Thorough and informative
Arrived n site to troubleshoot the ceiling fan in the master bedroom. The ceiling fan was causing the breaker to trip instantly when turned on. We tested power at the ceiling fan and was getting the correct voltage. We separated the ceiling fan and the fan light. When the fan light was connected without the ceiling fan, it worked. We informed the homeowner that he needs a new ceiling fan. We also recommended separating grounds and neutrals in the main panel as well as installing smoke detectors throughout the home. The homeowner is going to install the new fan himself.
No cool basement unit. Upon arrival found 2004 Goodman water coil heater with straight 2 ton ac in off position. Customer stated he had a home warranty and they would need to talk to me once diagnostic was made. Turned system on at thermostat and observed fan running and compressor not. Upon further inspection found dual capacitor had failed. Compressor would not start on first try every time it was tested but would start on second try every time, contactor is pitted, compressor has higher then expected amp draw, ac is dirty, system lacks any flood protection and secondary drain pan. Condensation line runs into pump for main level system which is not permissible by code, system is short on both return and supply air, and blower motor has play in shaft indicating bearing failure however it is operational at this time. Spoke with home warranty company with homeowner present, as homeowner believed they would only cover the capacitor. Capacitor was replaced and system was tested

Homeowner called us out due to high water bill and water coming up near penetration. We exposed the area at the front of the house and found a pinhole leak on pvc going through the penetration of the home. We cut and removed the section and transitioned to new copper. All work was tested and checked for leaks. We also seal both sides of the penetration with tar and hydraulic cement
Removed and reinstalled return plenum. I also replaced the blower motor capacitor. System needs a new outdoor disconnect and I recommend to have better flood protection installed.

For today’s service, I performed a maintenance on the tankless water heater by cleaning out filters and flushing out scale buildup inside of the water heater and added isolation valve and check valve on the return line that was causing inconsistent, hot water and hot/cold mixing everywhere around the house. Work is complete, and there are no other plumbing issues at this time.
Homeowner called us out to assess water pressure issues in home. After assessing the plumbing system, we replaced the PRV, main shutoff, expansion tank, master shower cartridge, and water heater piping. We repiped the main and main hot feed lines because they were ran through the hvac air intake. There was also a main water break outside due to a broken sharkbite fitting underground which caused severe water loss but we made a permanent repair. All work was tested and checked for leaks.

Completed the following work: Installed (2) junction boxes in the attic with a jumper inbetween to repair the chewed up wire. Install (3) blank plates over the open junction boxes Remove the (2) existing attic fans and install (2) new customer supplied fans. Expand the box by the guest room upstairs from a single gang and into a 2gang box and install a switch leg for both of the new attic fans. Set the thermostats to 50 degrees per customers request so they may operate the fans.
Arrived on site and customer stated Rinnai tankless water heater was throwing a code 11. We ran a diagnostics on the heater, and during our findings with RINNAI, we were told to disassemble the unit and clean and clear all components such as the burner assembly, fan blower, heat exchanger , exhaust and check the gas valve . Once we disassembled the heater we cleaned out all parts and reassembled. When all was reconnected , we turned the unit on and ran water in the house for about 20 minutes. During that time code 11 did not appear . Cleaning out the unit has got the unit back up and running without issues. Any other issues in the future will require additional diagnostics .
Start digging in front yard to locate leak
Upon arrival spoke with customer about a noise coming from the system when the irrigation is turned on. Turned on the irrigation and ran the system through the different zones and was able to replicate any noises. Customer signed up for our home care plan so I did the plumbing evaluation. The home is new so the plumbing system is in good shape and has had many builder quality parts upgraded. The front bathroom toilet components were degrading so the customer chose to rebuild this toilet. Installed new fill valve, 3 inch flapper and supply line. Tested thoroughly.
Upon arrival, met with customer and spoke with him regarding their issue. Customer is experiencing a leak from the base of the toilet in the upstairs hall bathroom. Customer has already purchased a new replacement toilet and would like to replace the old one. The stop valve and supply line are integrated so I also recommended installing a new stop valve as well. Presented customer with options and after getting signature approval and the necessary materials I began work. Shut off water at the meter removed old toilet and wax. Flange is in good condition for reconnect. Cut out old stop valve and installed new solvent weld CPVC angle stop and stainless steel supply line. Assembled new American Standard toilet and installed new wax ring, and nylon closet bolts. Set toilet and secured it to flange. Returned water and repressurized the home and bled air from the lines. Flushed toilet several times. No leaks and toilet is functioning properly. Applied fresh caulk around base of toilet and ad

Following our previous visit, the homeowner proceeded with the recommended replacement of the water service line from the meter to the pressure reducing valve (PRV) located in the garage. Upon further investigation, it was confirmed that the existing service line had failed and the leak was occurring beneath the garage slab. Work began with hand digging and trenching outside the home to expose the service line path. We then gained access through the garage concrete floor to create a new service line penetration. The new water service line was installed along the garage wall and properly secured to eliminate slack and ensure a safe, professional installation. As part of the repair, we installed two new emergency shut-off valves. One valve was installed in the newly installed meter box alongside the dual check valve, and the second shut-off valve was installed near the water heater. The valve location near the water heater was adjusted to provide easier access for the homeowner. Once
Ceiling in downstairs bathroom has 20”x18” hole. Wall in stairwell needs to be cut out and repaired. 16”x16” drywall needed. Would need to reinforce wall by adding studs. Same with the ceiling. Replace drywall in both areas and apply mesh tape on seams. Multiple coats of joint compound and sand each coat. Multiple coats of paint that will need to be paint matched.

Excellent service
A/C went out late Friday evening in mid-July. After calling many places without much success, TE returned my call and was so courteous that I cancelled another appt I had with another company. Tech was here in less than 2 hours. Turns out the condenser had a couple of fried connectors from a power surge, likely from a recent thunderstorm and power outage. Resolution was reasonably priced IMO. I will use TE Certified again.

TE dispatched their technician Jeffrey Phung within 30 minutes of an emergency phone call. He completed his troubleshooting and made his recommendations. He discovered some additional underlying issues that could have resulted in significant damage to our home from fire. We would never have known until it was too late. Jeff documented the repair plan, gave us several options, and discussed the benefits of each option. Once we approved the work Jeff worked nonstop for 12 hours to complete the job. He is knowledgeable and a consummate professional. We will use TE in the future and request Jeff to do the work.
