On today’s visit I met with the homeowner. The homeowner expressed an issue with a mainline clog. I wrote estimate to perform work and received approval. I ran my cable about 20ft and was able to clear the blockage. I ran water into the closet bend as well as the shower. The bathroom groups are draining fine at this time. Shut off water supply to fixture, remove all fluid from fixture, remove china caps and bolts from fixture, pull water closet from base, clean flange and inspect for damage, perform drain clearing operation using specialty drain clearing equipment specifically designed for task, set new wax gasket on flange, new bolts and new supply. Fill and test, clean up work area.

The customer was having concerns regarding the bathroom outlets and the upstairs daughter’s room tripping the breakers. The other concerns are the center can light located in the main level walkway goes out then comes back on and the camera located on the lower back porch does not work. This is what was found on the troubleshoot: -Bathroom Outlets- Customer states that when using a hair dryer and curling/straightening iron the breaker trips. I found that all the main level and upstairs bathroom outlets are on (1) 20 amp circuit located on #15 in the main panel. This form of wiring is correct even to today’s standards. I also informed the homeowner that the main GFCI that protects all devices is located on the main floors bathroom. I found the following appliances being used, and they are as followed: *Hair dryer pulls- 1700watts/14.16 amps *Curling Iron- 1600watts/13.3 amps Total amps is 27.46 amps. No Cool The system is losing refrigerant after it enters the evaporated coil. Unable to detect a leak with my electronic leak detector strongly advise against adding refrigerant to the system as it will most likely leak out. System is single stage and in a zoning application, which is not recommended. Due to the age and the cost of repairs strongly recommend looking into options to replace.

Ran a new dedicated 20A THHN circuit for a water fountain. I installed a junction box where I will tap into the circuit on a later date to finish running the circuit through the landscapers conduit in their trench. I will then set a quad outlet on a post at the fountain.

Homeowner reported a gas leak at this location. Upon inspection, I found a small gas leak on the flexible gas connector for the water heater. Disconnected and removed failed gas connector. Disconnected and removed sediment trap. Disconnected and removed shutoff valve. Installed new 1/2” shutoff valve. Installed new 1/2” flare adapter. Installed new 1/2” black iron sediment trap into water heater gas control valve. Installed new flexible gas connector. Purged air and lit water heater. Tested new fittings with gas leak detector spray. No additional leaks found in the system at this time. Tenant asked me to lower temp on water heater while I was on site, confirmed with homeowner to lower temperature. Temperature now set to 120°.

Service Visit Summary Technician arrived and addressed the previously identified airflow and noise concerns. The noise coming from the vents was determined to be related to undersized return ductwork, which was restricting adequate airflow through the system. Technician completed the approved repairs by upsizing the existing return ductwork serving the office and master bedroom. The modifications were made to improve overall airflow and help properly balance the airflow in the master bedroom. After completing the ductwork repairs, the technician tested the system and confirmed proper operation. The previously reported vent noise was no longer occurring, and the system was operating as expected. Technician also flushed and cleaned the condensate drain line to help maintain proper drainage and reduce the potential for future drain-related issues. At arrival on 08/31/26 Issue: no cool System: Master bedroom Finding: broken blower motor brackets which caused the motor and wheels to fall in to the blower housing, damaged wheels, bad motor due to overheating, bad indoor and outdoor capacitor, cracked heat exchanger, no wt safety switch, potentially clogged up drain pump, poor supply plenum. Recommendations: upgrade system due to cracked heat exchanger or address above findings Upstairs 610 CFM system is 2T AC designated for 800 CFM Supply 2x6” 1x8” 1x10” Return 600 CFM 2x10” Add a 10” ductwork return and a 10” ductwork supply to the upstairs unit. Upon arrival we met with owners, they noticed gurgling in the toilets approximately a week ago. Today the master shower backed up. We were able to locate foundation cleanout covered by mulch in front yard. Snaked through tap cleanout and ensured proper flow from foundation cleanout. Tested all fixtures for proper flow. Everything working at this time. Use large drain machine to clear line from the exterior accessible cleanout, and locate source of drain issue with sewer camera. Includes drain machine and inspection camera (no additional fee). Does not include digging, replacing lines, or repairs. Cleared lines may clog again without a permanent repair. TE offers one free return visit for all mainlines within the 12 months if camera inspection is performed.

Peformed 1 system cooling diagnostics on the upstairs AC system which was a 2011 lennox unit. The unit was tripped on high pressure switch and the outdoor capacitor had failed and the outdoor unit was impacted with dirt. I could not performed further diagnostics unit the pressure swithc had been manually re-set and the outdoor unit had been cleaned and the capacitor had been replaced. With the homeowners approval I replaced the capacitor, cleaned the outdoor unit and re-set the high limit switch. I then ran the unit for approx 25 mins and checked the refrigerant pressures. I found that the AC system was low on refrigerant due to a refrigerant leak. The homeowner declined the leak search option that I gave him and wanted an estimate for a new hvac system.

