Estimate to relocate water heater to back side of furnace to create more rooms for cars.

I was called out to Prabhu’s house for a cooling issue upstairs. Prabhu let me know that the ecobee gave an error that the system was running and the temperature increased. During the evaluation we discovered the thermostat is in a separate area from any supply air, the ac was very dirty, the filter was very dirty, and the system was a bit low on refrigerant. Today I replaced the air filter, cleaned the ac, and added a pound of refrigerant to get the system in better working condition. The condenser fan motor is showing signs of wear and the ac is potentially undersized as well.

For this job, I replaced a main breaker for an outside disconnect.

Homeowners called us out due to no pressure when running hot water. Upon inspecting the water heater, I found an automatic shutoff valve that was tripped and had the incoming water to the tank off. After opening the valve, I inspected the pan and around the heater for moisture which was not present at this time.

At arrival on 06/12/26 found upstairs system not cooling properly. Only 10 degrees delta T, with high superheat, low sub cool, low VSAT, low vapor charge. Therefore, system is undercharged. Performed a leak search in both condenser and evaporator coil and found some beeping in the evaporator coil using an electronic leak detector. Evaporator coil has failed. Potentially clogged up drain line No Ss1 and wet safety switch installed Dirty air filter Furnace is making a noise Microbial growth in supply plenum. Need to replace the evaporator coil and address the other issues. Or upgrade your system.

Installed car charger and run new circuit from basement to garage with a 60 amp breaker

Replace ceiling fan and install fan box

On today’s visit I met with the homeowner. The homeowner expressed an issue with a clogged toilet that was also giving mainline symptoms. I ran water in different fixtures to test. I wasn’t able to get the toilet to replicate what they were experiencing. Everything is draining fine and the toilet is flushing as it should right now. They also had a dripping faucet on the main level guest bathroom. I wrote up options to perform work to fix the issue. I replaced both cartridges on the faucet. The faucet has no leaks or drips. I did a super clean up as well. The homeowner is now happy and satisfied with the work that’s been completed. *Replace 2 cartridges

Main level not cooling due to a bad dual capacitor. Heat pump system. Replaced capacitor but system still didn’t work. Fn motor overheated and defrost board has heavy burnt mark. I bypassed defrost board and fan works. When I plug fan wires back to the board, fan started to work. Checked system, pressures, amperage on motor and compressor, filter , drain line and visual inspection, as well. System is working at this time, but has an issue with defrost board and fan can stop working anytime. Also, fan is working with high amperage of .67, and shouldn’t be higher than .7 amps , by the label. Sent estimates to replace dual capacitor, defrost board and possible fan motor. System is 13 years old and some possible expensive repairs ahead, also will affect the humidity level in the house, specially on hotter days. Set a lead to quote upgrading for the main level system, and possible add a zone to the basement for today after 2 pm. We should credit back 239,00 spent today, if customer upgrade

Arrived on site for a no cool. The home was 84 degrees upon arrival and shared that the tenant hasn’t had cooling for a couple days. Upon arrival I found the thermostat wasn’t mounted on the wall properly and wasn’t making good contact to turn on the system. Once I was able to get the system up and running we looked through the system thoroughly and found a handful of discrepancies that are effecting this carrier split system installed in 2012. For starters, all the capacitors for the system are out of spec and need to be replaced. The outdoor condenser coil is extremely dirty and impacted. The blower wheel has years of dust, dirt and debris obstructing operational airflow. The blower motor is leaking a considerable amount of oil and the motor is beginning to fail. The flue pipe isn’t run correctly, the condensate pump tubing is collapsed and the pump is hard wired into the furnace which is against code. There are plenty of opportunities for improvement. Arrived on site and customer stated a whistling sound was coming from behind the walls everytime the master toilet or the hallway bathroom was flushed . I found that the master shower cartridge handle would vibrate while testing the toilets , and informed customer that the cartridge may be the issue and would start there to determine the fix . I was able to replace the moen shower cartridge, and tested the toilets again. I flushed the toilets several times to ensure noise had stopped .

We installed a 10 year warranty 50 gallon water heater with code upgrades. We converted the venting from single wall to double wall. Thank you !

