Gave estimate to replace the prv and recirc pump at the same time, the house is 6yrs old.

For this job I install a new Tesla wall connector on the exterior of the garage and a new wall connector on the inside of the main garage. I also installed a Tesla Smart monitor for one of the chargers due to an excessive amount of load to the house.

Unit had a loud noise coming from the condenser unit. All four screws on the top of the unit were loose, causing the entire frame to shake. I tightened the screws down and this is no longer an issue. During the system inspection, I found the unit to be very low on refrigerant with only a 1° subcool and found a leak inside the coil in the attic. Bare minimum to get the system cooling would be a coil replacement plus a drain line cleaning. However, we recommend doing this in addition to cleaning the blower wheel as well as the condenser unit. This is to ensure the unit works as it should. The $149 inspection cost will be subtracted from the coil price upon completion of job.
