The bare minimum basic repairs to get the system running today. Based on our findings today, it might be time to think about getting a brand new system. System was low on charge. Could not locate leak visually or with leak detector. Nitrogen leak search is recommended to locate where the potential leak may located. Have scheduled installation supervisor to go over main floor equipment and adding a second system in the attic.
Due to the venting on the existing water heater being not pitched properly or being double wall B vent in an unconditioned space a power vent water heater would be a good option in this scenario. We would move the new water heater to the corner of the room and have the pvc vent pipe going through the brick of the home on the side. Bring hot and cold lines over to new unit and also replace the main shutoff and pressure reducing valve since the current one when installed bent the main copper line as shown in pictures. Cap existing vent line from old water heater and bring existing gas line over to new unit. This will be an upgrade overall due to the power vent water heater being more efficient than a standard natural gas. Update: all work has been completed and everything is working properly
SERVICE CALL: Upon arrival the homeowner stated the first floor was working properly in cooling mode. After complete troubleshooting. Found the gas furnace is 12 years old . No wet switch to prevent water damage. Tested outdoor condenser unit Rheem 4 years old. Tested the condenser fan motor is overheating and tripped the internal overload. Tested internal windings resistance of the condenser fan motor are low than 100 mega ohms. Tested the compressor windings are below 100 mega ohms. Parts are still under the manufacturer warranty. But not the labor. Not refrigerant or miscellaneous. The run capacitor 45/5 mfd is weak. The contactor is filled with the ants. The disconnect box is also filled with ants. The condenser coil needs deep cleaning. System is up and running but will Failed soon homeowner is aware of the conditions of the equipment. Customer declined any repairs and he stated he will talk with his wife and will call us back with final answers. Thanks for choosing te certifie

This estimate includes furnishing all labor and materials required to run three new dedicated electrical circuits for bathroom exhaust fans. Scope of work consists of routing each circuit from the electrical panel to the respective existing switch box locations, making all necessary connections within the switch boxes, and ensuring proper integration with the contractor-installed bath fans. Work also includes supplying and installing three new code-compliant safety breakers in the existing electrical panel, properly labeling each circuit, and testing for safe and proper operation upon completion. The contractor will be responsible for the installation of the bath fans and all associated fan wiring, with our scope limited to providing the dedicated power circuits and breaker installation as described. We met with the owners. The tub in the hallway bathroom has been starting to struggle draining. Nothing else is affected. We tested and confirmed. From the overflow, we ran the Milwaukee cable and were able to clear the blockage. I also found the tripwaste was adjusted too low and was likely partially blocking the drain. I adjusted the trip waste and tested. We also provided a bottle of Endure for drain maintenance. While on site we also discussed the low water pressure and lack of hot water. The water pressure in the home is consistently low but both hose bibs tested at almost 100psi and are likely unregulated by the PRV. We also discussed future plans to replace all the cast iron drains. For both the drains and PRV, I advised having a supervisor on site. Perform draining clearing on tub or shower drain trap. For this job I pulled and reset existing toilet that was loose , let customer that flange is not installed correctly and needs to be fixed. If toilet comes loose again then we will need to make appropriate repairs to have toilet secured. Also replaced angle stop valve. Tested and checked for leaks conducted a super clean up.

On today’s visit I met with the homeowner. The homeowner expressed an issue with the basement shower drain. I took a look did some testing and the shower drain backed up within a couple minutes. I took a look into the crawl space there is some remaining cast iron exiting the foundation of the home. The homeowner is aware of the existing cast iron at this time. I wrote up some options to get the shower draining. I received approval to begin work and grabbed material to perform the drain clearing. I was successful at clearing the showering drain. The shower is draining properly at this time. I also did a super clean up and poured the first dose of endure into the shower drain. Pool panel replacement

Customer has 4 y/o 3-zone Trane system that operates for whole house. System outdoor unit was working sporadically due to damaged low voltage wire for AC. Repaired low voltage wire. However, blower motor has failed as well. Must order blower motor and return to install component. System is currently not working.
Open access in wall behind shower valve and install customer supplied shower valve and trim. Estimate does not include Sheetrock repair. Performed work as per estimate.
Installed whole home surge protector, changed three switches out, and bonded/grounded the metal box for the back patio switches in the living room.
The customer informed me that the two getting light switch box for the back patio sparked on him when he tried to flip the switch and it made everything on the back patio go out and it made his office lights go out, and they have not worked since. This option is to go through and do a troubleshoot and figure out what is going on and to evaluate the electrical system for any possible hazards. This is to add a surge protector at the panel, change three switches, bond the back patio switch box, ground the back patio switch box, and change the dining room fixture

Install GfCi outlets in the bathrooms upstairs and run a new dryer circuit, install GFCI breaker for dryer circuit and install a new 4 prong dryer plug
Homeowners dishwasher backed up and caused water damage. Decided to reroute the dishwasher drain line to the kitchen sink. Repiped the kitchen drains to remove the S trap. Drain line has a P trap below the cabinet and we don’t need to double trap the system. Ran new dishwasher drain tube through the cabinet and connected to the disposal. Installed a shut off valve for the water line to the dishwasher and new supply line. Tested and everything is working properly.

I think I just found my go-to plumber. I managed to turn a simple attempt at cleaning my bathroom p-trap into breaking the sink drain, and Andrew Fitch came in and saved me from my own do-it-myself fail. Andrew replaced my old p-trap, installed a new faucet and drain, and even discovered that there was no water shut-off valve for the sink, which he also took care of. What I really appreciated was not just that he fixed everything, but how calmly, quickly, and thoroughly he did it. Andrew worked cleanly, was considerate in my home, and never made me feel ridiculous for asking a million questions and going off on side tangents, which I did, at least twice. Andrew was knowledgeable, patient, and clearly takes pride in doing things the right way.
