No cool- 2012 Lennox Found high pressure switch tripped. Reset switch and checked refrigerant levels. System was overcharged and the outdoor coil was dirty. System lacks proper flood protection and drain line needs better slope. Contactor is in poor shape also. Presented options to the customer and customer agreed to the bandaid repair. Outdoor unit was disassembled and chemically cleaned. The system was reassembled, started up and refrigerant levels were adjusted. House is very hot as the air has been out since Saturday. Currently pulling 87° air into the system. I explained that due to the temperatures outside and inside that it will the system a while to bring the temperature down.

For this job I came out and replaced water service line from meter up all the way to the penetration, we also made new penetration and moved over line inside of crawlspace to make it easier to access shut off valve . We ran a new line inside crawlspace to point of entry removed and replaced existing shut off valve and pressure regulating valve. We strapped, secured and insulated piping in crawlspace. We also had to remove two bushes in front yard with customers approval. Tested and checked for leaks and conducted a super clean up.

Customer had a leak in the powder room. Doing my inspection I found that the shut off valve to toilet was leaking. With customer approval I turn water off and drain down the house to cut out old valve and installed a new quarter turn straight stop. Turn water back issue is resolved thanks for choosing TE Certified.

Water Leak- 2011 Goodman/ 2014 Ruud Found water in the drain pan and multiple drain fittings not glue. Drain was also not supported correctly. Completed a full inspection of the system and found that the system is low on refrigerant, outdoor coil is extremely dirty and the indoor coil has a refrigerant leak which is the cause for low refrigerant levels. The supply plenum above the coil has biological growth inside and the tape used to seal the plenum to the coil has lost its seal allowing air to leak out. There is zero water safety devices on the system. The refrigerant lines are missing insulation and condensates in the attic causing water to drip on the system and attic platform. There are water stains around the control board and blower motor from having water drainage issue. I presented the options to the customer. For now, just the drain was repaired. Customer will look over the estimates I have built and make a decision to address the refrigerant leak.

Today I came out due to upstairs unit not cooling. It’s a Goodman furnace located in attic controlling upstairs level. Upon arrival both indoor and outdoor units were operating, but the compressor was not working. The capacitor was bad as it’s rated for 45/5MFD +/- 5% and actual reading was 7.14/4.78. I also found the Contactor heavily pitted, blower wheel and evaporator are impacted with debris, condenser coils impacted with debris, and the compressor seems to be struggling as it had high and inconsistent amp draws. After going over all findings and options, customer has agreed to get a new capacitor and have a project manager come out to quote replacing system

Remove vent from main floor bathroom. Original vent was behind the vanity and the plumbing was off to the side of the vanity. Plumbing department was on site to correct plumbing and move vanity. I removed the ductwork in the wall and back to the system. Old hole in ductwork was patched, sealed and re-insulated. All materials were cleaned up before leaving.

Customer getting a new dishwasher installed. After going over options they decided to moved dishwasher to new location. There was a valve there already under sink. For today’s service, customer would like for his pop-up assembly in the primary bathroom to be replaced because the lever that opens the drain is broken. I replaced it with a new breast nickel finished pop-up just like the one that was there before reconnected back to the drains tested for leaks to ensure there’s no water moisture coming out of the drains when using the sink. I also noticed that his water heater is 11 years old and highly recommend getting it replaced before supposed to become an issue. I provided some great options to swap the heater like for like with either a six year standard or a 10 year extended warranty for the tank type water heater. Or upgrade the water heater to a tankless that has built-in recirculating hot water and it is also endless hot water.

Homeowner has a tub waste and overflow in which the screw has snapped. The tub waste and overflow is an older style brass waste and overflow, tied into the cast iron via a lead joint. The waste and overflow, as well as the lead and 2” cast P-Trap, would need to be cut out and replaced, in order to install a new lift in turn and overflow plate. The homeowner also has a shower head that she would like installed. Unthreaded and removed of old shower head. Disposed of old shower head per request of homeowner. Installed new customer supplied shower head. Ran water through shower head to ensure proper function and no leaks. Left homeowner with quotes for the rest of the work.

We performed home service for the homeowner and their family. During our inspection, the homeowner reported that the upstairs Jack and Jill bathroom toilet was continuously running and had been isolated due to ongoing water flow. Upon evaluation, we identified that the home’s water pressure measured significantly above the recommended safety range, registering at approximately 80 psi. Additionally, the thermal expansion tank was found to be failing. To address these issues, we shut off the main water supply and fully drained the system. We removed the failed pressure regulating valve (PRV) and the existing main shut-off valve. For improved accessibility in emergency situations, we relocated the main water shut-off to a more convenient position along the incoming main water line. The thermal expansion tank was replaced due to failure and improper installation, as it was not securely supported. Upon arrival, met with tenant and spoke with them regarding the issue they are experiencing. There are a couple slow draining fixtures and they would like the other fixtures checked as well for any slow drains. One floor home on a crawlspace. The fixtures in the hallway guest bathroom are all draining well as is the kitchen sink. The lavatory sink and bathtub in the master bathroom are both draining very slowly. The expansion tank above the water heater is also not supported properly and there are sharkbite flexible hoses on the hot and cold connections. Unable to check whole house water pressure at this time my pressure gauge is not working correctly. I called the homeowner and presented options to clear the drains and/or repair the piping above the water heater and remove the flexible lines and put the expansion tank on a bracket. Client stated the cooling system is not maintaining set temperature. Client recently had multiple trees removed from around the home, removing excessive shade that has increased the amount of sun over the home. This will increase the homes heat load substantially. I also observed the 410 media filter is heavily clogged and requires replacement. This will decrease the efficiency of the systems performance as well. I observed the blower motor reducing speed during operation which is a result of high static pressure from the clogged filter. I removed it temporarily and the speed stabilized continuously. This filter is recommended to be replaced asap. Client has one being delivered soon and will replace it himself. Ecobee thermostat dehumidification setting was not set so I adjusted it to reflect 50% humidity maintenance at a 2 degree offset. This means that if the system is dehumidifying, the temperature can be reduced by up to but not less than 2 degrees from your set point to overcool a

For this call, homeowner called in about having some high water pressure alerts coming from his smart meter while he was away on vacation. Came out to inspect possible issues and tested the water pressure. It was reading 70 psi but when running one fixture it would drop 10 PSI and when running more than one, it would drop down to 40 PSI. When checking the PRV, it did have evidence of it starting to go out on the body so we went ahead and recommended replacing that to avoid any further pressure issues. When completed with replacement, tested all our fittings for leaks and all is working properly as it should at this time. Advised homeowner about re-piping the home to replace existing CPVC and old copper piping with new PEX piping. Left multiple estimates for these future projects. Due to the type of refrigerant and the age of the equipment that repairs cannot be made for this system. Replacement is the only option.
