Completed the following work: Installed (2) junction boxes in the attic with a jumper inbetween to repair the chewed up wire. Install (3) blank plates over the open junction boxes Remove the (2) existing attic fans and install (2) new customer supplied fans. Expand the box by the guest room upstairs from a single gang and into a 2gang box and install a switch leg for both of the new attic fans. Set the thermostats to 50 degrees per customers request so they may operate the fans.

Arrived on site and customer stated Rinnai tankless water heater was throwing a code 11. We ran a diagnostics on the heater, and during our findings with RINNAI, we were told to disassemble the unit and clean and clear all components such as the burner assembly, fan blower, heat exchanger , exhaust and check the gas valve . Once we disassembled the heater we cleaned out all parts and reassembled. When all was reconnected , we turned the unit on and ran water in the house for about 20 minutes. During that time code 11 did not appear . Cleaning out the unit has got the unit back up and running without issues. Any other issues in the future will require additional diagnostics .

Start digging in front yard to locate leak

Upon arrival spoke with customer about a noise coming from the system when the irrigation is turned on. Turned on the irrigation and ran the system through the different zones and was able to replicate any noises. Customer signed up for our home care plan so I did the plumbing evaluation. The home is new so the plumbing system is in good shape and has had many builder quality parts upgraded. The front bathroom toilet components were degrading so the customer chose to rebuild this toilet. Installed new fill valve, 3 inch flapper and supply line. Tested thoroughly.

Upon arrival, met with customer and spoke with him regarding their issue. Customer is experiencing a leak from the base of the toilet in the upstairs hall bathroom. Customer has already purchased a new replacement toilet and would like to replace the old one. The stop valve and supply line are integrated so I also recommended installing a new stop valve as well. Presented customer with options and after getting signature approval and the necessary materials I began work. Shut off water at the meter removed old toilet and wax. Flange is in good condition for reconnect. Cut out old stop valve and installed new solvent weld CPVC angle stop and stainless steel supply line. Assembled new American Standard toilet and installed new wax ring, and nylon closet bolts. Set toilet and secured it to flange. Returned water and repressurized the home and bled air from the lines. Following our previous visit, the homeowner proceeded with the recommended replacement of the water service line from the meter to the pressure reducing valve (PRV) located in the garage. Upon further investigation, it was confirmed that the existing service line had failed and the leak was occurring beneath the garage slab. Work began with hand digging and trenching outside the home to expose the service line path. We then gained access through the garage concrete floor to create a new service line penetration. The new water service line was installed along the garage wall and properly secured to eliminate slack and ensure a safe, professional installation. As part of the repair, we installed two new emergency shut-off valves. One valve was installed in the newly installed meter box alongside the dual check valve, and the second shut-off valve was installed near the water heater. Ceiling in downstairs bathroom has 20”x18” hole. Wall in stairwell needs to be cut out and repaired. 16”x16” drywall needed. Would need to reinforce wall by adding studs. Same with the ceiling. Replace drywall in both areas and apply mesh tape on seams. Multiple coats of joint compound and sand each coat. Multiple coats of paint that will need to be paint matched.

Homeowner had a pinhole leak on a polybutylene water line in the garage. Shut main off and replaced section of pipe with Pex. Turned water on and purged air from the system.

Replace 3 way switches and gfci outlet

Technician replaced fill valve, supply line and canister to master toilet upstairs.

Upon arrival, I met with the homeowner to discuss a leak originating from the primary bathroom shower during use. The homeowner stated that the issue had been ongoing for some time and, as a result, he began using the hallway guest bathroom. He also reported experiencing low water pressure at the tub/shower combinations, while all other plumbing fixtures throughout the home appeared to be operating normally. We began by testing the affected fixture and confirmed the low water pressure concern. After isolating the water supply to the home, we removed the existing tub/shower cartridge and found it to be heavily corroded and failed, which was determined to be the cause of the pressure issue. The cartridge was replaced, and the water supply was slowly restored at the meter. The plumbing system was then purged to remove any trapped air and verify proper operation. Customer called us out for both upstairs bathrooms backing up. On arrival i tested the toilets until they started to gurgle. I gave the customer multiple options and they chose to pull the daughter’s bathroom toilet and run a cable machine down the line. I removed the toilet and ran the cable down the line successfully clearing the blockage. I then reset the toilet, tested and cleaned throughly. Left quote to replace toilets with customer.