Customer said he heard buzzing in a wall. When I got there, I clearly heard the buzzing too. He said this started about a month ago. The wall is the foyer wall, which also backs up to his bedroom so it’s difficult for him to sleep at night. The doorbell is on the same wall so I disconnected the transformer and the buzzing stopped. I reconnected the transformer and the buzzing continued. We replaced the whole chime kit, and there is no longer any buzzing. I also secured the transformer inside the box to help negate any any sort of vibrations. I also installed a surge protector underneath the panel with a flush mount kit.

Troubleshoot no power in upstairs bedroom

Front ML unit auxiliary drain pan full of water which tripped the safety device shutting unit off. The drain line was pitched upward at the indoor unit causing water to back up through the unit into the pan. The drain must have been bumped as once I turned it downward the water drained out properly. The drains should not have material near them for this concern. This closet that holds the unit is also utilized as storage closet. 20x24x1 filter was dirty so I replaced it today with a modified 20x25x1 filter as we do not carry the 20x24x1 filter sized required for these particular units. I recommend purchasing a box of 20x24x1 filters. You have 4 units and they should be replaced every 3 months. This would be 16 filters annually. Evacuated the water and tested system for proper operation at this time. UL system F-2-2 is low in refrigerant again. TE Certified does not do major commercial repair services under concrete for exterior building walls. This system has a refrigerant leak either

Estimate to repair water service line that is under asphalt in the parking lot near the rear building. Estimate includes cutting and removing asphalt, excavating the water service line and make any necessary repairs to fix current leak on service line. Fill in hole with dirt. Quote is based on the assumption that the leak detection company accurately marked the water service. This estimate includes a maximum asphalt removal of 3x3. This quote does not include asphalt repair.

The water is turned off to upstairs hall bath shower valve. Estimate includes restoring water to the valve to test. We are not responsible for damage/leaks that may occur by turning the water back on to this shower valve, as we, nor the customer know why the water was turned off to the valve. We restored water to the shower valve using the internal stops. The hot and cold water piping is piped backwards to this shower valve valve, it is plumbed in cpvc and the piping/valve is not secured, and the tub spout that is piped in cpvc sits too far off of the wall. The customer would like us to leave the water on to the valve, but we are not liable for any issues that arise from using this shower valve.

Removed and replaced existing kitchen faucet with customer supplied faucet. Tested and checked for leaks , conducted super clean up.

Complete safety inspection and replaced expired smoke detectors

I performed a three system home care. This is considered the first home care inspection for HVAC equipment. The upstairs condenser coil was severely dirty thoroughly cleaned coil. There was no wet switch on none of the units added wet switches. Customer wanted a new thermostat for main level. Replaced thermostat. The filters were the following 16 x 25 x 4 main level 16 x 25 x 4 upstairs 16 x 20x1 downstairs. The basement unit is a 2000 model appears to be a little low on refrigerant compressor has wear. The temperature difference on the basement unit was only 10° . Compressor has a noticeable noise has some internal failure. Gave customer a 5% additional discount for military service. Run new circuit for frizzer

Came out today to install a new 50 gallon water heater. Drained down existing heater and removed from system. Moved heater over roughly 3-4 feet to accommodate for upsizing the system to a 50 gallon heater to meet fhr requirements. New heater was installed in a pan with a water alarm. Extended gas line over roughly 3 feet and installed new gas fittings, valve and gas whip. Installed new expansion tank mounted to a bracket mounted to the structure of the home. Extended the hot and cold water lines over and connected new water heater to the system with new piping, shut off valve and fittings. Ran new flue piping connecting to the existing common vent. Furnace flue pipe doesn’t have proper clearance downstream of the water heater. Advised customer that if it is brought up in the inspection any repairs required are not included in my scope of work for this job. All flue piping for the water heater maintains a proper clearance. Air space is conditioned. Ran new t&p line. All work was tested

Performed 2 system homecare maintenance today. Filters were clean and did not require replacement today so I left extras. Drain lines have been flushed and are clear at this time. Drain for UL was buried and is now exposed from the ground. ML dual capacitor is below tolerance and client approved replacing it today testing all systems operational parameters to be with in range at this time. ML system does not have adequate flood protection and client will address this when the system is ready for replacement.
