Replaced 50 gallon water heater and deleted Seattle valve and put a tee with a shut off for humidifier. Reworked gas line for outside grill that was below the deck, so shut off is visible and easy to turn off. Re pressurized water system and gas system with no leaks present at this time.

Two system air conditioning inspection. The only issue that I found was that the upstairs unit that is also zoned with the bedroom downstairs is low on refrigerant. To get this unit to operate at its proper efficiency we would need to add some refrigerant. Could also use water safeties on both units, both units do have a float switch in the pan. Customer purchased home care as it is the same price and used first home care visit today.

Make all repairs necessary to restore the unit to full health and eliminate all other concerns. Right when I left the main floor thermostat went blank. Noticed tripped breaker for indoor unit. Could be weak breaker. If this happens again home owner will let us know and we can recheck system and replace breaker.

I replaced 2 flush valves and unclogged a toilet in the women’s restroom

Performed full system diagnostic and found system to be locked out on low pressure. Refrigerant pressures were okay at this time which indicates it’s most likely due to low airflow. Found dirty blower wheel, evaporator coil, and dirty condenser coil. Recommend cleaning all. Recommended wet switch too as a form of flood protection in case system were to freeze up and a dual run capacitor too as it was weakened.

Troubleshoot ceiling fan in upstairs bedroom.

Replace garbage disposal with customer supplied Insinkerator Evolution 1300. Test for leaks, and other issues.

Installed new shower valve for client in master bath. Reworked drainage for two lavatories (master bath and upstairs guest bath), and installed two pop-up assemblies for them. Tested system for leaks and set scald guard to client preferences.

Cleaned master lavatory and shower drains. Cleaned basement shower drain. Master bath shower faucet leaking in wall. Jacob to repair shower faucet and drains next week.

For this job we reset the disposal with the button on bottom. Also re worked the flex with a new connector going to disposal as it did not have a connector at all. Also installed a GE 15 amp dual function breaker in the main panel so the disposal was GFCI protected. We installed a new customer supplied light fixture in the master bathroom above the sink.

For this job I installed a generator interlock kit on the meter main combo on the right side of the home. I also installed a generator inlet plug next to the meter. Installed new 50 amp breaker for generator inlet in meter main combo. Also left estimate to install dedicated circuit for bidet in master bathroom and remove original surge and replace with a Eaton surge protector to free up breaker space as the main panel is full.

Replaced water heater in basement with a 50 gallon rheem electric with a ten year warranty kit. Tested for leaks and aired out system.
