Customer had a portion of cast iron fail on the crawlspace, leaking near the air handler. This house is from 1969 and most of the cast iron iron has been replaced already. This failure was near the main drain stack. I saw cast iron in the laundry room and gave an option to repipe the washer box and the laundry sink. This area isn’t currently experiencing issues. Replace a portion of cast iron, including the leaking branch, the wye, and a portion of the stack the two main lines connect to before the pipe goes underground. Confirmed the pipe had proper grade and supported it using J hooks. Tested for leaks and verified the drains were functioning properly. While I was had the line open I noticed some advanced grease buildup in the kitchen drain line. I notified the customer and suggested a drain technician hydro Jet the line. I cleared as much as I could with a 5 foot probe. We talked about the possibility of property medics coming out to evaluate the sewage in the crawlspace. I let

For this job I replaced a broken outside hosebib, customer did not want to go with the original frost proof. He chose the standard hosebib installation. I tested and left work area clean.

Replace outlets, new kitchen light, back porch outlet.

Install a Halo 4 stage water filter. Connect to the customer supplied reverse osmosis faucet. Create a connection for draining and for water supply. Put the filters in a place the client is happy with. Verified there are no leaks across the system. Instructed the homeowner on how and when to flush the unit. Installed air gap inlet and outlet on the drain waste line.

Open dining room ceiling to determine where water mark is originating from No sign of any leaks. Water mark appears to have been from previous issue from master bathroom tub and residual water worked its way down the drywall seam.

Customer currently does not have any form of whole home surge protection, so we will be giving them an option to have it installed in their main electrical panel

Replace duct board and fabricated sheet metal transition with insulation. Relocated condensate pump into the drain pan

Perform a systems home care maintenance. Change filter, tested all electrical components, flushed drain line, tested thermostat, Tested both system on cool and heat, checked pressures and refrigerant. Units are running, however there are some issues that need to be addressed, let costumer know and left details and option on inspection sheet attach to this email follow with quotes. Arrived at customers home to finish another tech job. I installed three fan covers on the exterior of the home from when the previous tech installed exhaust fans in the home. Two of the exhaust fan covers were in the soffit. The other one was on the wall. I also installed a stack toggle switch and gfci outlet in the master bath that was from the previous tech quote. The customer also wanted the stack switch and gfci in the downstairs bathroom. I installed a stack switch and gfci outlet in the downstairs bathroom just like the one in the master.

Completed HC inspection Failed defrost board, dirty condenser unit and blower wheel. Tstat is communicating but won’t allow option to reconfigure to bypass the duel fuel option. Neither AC nor heat pump features are operational at this time.

For this job we had replaced the main panel last year. Since our work was completed customer had the bathrooms remodeled. Contractor ran a dedicated 15 amp circuit to the new bathrooms through the crawl space. Customer also had some work done in the back yard and the crew was using circular saws and power equipment with a drop cord ran through the window to the bathroom as it was the closest outlet for an extension cord. After inspection we found that the breaker had tripped from an overload.

No cool. System running fine on arrival, found water in secondary drain pan. Condensate drain draining very slowly and seems to be piped into gutter on rooftop where we can not access. Advised customer to get company out to verify the drain exits into gutter, they will call back for service when they have confirmation, system working as it should at this time.

Replace light fixture and outlet

We replaced the panel due to a burn that was causing a burnt plastic smell and due to the fact that the panel was overloaded

For this job I replaced a leaking water heater. I installed new 50 gallon gas heater with a 4 year extended warranty kit making the water heater a 10 year warranty. I installed new pan, elevated heater, capped off pan and left a water alarm inside of pan. I installed new expansion tank and secure to heater using mounting bracket. I made all new copper connections and I made new gas connections aswell. I set temperature of heater to 120 degrees. On expansion tank I set psi to 75, house psi is 70 psi. I tested and left work area clean.

Today we came out for system freezing up client has carrier single stage 4 ton system located in basement. Client informed me upon arrival the filter was very dirty and he replaced it after the system froze over. Checked refrigerant pressures they were good and checked delta t it was 20 degrees. Client says in the summer that upstairs is 10 degrees hotter than main level let customer know they have a basic builder grade unit that does not dehumidify. Customer is interested in adding zoning will have project manager give option to install inverter technology with zoning. Client is missing service caps on compressor and coil is impacted.

Upon arrival, customer notified me that the outlet on screened in back porch is reading open ground. We will need to conduct a diagnosis to determine where we need to reconnect the ground wire in order for the remainder of the circuit to be properly grounded. We will also give the customer an option to install a weather resistant outlet at this location. Customer has an outlet near the electrical panel that is reading, hot neutral reverse. We are going to give the customer an option to diagnose this location as well. Install a ground fault circuit interrupter. This outlet is installed in an unfinished area located in the basement. We replaced the box for the outlet located in the basement because it did not have a bonding screw available. This was done as a courtesy for the customer. After install installation of new outlets they are now reading the correct wiring

Plumbing system evaluation. Inspected every fixture in the home. Before inspection I was given a list of things to look at by an inspector which included: hosebibbs (front and back), upstairs and basement faucets, toilets, t&p valve, tub drains, and sink popup assembly.
