Came out today to perform Seven system HVAC inspection. Upon arrival, customer stated that they were the real estate agent for the property and that the buyer wanted all systems inspected and wanted a quote of repair and quote to replace. Upon inspection of system, number one right side auditorium, found heil, gas furnace from 2021 paired with a high straight AC from 2021, upon inspection of this system found the blower will to be dirty, the indoor coil was dirty, the condenser coil was dirty, the flu pipe was tied in with two other systems that is all single wall pipe not up to code, drain line also ties in with the other two systems with no flood protection or UV protection, also found that the system was short on airflow, causing the system to overheat. Upon inspection of system number two the left side auditorium, this system would not fire up in heat mode due to the heat, exchanger being completely rusted out and had fallen down onto the burners, only option for this system is to

Single system Spring inspection. Completed the HVAC heating and cooling inspection checklist. I ran the system in heat and cooling for 30 minutes and the system is operating according to specifications. I flushed the drain line with two gallons of water. I added drain cleaning tablets and endure to the system to assure it’s draining properly. Please refer to my Inspection checklist for more details.

Today’s we arrived Mike showed us two receptacles that were worn pretty badly, and one of them was melted severely. We replaced both of their receptacles with new white duplex receptacles and covers. While we were here, we also talked to Mike about replacing all of the outlets in the kitchen since he is renovating the kitchen right now. We talked about multiple options for adding and replacing stuff in the kitchen area.I’ve attached estimates for all of these and look forward to coming back and getting this work done for you soon. Completed spring system check. System is a Lennox 80% Gas Furnace and AC coil. System is 10 years old. Checked 20x25x1 filter, filter did not need to be changed but left spare filter with customer. Blower wheel had minimal build up, blower capacitor was testing bad, poured drain cleaner down drainline and made sure drain was clear. This system did not have any flood protection. Delta T was 20 degrees. Upon inspection of the outdoor unit found that the condenser coils were clogged and the system appeared to be about 1lb low on refrigerant. When presenting options to customer, customer chose option B. System is working properly at this time.

Arrived on site. Homeowner showed me to basement where there is an improper tying to sewer line. Informed homeowner that we will need to cut out and replaced with a new 90. Homeowner also showed us to laundry room where gas line needs to be capped. Noticed water heater was approximately 20 years old. Recommend to replace with either hybrid or tankless water heater. Left options with homeowner. Of sewer line and install new 4 inch 90 with bushing reducer. Connected to existing 3 inch building drain. Removed adapter for flex line and installed half inch cap. No leaks at this time.

Called out for TMP constantly running on water heater found that water heater was almost 10 years old. Gave estimate to replace water heater. Customer agreed cut out the old water heater and replaced with new 50 gallon electric tested no leaks everything working properly at this time.

As we arrived today, we installed a dual function 20 amp square D QO breaker in the electrical panel, which will power the new disposal. We will run a new electrical wire from the electrical panel up into the attic space and over about 60 feet where we were drop down into the wall to gain access to the kitchen. Inside the kitchen, we will install a new switch on the wall above the countertop and from that switch, we will run power down to the disposal. Today as we arrived, we came back and installed four new Ring floodlights along with installing new boxes in the soffits because there were none currently there. We also installed a new switch leg for one of the ring floodlights in the back corner of the house. All Ring floodlights worked properly once power was restored. It was great seeing you again today! Service Summary – No Cooling We responded to a no-cooling call on a 2003 R-22 conventional system. After completing a full system diagnostic, we identified a failed capacitor as the immediate cause of the system not operating. We replaced the capacitor and installed a hard start kit to assist the compressor on startup. After these repairs, the system was able to turn on and begin cooling. During the inspection, we identified additional concerns that are impacting system performance and reliability: • The indoor unit is dirty and requires a thorough cleaning to maintain proper airflow and efficiency • The condensate drain line is draining slowly and should be flushed to prevent potential water backup and damage. We will need to add a clean out to flush the line properly. • The system is low on refrigerant and is currently freezing at the evaporator coil, indicating a refrigerant leak • The Electrical disconnect is not properly secured as well.
