Came out today to complete one system HVAC no cool service call. Upon arrival customer stated that yesterday the unit quit working and they just moved in two months ago. Upon today’s visit, customer approved full system diagnostic. Upon diagnostic found ruud 2 ton air handler and heat pump from 1998. Upon inspection of the system, found the condenser fan motor to be seized up, the system is leaking R 22 refrigerant at the evaporator coil, the condenser coil is heavily impacted, the contactor has burnt and pitted, the capacitor for the outside system is low range and bad on the fan side, the blower capacitor is weak, the blower wheel is heavily impacted, the filter for the system is located inside of the air handler under the coil, the line is the improper size. At this time due to current condition of equipment and age of equipment customer would like quotes to update the system. Customer is aware of all concerns and that our 22 is obsolete refrigerant. No Cool Diagnostic Summary Came out for a no-cool complaint and performed a diagnostic evaluation of the HVAC system. During testing, I found that the system was completely out of refrigerant, which indicates there is a significant refrigerant leak somewhere in the system. I explained to the customer that the next proper step would be to perform a complete refrigerant leak search to locate the source of the leak. Once the leak is identified, we would then be able to determine what component or area is leaking and provide an accurate repair quote. The customer declined the leak search at this time. The customer stated that she has already spoken with the manufacturer, and according to their conversation, the manufacturer advised her that they may provide a replacement system once the required diagnostic testing is completed. I also offered to have an Installation Supervisor come out to evaluate the system and provide replacement options and pricing. The customer declined scheduling

Called out to clear tub drain that was previously given a quote on. Ran a machine through the tub overflow to clear blockage. Also took off the tub drain stopper to reveal it to be extremely corroded and a lot of debris and hair blocking the drain. The blockage was removed and the tub is now draining properly. Plumbing service has been scheduled for Tuesday, September 8 from 11 to 2 to come out and assess several other issues. One of the toilets is filling with hot water, there is high water pressure in the home, there is a leak coming from one of the faucets, the toilet flushing handle is broken on one of the toilets in the guest bedroom, and the tub drain that was cleared today is heavily corroded. Today we arrived on site with customer having issues with pressure staying a steady rate, static pressure was 95 psi or as when one fixture was ran, it would drop down to 45 psi. Replaced PRV and set to 65 psi to resolve issue.

Today we performed a leak inspection on the home, found when you turned the hallway downstairs bathroom toilet off meter quit running. Performed minor rebuild on toilet and no more spin on meter.

Came out to complete one system HVAC diagnostic over smells. Upon arrival, customer stated that there was no unusual smells in the home at this time and his AC system is currently working properly but said that he thinks that smells sometimes come and go from his air conditioner unit. Perform full system diagnostic over the entire system and found that the blower will has built up, the blower capacitor is bad and below range, the indoor coil is clean and is currently not producing any smell, ran camera inside of ductwork and currently found nothing inside of the duct. At this time, there is a floor drain inside of the utility closet behind the water heater, which may be producing smells due to their not being a trap. At this time, customer approved no options of repair. System is where customer left it.

No cooling call, upon arrival outdoor unit was not coming on checked for 24 volts call for cooling at furnace control board and control board was not receiving 24 volts, there is a break in the yellow wire going to thermostat, swapped Y terminal wire to blue, after swapping wire outdoor unit was receiving 24 volts, refrigerant levels look okay, compressor is overamping, recommended hardstart kit, ductwork for home is also not in good condition, crawlspace is not encapsulated, system also does not have any flood protection installed, recommended install supervisor to come out and quote replacement of AC and ductwork, also replaced bad contactor on outdoor unit that was reading 8 ohms, system is cooling properly at this time however system can fail at any point. Install supervisor is scheduled for Monday 11-2AM. The bare minimum basic repairs to get the system running today. Based on our findings today, it might be time to think about getting a brand new system.

System inspection upon arrival system was running, checked system and found multiple issues with system, both dual and run capacitors are bad reading out of tolerance, system is also a little low on R-22 refrigerant, R-22 is obsolete as of January 2020, evaporator coil is heavily rusted, also insulation around Lineset is in bad condition, also Ptrap should be insulated, blower wheel is dirty, condenser coil is also dirty, there is also no flood protection installed to protect the home against any water damper that may occur due to a clogged drain line, we had one of out install supervisors run a load calculation on the home and the system is undersized for the square footage of the home, even if repairs are made the system is still not going to cool properly, system will need to be replaced with a bigger system in order to reach comfort levels inside of the home, without upsizing and replacing system existing system will not cool properly system is also 17 years old lifespan of a syste
