Homeowner called in in regards to a system not keeping up. I inquired if she’s had maintenance done recently, homeowner is unsure of the last time she had maintenance on the system. Homeowner was under the assumption of the system was 7 to 8 years old, equipment is currently 10 years old and is out of manufactures part warranty. Found the return to be missing roughly 400 CFM’s. This is the equivalent of running a 4 ton unit with the efficiency of a 3 ton. System does not have any flood protection, not even a float switch. (NO FLOOD PROTECTION) Drain line for the horizontal air handler has no clean out for the pee trap nor a vent stack. Explain to the homeowner she does not have any flood protection and the drain line is not done properly. Went outside found the capacitor to have a low reading. Recommended replacement homeowner approved. I advised her that the capacitor may not be the only issue with the system. After replacing the capacitor the subcool was still around .2/.3. Pressures

Removed and reset toilet in master bathroom. Found that flange was damaged in 2 places causing it to rock back and forth. Replaced flange and reset toilet with new wax ring, bolts, and bolt caps. Caulked toilet base.

SERVICE CALL: Upon arrival homeowner stated the first floor hvac system Is not working properly on cooling mode. After complete troubleshooting I found the hvac system GOODMAN Contractor grade 3 1/2 ton capacity 2015 model about 11 years old is in Poor maintenance conditions the Pleated filter is dirty blower wheel is dirty run capacitor is out of spec from manufacture the inducer motor housing is full of water due to possible Leak at vent flue pipe. Test outdoor condenser unit coil its dirty test refrigerant charge pressures are extremely low perform courtesy electronic leak search at evaporator coil is completely rusted out and is leaking refrigerant. Due to aged and conditions recommend to upgrade complete System. Homeowner wants to get a Quote for new complete system And different options. Appointment is set for tomorrow 6/18/2026 At 8 to 10 to discuss options. Thanks for choosing te certified.

For the shower conducted a leak search/leak detection service for homeowner. They have an irrigation system with no shut off valve. I excavated the area just in front of the courtesy valve shut off in the yard in front of the meter and discovered a T with no valve that feeds the irrigation and the water service. There’s a swampy area in the yard to the left of the sidewalk going up to the main threshold, so I excavated there and discovered there is in fact a failed section of this pipe on the blue poly.

Arrived on site for no ac call. *call back*. Started with thermostat, found 24v no longer present at thermostat. Went down into basement where furnace is, jumped r and y, ac came on. Checked all ends of transformer, 120 present and 24v present on tabs. Went to condenser, checked ohms on coil of contact, loop of voltage present. Checked for high pressure limit, none exist on condenser. Went back inside to furnace, started looking at low voltage wires, started switching r wire with original r wire for thermostat connected to pump. Connected and system turned on, took off and system no longer worked. Checked condensate pump, found to be full of water. Checked plug in at wall connection, found 121.7v at outlet. Condensate pump has failed, not letting AC turn on because of safety switch in pump has died. Needs to be replaced.

Arrived on site for no AC call. Checked in with customer and also checked thermostat, put into a call for cool. Nothing happened. Went down to furnace jumped out Y&R on furnace. AC started right up. Went outside to condenser, checked capacitor (40+5), tested at ( 39.7 +4.8). Pushed in contactor and fan and compressor started up. Thermostat needs to be replaced.
