Called out for a noise complaint. Noise was coming from the upstairs system outdoor unit. The unit was cycling on and off very fast. Eventually the compressor would start making a loud noise. I found the system was low on refrigerant due to a leak in the indoor coil. This cause the system to cycle rapidly on the low pressure switch in the outdoor unit. For today I added 4lbs of 410a refrigerant to keep the customer comfortable while the part is tracked down. Once the coil availability has been confirmed, we will reach out to schedule the repair.
The bare minimum basic repairs to get the system running today. System was not operating in heat mode or in cooling. The power switch was in the off position. Tested the system in heating and cooling. Put a camera in the furnace to inspect heat exchangers and the underside of the indoor coil. I have found several spots and a very large amount of biological growth under the coil. My concern is system is low on refrigerant and the possibility of cutting out the coil to clean it may cause a problem reinstalling the coil as it would prevent proper installation process. The outdoor condenser should be taken apart and thoroughly cleaned and the trane hard start. My recommendation is to compare my quotes to scheduling replacement options and find out which would be best for you and your family.

Today’s project was working on the upstairs bathroom remodel. We added a bath exhaust fan from scratch while adding a switch for it. We came off of the old vanity light and installed three electrical boxes to hang three new vanity lights. We also installed an outdoor outlet in the backyard.
Performed blower wheel cleaning. Tested in heating and cooling. Cleared drain line. Collected payment and also collected signatures.
I came out to do the last touches on the work we were contracted for. I re-labeled the panel so that it was more tidy and filled in some of the gaps as well as giving more details. I did the troubleshooting on the breakers that were tripping and fixed the gym outlets, the garage light, and checked out the microwave outlet in the apartment. That outlet is working fine and does not trip when using a corded power drill so it looks to be an issue with the microwave. I know it did work before and the breaker tripped, but the tripping breaker should not hurt the microwave at all and will only be a sign that there is an arc fault in the microwave. I also installed the missing outlets in the apartment bedroom with no closet and TW’s closet as well as the missing plate in the mirror in that bathroom. Last at your request, I installed two sconces in the apartment living room, as well as a pendant light over the table. We had discussed having a little higher than 36 inches above the table, but

Returned to replace circuit board for Nortek/Fridgeaire furnace. Technician removed existing board and installed new circuit board with wires and connections placed onto designated terminals on the board. Technician cycled system and confirmed that the system is cycled on and off. Homeowner purchased a new Nest thermostat independently and installed it himself.

Bathroom switches
The scope of today’s work included replacing the whole house water pressure regulator, installing a new whole house quarter turn ball valve, installing a new hose bib with vacuum breaker, installing and setting up a StreamLabs whole house leak detection control with a isolation valve and replacing a failed toilet on the main level. Once water was restored all air was removed from the lines, all new connections were checked for leaks, water pressure was set at 66psi, and leak detection device parameters were checked and set. Streamlabs device completed its self start up however it would not calibrate. After several attempts I called tech support who reset the unit. After a few more attempts the unit calibrated and is now working properly. Client is aware that the new toilet should not be used until tomorrow to allow the caulking around the base of the toilet enough time to cure.
Wire basement office
For this job I ran a new water line to a new hosebib installation inside of the garage. I also installed a new 1/2 ball valve to serve that hosebib. I ran new piping in pex and tied into a 3/4 water line in the basement. I tested and left work area clean.

10 years parts warranty
Replaced filters. Checked all operations. No flood protection on any of the systems. Only system in attic has secondary drain pan. Main floor system is draining into basement condensate pump. High risk of water damage. Second floor furnace has cracked heat exchanger and flames rolling out bad enough to burn wires for igniter. This is dangerous. Second floor ac is low on r22 refrigerant. Evaporator coil will collect ice and home owner will loose ac when it gets up in the 90s. Home owner is aware of this and wants to wait to have install manager come out.
Replace both outdoor outlets with new weather rated devices and bubble covers. Install (2) customer supplied closet light fixtures.
Replace two GFCI on the back porch
Toilet flange has been replaced and is secured to flooring, toilet is no longer rocking. Ejector pump is also working efficiently.

Mike was able to pinpoint a small-ish repair that probably saved us tens of thousands in water damage. The HVAC condensate drain failure switch had failed. He replaced it.