Provide and install new flood light over back porch.

GFI kept tripping due to extension cord being filled with water. Ran new line For an outlet making it closer so she doesn’t have to use a extension cord.

On the back porch I dropped the existing ceiling fan and installed a new connector for the wiring coming into the box. I supplied and installed a new medallion to cover the mismatched paint as a courtesy then I installed the new customer supplied receiver that matches the ceiling fan. After installation, I cleaned my mess and tested the fan to ensure that everything was working.

Outdoor capacitor failed. Replaced with approval. Once replaced, it was noticed that the compressor is running extremely hard. Even with a cool 72° outdoor temperature, the system is running very hard and very very hot. The unit is 21 years old. Several components are weak and could fail at any time. Advised homeowner that the heating may also not be 100% safe to operate the capacitor that was replaced today could still fail again at any time due to how hard the compressor is running. Given the age and condition of the system, the decision was made to be proactive and discuss replacement options with a project manager. Capacitor left in place to hopefully help get by until the system can be replaced. Thank you for choosing TE certified! Upon arrival spoke with customer about a leak in the front yard. Gave options. Dug up wet area and found a blown out irrigation tee where it tees off the main line. Cut out tee and rebuild the sections with a new tee. Restored water and back filled the area. No leaks or movement on the meter were observed. Area was cleaned up and returned to rough grade.

No cool whole home. Upon arrival found 2022 Goodman 3 ton ac with trane furnace. System was calling for cooling but outdoor unit not running. Found ants in contactor preventing switch from closing and turning outdoor unit on. Replaced contactor with customer permission and inspected system to find ac is dirt, system lacks wet switch, blower is dirty and drain line runs flat along attic floor. Quoted additional repairs. Customer signed up for maintenance. System operating upon leaving.

Replumb new waterlines inside the house, running in the attic insulated properly with batten insulation vapor barrier and pipe insulation. Replace the water heater in the garage on a stand and in a pan with a new expansion tank. Replace pressure regulator and reinstall stream Labs auto shut off for main line and recirculating pump for the water heater. Repair irrigation lines that were damaged when running new mainline into the house and repaired main drain line that was also damaged during the trenching process. Turn water on to test everything. Make sure that everything is a working order and there are no other issues. Work has been completed and permit is scheduled for next week.

Arrived on site to assess damage from a lightning strike. The homeowner walked me around and showed me where his outdoor GFCI outlet wasn’t working. We believe the lightning came through an extension cord and jumped to the GFCI outlet it was hanging on. This caused damage to the GFCI outlet. He was also smelling a burning plastic smell from the dryer. The outlet showed signs of heating up. This was also due to lightning. The upstairs loft area was not working. This was due to loose connections caused by the lightning strike. I installed all new switches, outlets, and cover plates for the upstairs loft. I installed a new dual function breaker for this circuit. I installed a new dryer plug for the dryer and replaced the basement outdoor GFCI with a new weather rated GFCI outlet and cover. I also installed a new grounding system for the home. This brings the grounding system up to today’s safety standards. I also installed a new whole home surge protector at the main panel. Technician replaced the thermal expansion tank above the water heater and extended the piping to properly secure the new expansion tank to a support bracket. The pressure reducing valve (PRV) was also replaced due to excessive water pressure affecting the plumbing system. A new 1/4-turn shutoff valve was installed at no additional charge. In the master bathroom, the pop-up drain assemblies were replaced on both the his and her sinks. The tubular drain piping was reconnected and tested for proper operation. The plumbing system was then pressurized and thoroughly tested, with no leaks found at this time. Recommendation: Technician recommends replacing the existing water heater due to its condition and age.
