2 system inspection, checked amp draw of compressors, blower motors, condenser fan motors, as well as inducer motors, all amp draw look good, checked capacitors and found that all capacitors were good except for upstairs capacitor, customer agreed to replace upstairs capacitor, checked Freon levels and found that sub cooling was a little on both systems, recommended adding refrigerant to systems, customer only wanted to add 1 lb to upstairs system and 2 lbs to downstairs system, unit still could take a little nit of refrigerant however customer only wanted me to add 1 lb to upstairs and 2 lbs to downstairs system, flushed drain lines, changed 2-16x25x1 filters, customer is interested in homecare service however will sign up at a later date, recommended hard start kit for downstairs system, also recommended blower wheel cleaning as blower wheel is a little dirty, recommended cleaning blower wheels, units also do not have standard TE flood protection, recommended wet switch for both syst

As we arrived today it was explained to us that multiple breakers over a period of two days have tripped in the home. All of the affected breakers are AFCI. It was explained that nothing unusual was going on at the home like storms or power outages. He also explained that no high energy appliances like heaters, vacuums, or anything else was plugged into the affected areas when the breakers started tripping. After going to the house, we did not find any thing in those areas that would normally make breakers trip because of over current. We removed the electrical panel cover and checked everything inside of it. All breakers were functioning properly with connections that were tight and secured properly. There were no signs of melted or burned wires or any corrosion anywhere inside of the electrical panel. As we arrived today, it was explained to us in the outside attached garage. That power was lost to some receptacles. Customer explained that his wife had some heaters plugged up in a separate building with an extension cord back into his building. He said once he plugged up another heater in his building, he heard the receptacle making sounds almost like sizzling and smoke came out out of the receptacle in question. We replaced both receptacles and installed two GFI‘s in place. I also grounded the boxes properly to the metal box they were installed in since there was no ground wire in the pipes. We also installed 20 amp fuses instead of the 30 amp fuses that were there controlling power to that circuit. I’m attaching an estimate for installing a new subpanel to replace the disconnect and to re-pull all of the wiring in the receptacles along with a new ground. It was great meeting both of you today! Arrived on site. Homeowner showed me to 40 gallon gas water heater located in garage where a water heater is leaking at base. Water heater was installed in 2019. Water heater was a Home Depot performance water heater. Informed homeowner that water heater will need to be replaced due to being beyond repairable. Removed existing water heater and single wall venting. Installed new double wall venting. Installed new shut off valves and sediment trap for gas line. Install new pan underneath water heater. Connected to existing temperature and pressure relief valve line. No leak at this time. One year warranty or parts in labor.

Today we installed a surge detector in the electrical panel replaced three smoke detectors and install installed a new keyless light fixture in the attic space. We also talked about multiple other things we’re going to do in April. The estimate has already been signed and we’re just waiting on Matt to give us the date to set it in permanently. Customer had us out today to do a spring system check. System is a Ruud 80% gas furnace and AC coil. System is 20 years old, R22. They do not manufacture that refrigerant anymore. Changed 20x25x1 filter, blower wheel was dirty, there was some rust inside the heat exchanger, the condenser coils were dirty and the contactor is starting to get pitted. System had a 20 degree delta T. System is working properly at this time.

Customer had us out today because his condensate pump was not working. Upon inspection of the pump found that there was a lot of debris inside the pump and that the pump was full of water. There also was a lot of debris inside the condensate tubing. Tested pump, but no water was being pumped. Customer stated that the condensation line runs into the ground outside of wall. Customer did not want me to do an inspection over entire system. Customer only wanted to replace condensate pump. Customer also wanted to wait to replace condensate line. Replaced condensate pump, poured drain cleaner and put drain tablets inside pump, tested pump multiple times to make sure it is operating properly. System is working properly at this time.

Called out to fix pipes going to backflow devices for three different backflows caused by freeze break and to fix urinal in the pool house gave estimate. Customer agreed repaired two different pipes in front of the pool house attached to backflow, replaced flushometer for urinal turned water on found that RPZ was cracked and needs to be replaced. Customer agreed to new price of $2629. paid $1500 upfront. Still need to collect the rest. returned March 12 replaced RPZ for pool house fixed pipe for sprinkler system before RPZ at the front of the community tested everything working properly no leaks at this time payed in full. Backflow test for all 3 Backflow devices were offered by original tech as a courtesy.
