Customer was experiencing a mainline blockage on 2nd floor causing hallway toilet to overflow. Pulled toilet and was able to successfully restore flow to mainline. Camera inspection is scheduled for Monday to provide permanent solutions.
Today as we arrived, Mrs. Hotzfeld explained to us that the GFCI outlet controlling power to her HVAC pump has tripped multiple times this week. The GFCI looks to be as old as the home is which was built in 2010. We replaced the existing GFCI outlet and it worked properly once we were finished. Customer has 20 y/o Carrier system that operates for whole house. System is not cooling properly due to loss of efficiency. Numerous major components are failing. Evaporator coil is rusted. Compressor reading high amperage. Informed customer of all findings. Based on our findings today, it might be time to think about getting a brand new system.
For this job, we worked on installing a subpanel in the detached garage along with running new circuits for outlets and lighting across the three floors. installed customer provided light fixtures as well. Will return one day, possibly two days next week to dig and run the new 100 amp circuit from the home to the garage to energize it.
For this job, I worked on troubleshooting while the GFCI that was protecting the refrigerator kept tripping. I tested voltage on the outlets and checked the connections and tested voltage while the refrigerator was running. The voltage was fine and there were no imbalances of power. Recommend to call an appliance company to see if the refrigerator is going bad
Removed and capped gas line for kitchen stove.
For this job, I worked on adding an outlet for a smart pump in the crawlspace and installed a couple of plate covers on outlets that were missing plates
Performed scheduled work. Sealed hole in supply plenum and re-insulated bottom supply and sealed all connections from furnace to coil and coil to supply plenum. Also Cleaned condenser coil outside and replaced pitted contacter. The bare minimum basic repairs to get the system running today.

The scope of today’s work included: the installation of a client supplied kitchen sink faucet and hole cover. The faucet was tested with no issues.

