The customer called us out to do a camera inspection on a sewer line. They are in the process of buying this home and are in due diligence period. I found sections of bellied piping and provided estimates to get it corrected. The estimates provided will be good for 30 days.

As we arrive today, Michael explained to us that the master bathroom lights were not working. After troubleshooting the affected area, we found that a receptacle in the master bedroom was burned up severely. After replacing that receptacle, all power was restored to the affected area. After you’re doing an electrical inspection of the panel I also found a couple of options and I’m going to list on the estimate. It was great meeting you today, Michael! Came out today to perform two system HVAC inspection. Upon arrival, customer stated that everything has been working but yesterday when she tried to start up the cool it was not working. Pond inspection of the upstairs system found that the thermostat terminal only control board was broken and would not stay in its designed spot on the board. Also found that the blower wheel was very dirty, the drain line ran very flat across the ceiling floor, there was no UV protection, the system did have an in-line float, but did not have a water sensor in the drain pan, the condenser coil was starting to fall apart, the contactor and capacitor outside were both out of range and the indoor coil had some rust and biological growth buildup. Upon inspection of the downstairs system found that the contact air capacitor we’re both out of range, the blower capacitor was bad, there was lots of rust on the burners and rust on the indoor coil as well as biological growth, the drain line for this system also

Sauna circuit

Came out today to complete quoted repairs. On both system in the attic cleaned the blower wheel, added pan and over flow protection, redid all pvc drain lines in the attic and supported drain lines to have proper fall, clean both outdoor systems for the main level. Upon checking refrigerant found both the main floor systems were low. Added 410 to both system and customer is aware that there is no warranty for 410 leaks, at this time both systems are running and working properly.

2 system inspection, checked amp draw of compressors, blower motors, condenser fan motors, as well as inducer motors, all amp draw look good, checked capacitors and found that all capacitors were good except for upstairs capacitor, customer agreed to replace upstairs capacitor, checked Freon levels and found that sub cooling was a little on both systems, recommended adding refrigerant to systems, customer only wanted to add 1 lb to upstairs system and 2 lbs to downstairs system, unit still could take a little nit of refrigerant however customer only wanted me to add 1 lb to upstairs and 2 lbs to downstairs system, flushed drain lines, changed 2-16x25x1 filters, customer is interested in homecare service however will sign up at a later date, recommended hard start kit for downstairs system, also recommended blower wheel cleaning as blower wheel is a little dirty, recommended cleaning blower wheels, units also do not have standard TE flood protection, recommended wet switch for both syst

As we arrived today it was explained to us that multiple breakers over a period of two days have tripped in the home. All of the affected breakers are AFCI. It was explained that nothing unusual was going on at the home like storms or power outages. He also explained that no high energy appliances like heaters, vacuums, or anything else was plugged into the affected areas when the breakers started tripping. After going to the house, we did not find any thing in those areas that would normally make breakers trip because of over current. We removed the electrical panel cover and checked everything inside of it. All breakers were functioning properly with connections that were tight and secured properly. There were no signs of melted or burned wires or any corrosion anywhere inside of the electrical panel.
