For this job, we inspected two units that had similar problems. Both units the upstairs and downstairs needed a new gas valve as well as a new blower capacitor. The upstairs unit needed a blower wheel clean in which the customer declined. The downstairs unit needed a hot surface igniter. We installed both gas valves, both blower capacitors, and one hot surface igniter and both units are now operating properly.

Place a 50 gallon gas, water heater and PRV

Replaced prv and master shut off. Removed pressure relief valve and added thermal expansion tank. Replaced hot and cold stops on washing machine box.

Install tv outlet, customer supplied

Customer has jammed disposal used key to unjam and checked for blockages, the drain was not professionally installed and will continue to cause issues for the customer until they get a service technician to cut from behind the sink and repipe, the customer understands this and will call if this persists. Recommend repipe under kitchen sink all together as it has that problematic flex pipe.

For this job I reran a new 120v whip for the pool cover pump and also troubleshooted a switch leg to the mail box lights

Install New Ring Flood Location and Replace Doorbell

Replace 40’ of back pitched 4” pvc drain under slab. Install 2 pressure assist toilets.

Client complaint is when using multiple fixtures water volume drops, noises at fixture when water is on inconstant. Checked water pressure at 50 psi and tested distribution system with a volume issue. When running multiple fixtures volume falls drastically. Recommend client replace regulator to correct volume reduction and fill valve at toilet due to over filling when tested. Client also has a one piece supply and angle stop at toilet. Recommend client have new isolation valve installed at mainfloor toilet. Installed new water pressure regulator( Precharge 65psi), thermal expansion tank (65 psi), angle stop, flapper, fill valve, and supply line. Tested with no leaks. Estimate left to install new angle stops and supply in building at a later date. Documented all work with pictures.

After leak detection located leak in laundry room floor, floor was neatly demoed and concrete was removed to dig down and locate pin pole in 3/4 hot water line. Made repair and turned water back on at water heater to test and ensure proper function. After super clean up, sand, vapor barrier and concrete was repoured.

Recommended 20 amp dedicated circuit for space heater or use the heating system.
