Came out today to complete one system HVAC one time inspection. Upon arrival found Payne gas, furnace, and AC from 2023. Upon inspection of the system found the drain line to run flat across the ceiling. This can create clogged drain lines, there is no TE standard flood protection, there is no UV protection on the system, the blower wheel has buildup, at this time the system is operating in both heat and cool. Cleared drain line for proper drainage. At this time, this is not a zone system. The thermostat is located on the second story. See estimates for any further concerns or improvements.

Upon arrival customer stated there was some water inside of drain pan, customer cleared drain line for upstairs system, found that upstairs system was low on refrigerant, preformed leak search, I did not find any leaks anywhere inside of system, customer just wanted to add refrigerant to system to get system cooling, customer understands that there is a leak inside of system and will call back if they have anymore issues with system, also preformed spring homecare inspection, checked amp draw of all components, also checked all capacitors, downstairs systems subcooling was not correct likely due to original installers not charging system properly, both run capacitors for blower motor are bad reading out of tolerance, recommended replacing run capacitor, added 3 lbs of R410A refrigerant to upstairs system, also added 2 lbs of R-410A to downstairs system, delta T temperature drop looks good, all units and electrical components are working properly at this time. Replace led fixture over the sink

Arrived on site and met with homeowner to discuss replacement of the existing water heater and installation of a StreamLabs leak detection system. Homeowner approved all recommended work. Began by shutting down the home water system and preparing the area for installation. Installed a new pressure reducing valve to help regulate incoming water pressure and protect the home’s plumbing system and fixtures from excessive pressure fluctuations. Also installed a new whole-home shut off valve to allow easier isolation of the water supply for future servicing or emergencies. Removed the existing water heater and installed a new 50-gallon electric water heater. Water heater was properly positioned and connected according to manufacturer specifications and local plumbing code requirements. Installed a new thermal expansion tank and securely supported it to prevent strain on the piping system. Arrive at the call the customer wanted maintenances on both systems and also wanted a quote on a duct repair to get rid of kink in duct. Maintenances - both systems were checked. Contactor, capacitor, compressor we all checked. Everything was within manufacture specifications. Drain lines were cleared with a gallon of water and endure. There was a clog in the line that the customer was concerned about and it is now removed. Customer had just replaced all 4 filters so they did not need to be changed. The filters are in the returns and not on the unit this is ok as long as they aren’t in the returns and in the system. The 2 stage filter will create a restriction on the system. Duct repair - the duct is not damaged but kinked around a post. Recommendations: -extend duct to get rid of kink Work was completed and duct was extended it no longer has a kink in it.

Arrived on site and met with homeowner regarding approved repairs to the domestic water system in the hallway bathroom. Homeowner had already completed removal of bathroom fixtures prior to arrival, allowing access to the existing water piping. Upon inspection, existing CPVC water lines were identified for replacement due to condition and/or requested upgrade. Carefully removed the affected sections of existing CPVC piping and transitioned the system over to new PEX water lines. Proper fittings and connections were installed to ensure secure water distribution and improved long-term reliability of the plumbing system. All piping was installed and connected in accordance with standard plumbing practices. After installation was completed, water was restored to the system and all newly installed connections were thoroughly tested under operating pressure. Replaced both plastic male adapters in the shower valve in the master bathroom, also replaced the moen posi temp shower cartridge, repaired broken Cpvc hot line going to the shower valve

Complete grounding system and add 3 smoke detectors