System has a refrigerant leak. Homeowner declined the leak search and the temporary option and wants the unit replaced. As a side note: the upstairs system needs better flood protection, the drain line needs to be re-done to add slope.

For this job, I went back to do another thorough diagnosis of a small amount of voltage that is inside the pool. After shutting off power again and disconnecting the grounding electrode and neutral conductor, voltage was still present. The customer will get in contact with his neighbors to turn their power off to see if their homes are potentially the culprit. After that the customer will most likely reach back out to have me check again.

On today’s visit, we recall out here because Joshua is having issues with the shower and the primary bathroom that is leaking. After further troubleshooting, the leak looked to be coming from the drain from the shower that connects to the shower pan fiberglass. I took apart the shower, drain and resealed it with new putty, rubber gasket, and friction ring and was still continuously leaking. There was noticeable cracks around the edges of the fiberglass pan and came to the conclusion that the shower pan fiberglass is compromised and we need to get replaced from a shower company. I did not have any recommendations of shower, paint companies, but recommended to review online for good quality craftsmanship before hiring. Today we came out because the homeowner is doing kitchen renovations. We installed seven under cabinet lights and two Lutron caseta switches with pico remotes. We also replaced a GFI and two switches in the kitchen because the homeowner wanted everything to match with white.

The homeowner called us out because he was having multiple circuit trips between the kitchen countertop receptacles to the left of the range and in the media room downstairs was tripping as well, we did a basic troubleshoot to figure out what was causing the trips on both circuits, the kitchen had loose connections, and we also found a damaged receptacle. The homeowner insisted that we do nothing with it, and he would take care of it later or have us fix it after we send a quote later on and we also made sure that the connections were tight and properly secure with the rest of the outlets in the kitchen, and upon evaluating the media room there are three gaming PCs and numerous other electronic items that are on a 15 amp circuit that’s causing an overdraw of amperage in the media room initiating the trip.

No cool upstairs unit. Found 2003 Lennox 2.5 ton ac to be operational upon arrival. During inspection found capacitor was weak and compressor running over max amperage. This will cause compressor to overheat and shut down. Replaced capacitor for testing purposes and amperage improved but still running just below maximum. Compressor is tired and needs replacement. Spoke with customer about options and she decided to get quote for replacement and replace capacitor today to try and get by until system can be replaced. I informed customer there is no guarantees that will happen and system can still fail given current operating conditions with new capacitor. System getting quoted for replacement today between 9-12.

Customer had the flooring replaced in the half baths bathroom and the toilet flange sat too low. We cut open the drywall underneath and cut out the elbow going up to the flange . We replaced the elbow and going up to the flange and glued a new flange on with screws anchoring it to the sub floor. We installed a new angle stop as well with a new wax ring, supply line, closet bolts, and we caulked around the base of the toilet.

Upon arrival, homeowner was not here, gave us permission to enter the house. Chief complaint was of foul odor in basement. We went to the basement, found the sewage pump and tested to ensure proper drainage and working order. Only issues found were warping of the basin lid and missing cord gasket. We installed a new lid with all new hardware and gaskets. Reassembled the vent and check valve. Tested to ensure no leaks or errors. No leaks or errors at this time and pump is functioning correctly. Furnish and install new sewage ejection pump lid for existing canister. Includes removal and disposal of old lid, new lid, new seals, gaskets and bolts.

Based on our findings today, it might be time to think about getting a brand new system. Initial concerns regarding growth. Inspection proved that there is an extensive amount of growth in the evaporator coil cabinet. Also discussed the system not adequately cooling. Inspection revealed that the unit is cooling with only a 14° temperature split. There are major refrigerant related issues with the system. A/C went out late Friday evening in mid-July. After calling many places without much success, TE returned my call and was so courteous that I cancelled another appt I had with another company. Tech was here in less than 2 hours. Turns out the condenser had a couple of fried connectors from a power surge, likely from a recent thunderstorm and power outage. Resolution was reasonably priced IMO. I will use TE Certified again.

TE dispatched their technician Jeffrey Phung within 30 minutes of an emergency phone call. He completed his troubleshooting and made his recommendations. He discovered some additional underlying issues that could have resulted in significant damage to our home from fire. We would never have known until it was too late. Jeff documented the repair plan, gave us several options, and discussed the benefits of each option. Once we approved the work Jeff worked nonstop for 12 hours to complete the job. He is knowledgeable and a consummate professional. We will use TE in the future and request Jeff to do the work.