Upon arrival customer stated that power went out and when it came back on the upstairs was not working and coming on. Did full evaluation of system found that 32 year old system has a failed outdoor condenser fan motor, glad, capacitor and contactor. Condenser coils are in very bad shape and the compressor is screeching very loudly. While working on this system the compressor for customer main level was cutting out on thermal overload. Advised customer that that system from I can visual see and hear outside is having issues at well. Checked gas furnace it’s 32 years old, system is in bad shape, blower motor is failing, blower wheel very dirty, rusting inside heating components. Evaporator coils are rusted. Drain line has belly’s and will not drain properly there is no flood protection on system. Advised customer that I recommend updating system due to age of equipment and system being obsolete. We do not supply r22 refrigerant and system has failed coil and compressor.customers advised
Performed diagnostic on 7yr old Lennox heat pump, upon arrival customer stated he had a contractor out looking at his unit, he left and never returned, checked tstst, already in ac mode but nothing running, no 24v to unit, found blown transformer, recommended replacing transformer to continue diagnostic, customer approved, installed new transformer with in line fuse, cycled to fan mode, fan started up, cycled to ac mode, upon starting up fuse blew, inspected outdoor unit for low voltage shorts, found high pressure switch shortened out against copper line, recommend minor low voltage wire repair, customer approved, taped up and secured all wires, o wires touching copper at time, went back to air handler, Checked blower capacitor, reading bad, recommended replacing transformer lower capacitor, also blower wheel impacted, recommend pulling and cleaning, recommend TE standard flood protection to prevent water damage, recommend better indoor air quality such as apcox or blue tube to help
1 system maintenance, checked refrigerant levels, checked amp draw of all components, delta T temperature drop looks good, tested safety switches, checked capacitor, blower wheel is clean, changed 1-16x25x4 filter(customer supplied), all units and electrical components are working properly at this time. Recommended homecare
Customer has 1 y/o Goodman furnace matched with 13 y/o Lennox AC that operates for main level. System is not cooling properly due to high head pressure causing system to shutdown. Condenser coils are very dirty. Contactor for system is also bad. Informed customer of all findings. Based on our findings today, it might be time to think about getting a brand new system.
Customer has water spot near bathroom supply vent. Located water spot in attic possibly coming from roof, which is trickling down to inseam of drywall of ceiling near vent. Unrelated to HVAC. Advised customer to have roof inspected. Attic vent stack located in the area of water spot as well, but did not feel in moisture along piping.
Perform one system no cool. Homeowner states system hasn’t cooled in two weeks. Upon arrival found the condenser to be making noise, but the fan not to be spinning and the top of the condenser extremely hot. Found the capacitor to be reading zero on the fan side and 13 on the compressor side. Explain to the homeowner. We would need to replace the capacitor to see if there are additional issues. I replaced the capacitor. The condenser fan motor still did not turn on. Bad capacitor plus condenser fan motor. Started getting into pricing for repairs with the homeowner explained that I will check the inside unit to see if there are any additional issues. The furnace is from the 70s to 80s. The door for the furnace had fell off. The attic air became the return air. What happened is the AC was running nonstop. Thermostat was never able to achieve the desired temperature. Compressor and fan motor ran nonstop until they both failed completely. It appears whoever installed the condenser from 201
Arrive spoke with customer. She stated over the weekend. Loud noise was coming from the outside unit. Check system. Checked electrical and amperage. No in-line safety. Has a wet switch. Changed customer provided filter. 16×25×5. Found failing capacitor. Dirty condenser coil. Cycled unit multiple times did not get any noise. Spoke with customer and she stated they have power surges all the time. The on and off could cause compressor to make loud noise. Customer approved condenser coil wash only. Cycled power off. Removed motor top. Removed side panels. Chemically wash condenser coil and rinsed. Reinstalled side panel, and motor top. Cycled system on. All systems operating.
Performed schedule warranty repair. Replace control board and heat strips. Tested operations and cleared drains. No issues found at this time.
Replace both stop valves under half bathroom sink
Made band aid repairs to get the unit temporarily running. Replaced the condenser fan motor, contactor and capacitor. I added R407c refrigerant. System is over 16 years old and may have a refrigerant leak. Unit was designed to run on R22 refrigerant not 407c. System may/will fail again in the near future. No refunds on today’s repairs. Contactor, capacitor and condenser fan motor were installed correctly. The correct amount of refrigerant was installed. System should be replaced if the homeowner once a reliable AC system.
Arrive spoke with customer he stated over the weekend thermostat app was showing unit running, but temperature not dropping. Check system air handler. No in-line safety no wet switch. Bacteria growth inside air handler cabinet. Checked outdoor unit. Found bad, dual capacitor. Dirty condenser coil. Customer approved capacitor only repair. Installed capacitor and cycle system on. Checked amperage and pressures. System now operating.

Will need to order another part from Apex warehouse to get system back up and running…. Customer would like for us to return tomorrow evening between 3-5pm… return for more work to be done…
Performed 1 system inspection for system installed by TE. Blower wheel clean, pumps operational, has te flood protection, static pressure slightly high. Ordered heated strip and board beer warranty however customer is paying for the labor. They also signed up for home care would prefer morning appointment.
Tightened existing tank bolts to temporarily stop leak. Left quotes to rebuild or replace toilet for a more permanent solution. Replaced existing sink strainer with new to stop leak from completed rotted strainer. Tested all work for leaks. Client will order new flush valve kit for American standard cadet toilet.

I was confronting the worst homeowner disaster that I have ever encountered: a main line sewage blockage that completely put an end to the proper functioning of my household. First came Joshuia and Cameron to my home, who did an expert job of attempting to remove the blockage, but the problem required greater intervention. Then came Adam two days later, who came to my home with a camera and did a thorough and detailed analysis of the actual problem and offered insightful and reasonable options to resolve the issue. The next day, the team comprised of Charles, Cordero, and Erik, who spent the entire day digging, cutting out roots and other debris that had caused the blockage, and installing a brand new solution that 100% fixed the problem. While I must admit that I was very much dreading the expense, the inconvenience, and the stress of this project, all these gentlemen went way above and beyond to make sure that my system was working properly. Their friendliness, professionalism, empathy, and promptness have now caused me to decide to switch to TE for all my future home needs. Bravo, guys!!!!
