COMPRESSOR REPLACEMENT: Reclaim refrigerant. Remove and dispose of existing compressor. Provide and install new 3-4 ton single phase compressor. Install 3/8" liquid line drier, vacuum system to 600 microns or less, and pressure test with nitrogen to prevent moisture and leaks. Add in refrigerant. Replaced failed drain line and added emergency wet pan switch and in line ac drain switch. Tested system and safety devices and system is working with no issues. Advised customer no warranty on drain clogging due to amount of rust build up that was discussed prior to repair.

Upon arrival, met with customer and spoke with him regarding their issue. Customer showed me inside and to the main level guest bathroom. Customer states the toilet is clogged and they have not been successful in plunging it. It is a Kohler toilet w/ cylinder flush valve. I gave the customer options to clear the toilet and after getting signature approval I began work. Ran closet auger and cleared soft blockage. Flushed toilet several times with and without toilet paper and it is functioning correctly. The yellow piece at the top of the flush valve had broken off and was held in place with a zip tie which also broke while I was flushing the toilet. I spoke to the customer about repairing/replacing that broken piece and customer will likely either zip tie it again or repair it themselves. Cleaned work area. Customer is satisfied.

Performed a complete evaluation of the upstairs and basement HVAC systems. Upstairs System Measured approximately 140 CFM of return air deficiency, restricting airflow and reducing system performance. Recommend adding a return air register above the thermostat to improve air circulation, comfort, and thermostat accuracy. Condensate drain line is missing both a cleanout and proper vent, increasing the risk of drain blockages and water damage.Found organic growth inside the air handler. Recommend cleaning and sanitizing the air handler and cleaning the evaporator coil to improve indoor air quality and system efficiency. Outdoor compressor capacitor has failed and should be replaced to prevent hard starting and potential compressor damage. System is missing both a wet switch and an inline float safety switch, leaving it without proper overflow protection in the event of a clogged drain. Upon arrival customer stated that dehumidifier was not working in the basement area. Unit is 6 years old. Found that system has a failed control board. Unit may have other issues, coil is very clogged, filter was clogged, refrigerant lines were corroded and small pin holes were about to occur. Advised customer of issues with system, customer does not want to repair or replace at this time. They are about to renovate the basement and will have us come out to quote a new system down there and dehumidifier. Do recommend updating dehumidifier at the time of install.

Arrived spoke with customer he stated system was not cooling. He shut unit off, then cycled back on. He noticed outdoor fan rev up and then slow down to about 50%. Spoke with tech-support. Ran some test. And determined bad VSODU board and outdoor air temperature sensor. picked up parts and returned to install. Removed faulty, outdoor control board and outdoor temperature sensor. Install installed new outdoor control board and outdoor temperature sensor. Cycle system on. All systems operating. Make all repairs necessary to restore the unit to full health and eliminate all other concerns.

Upon arrival customer explained system for upstairs was leaking at the elbow joint and down the wall. Stated that it was very wet in area. Customer needed estimate on new drain line. System is 18 years old, did recommend updating system, customer declined recommendations at this time. Gave customer estimate for new drain line and flood protection. Advised customer that evaporator coil is very rusted workmanship would be covered under warranty, drain line not under warranty due to rust build up clogging line. On arrival, the homeowner informed me that the outdoor circuit is tripping immediately when he tries to reset the breaker. It powers an outdoor outlet/cassetta and outdoor outlet switch combo for a floodlight on a post and potentially other outdoor outlets. There are lights along the outside of their fence, ran off of a cassetta and outlet combo under the deck that also has not worked for about six months. This option is to troubleshoot both issues. After doing my troubleshoot, I found that there was a really bad nick in the wire in the switch and outlet for the floodlight on the post. There’s an entire quarter inch section of sheathing missing and it was touching the metal plate of the outdoor bell box causing arcing and burning. Whoever ran the electric, ran it in UF and just ran it under the deck with no conduit. So this option is to replace both bell boxes, run a new wire to the other box closer to the house that powers the fence lights, replace both outlets in the bell boxes, repl

