On this visit I ran a new 50a oven circuit from the breaker panel in laundry room to the kitchen oven. I Installed a new breaker, 50a circuit and new box and outlet.

Found ants in the new contactor; that I just replaced. With the homeowners approval, I replaced it again. No warranty on this contactor due to ants. System was operating when I left. No inspection done. Gave the homeowner a discount and waived the diagnostics charge. System is 30 years old and in very very poor condition and could fail at anytime.

Customer has 26 y/o Trane heat pump system that operates for upper level. System is not cooling due to failed dual capacitor. Compressor is bad. R22 based system. Condenser coils in poor condition. Evaporator coil is rusted. Water protection is poor. Blower wheel is dirty. Drain line trap installed incorrectly. Informed customer of all findings. Based on our findings today, it might be time to think about getting a brand new system.

Perfomed 1 system cooling diagnostics inna 1996 lennox system. Unit had a failed contactor due to ants. Homeowner has been advised that the ground arpund the outdoor unit needs to be treated for ants. No warranty on the new part if ants damage it. Homeowner gave me permission to replace the contactor. I replaced the contactor and ran the system. The system appears to be low on r22 refrigerant which is no longer available. The compressor, condenser fan motor and outdoor capacitor are in very poor condition. The unit is 30 years old and in very poor condition. The outdoor coil is impacted with dirty and rotting out. Tye furnace is in very poor condition. The flame sensor, heat exchangers, pressures may fail in the near future. The plenums are rotting out and need to be replaced. The system needs to be replaced ASAP. The repair done here today is only a temporary solution and unit may/will not be able to cool the home effectively. Replaced the first floor toilet flange with new piping. Installed customer supplied Kohler toilet. All connection have been tested and working properly at this time.

Cleared blockage in master bathroom toilet with closet auger. Customer mentioned water leaking at the base of the toilet but did not observe any leaks on today’s visit. Recommend wax ring replacement if the leaking persists.

Service and repair on Generac 22kw standby generator

Installed evaporator coil for whole house heat pump system. I’d handler located in attic. Repaired line set as well. Repaired drain line. Performed blower wheel cleaning. Charged 10 lbs. of 410A refrigerant. System is currently working.

Upon arrival customer stated that they had a leaking drain pipe under the kitchen sink. Upon inspection the issue was the basket strainer. Gave customer options to replace basket strainer. Customer approved work and work was completed and tested with no leaks. Happy customer.

Make all repairs necessary to help restore unit back to fair health. Performed routine maintenance inspection on 18 y/o Goodman furnace matched with 5 y/o Amana AC that operates for whole house. Pressure levels were normal. Performed condenser coil cleaning. Condenser electrical components were good. Performed blower wheel cleaning. Replaced 15 MFD capacitor. Installed wet switch and inline water safety. Noticed that heat exchanger was very rusted along with burners. Ignitor was also bad. Recommend furnace replacement due to overall condition and age. Recommend ductwork cleaning. Informed customer of all findings. System is currently working.

Today we were called out for fluctuating water pressure throughout the home. The customer stated that while showering, the water pressure would start out normal but then drop significantly during use. Upon evaluation, I performed a water pressure test and recorded a static pressure of 58 PSI. Intermittent pressure fluctuations are commonly caused by a failing pressure regulating valve (PRV), which can either restrict pressure or allow pressure to rise unpredictably, resulting in inconsistent fixture performance throughout the home. After discussing the findings with the customer, we replaced the existing pressure regulator. Once installation was complete, the system was tested and adjusted. The home’s water pressure is now operating at 65 PSI, and all fixtures are functioning properly at this time.

We completed the following work; Replace main panel and service meter due to tree damage. Homeowner explained that a tree fell on the power lines and ripped out the service. Additionally we replaced the existing panel with a new 42 space Square D QO Panel. Installed Safety breakers. Ran a dedicated circuit for the smoke detectors & installed smoke detectors within required spaces. Installed an generator inlet at the meter. Labeled the panel and moved grounding wire for Xfinity box to the inter system bonding terminal block. We performed a thorough walk through with the customer and explained the new changes. We signed for the customer 100% Satisfaction and received payment via check.

Customer has 10 y/o Lennox furnace matched with 34 y/o Goodman AC that operates for whole house. Furnace located in crawlspace. System was not cooling due to failed contactor. Replaced 2-pole contactor. Noticed during inspection that head pressure was high due to dirty condenser coils and compressor reading high amperage. Run capacitor is bad. Blower wheel cleaning needed. No water protection present. Flue venting is single wall and incorrect. Ductwork is in poor condition.