For this job, I came to look at a unit that was not cooling. Once I arrived, I proceeded to hook up my gauges, and immediately noticed that the mini split was low on refrigerant due to its standing pressure. I proceeded with a leak detector to inspect every single joint and fitting to see if I can detect a leak. I immediately got a hit on my leak detector when I inspected the outdoor coil. Unfortunately due to the refrigerant this unit contains, the distributors have stopped manufacturing these coils. Unfortunately, it would be impossible to replace the outdoor unit so the only option would be to replace the full system with the new adequate refrigerant that has not been phased out. For this job, the customer called us out today because she wanted to replace a broken flood light and she had intermittent flickering lights throughout the home. I replaced the flood light with one of our fixtures and found that the voltage is fluctuating from the line side of the meter. I came out to investigate an issue with a circuit, not working. The issue was caused by loose neutral wiring in your panel and the connections not tightening all the way because this is an older panel. I was able to move the neutral wire to another location in the panel and landed. However, I do recommend replacing this panel. As these connections wear out, and there are loose connections with your neutrals, it will cause heat and arcing inside the panel. Also, you only have a three wire coming into your house from the service when the new codes require four, so that you can have a neutral landed in your panel. The most ideal solution would be to replace the service which includes replacing the panel and bringing your house up to code. I’m including prices for a new panel and meter base as well as the items that you requested in the basement which involve replacing some of your old wire that has new ground with new wiring and adding an outlet in the basement as well as making sure the

Performed gas leak detection test on recently installed stove. No leaks were detected on supply side connections. After monitoring oven with gas valve engaged for 45 minutes, no scent was detectable either. Advised homeowner to cut gas valve off overnight and turn back on in the morning. If issue persists, it was highly advised to the homeowner to cut off the gas valve and contact an appliance technician or original installer for further diagnostics.

Today we came out to complete previously quoted repairs of: installing APCO-X UV light, static filter, blower capacitor, hard start kit, flood protection, adding bypass duct and damper motor, cutting in a new return duct, cleaning blower wheel, and cleaning condenser coils. System is a 9 year old Lennox Furnace located in attic servicing whole home. Equipment is single staged and zoned for 3 floors. Compressor is over amping each time system comes on for AC. Heat exchanger has several hotspots, a couple of eye lits are chipping, and there’s a chip along the seam line. After going over all findings and options, customer has decided to have a project manager come out today to quote replacing full system and having APCO-X UV light and static filter installed. Both light and static filter have been installed and project manager is scheduled between 2-5pm today. Homeowner states another company said his compressor was bad and he wanted a quote from TE to replace it. Compressor was shorted to ground and leaking from the plug, also found capacitor to be faulty bubbled out. Replaced compressor and filter drier. Brazed with nitrogen. Did pressure test. System held 300 psi on both sides for 20 minutes. (NO LEAKS) pulled vacuum to 500 microns and weighed in the correct refrigerant charge. Compressor is out of warranty. Homeowner is aware. Systems pressures were acting kind of strange after putting in charge but eventually equalized. This Band-Aid option comes as no warranty repair. I will follow up with the homeowner in two months to perform an inspection of the system.

I think I just found my go-to plumber. I managed to turn a simple attempt at cleaning my bathroom p-trap into breaking the sink drain, and Andrew Fitch came in and saved me from my own do-it-myself fail. Andrew replaced my old p-trap, installed a new faucet and drain, and even discovered that there was no water shut-off valve for the sink, which he also took care of. What I really appreciated was not just that he fixed everything, but how calmly, quickly, and thoroughly he did it. Andrew worked cleanly, was considerate in my home, and never made me feel ridiculous for asking a million questions and going off on side tangents, which I did, at least twice. Andrew was knowledgeable, patient, and clearly takes pride in doing things the right way. I was extremely grateful for his help, and after this experience, he is absolutely the plumber I’ll be calling from now on (sorry, Andrew).
