For this job I came out and replaced two 50 gallon water heaters, pressure regulating valve and main shut off valve, and 2 wide spread customer supplied faucets. Tested and checked for leaks and conducted a super clean up.

I replaced 4 under cabinet lights, resecured an outlet and added a box extender to a kitchen GFI and added a bidet GFI per the customer’s request in the master toilet room.

During today’s visit, the homeowner reported a potential leak in the garage ceiling. The homeowner’s daughter recently noticed a brown stain in this area approximately one week ago. The homeowner also noted that a past leak had occurred but was believed to have been resolved. To begin our assessment, we cut into the garage ceiling to access the plumbing above the affected area. Directly above the stain, we identified a 3-inch PVC pipe along with nearby water supply lines. Upon inspection, no active moisture or leaking was present at the time of opening the ceiling. All visible pressurized water lines were checked and verified to have no active leaks. Further investigation revealed that the upstairs guest bathroom is located directly above the affected garage ceiling area. In the bathroom, we observed significant hairline cracks and areas where grout was missing between the floor tiles, particularly near the bathtub and surrounding floor. Run cable machine inside shower drain Customer called out because he was experiencing a blockage in his bathtub on the main floor hallway bathroom. Met landlord on sight, went into crawlspace to check out drains. Customer has original cast-iron pipes going into a septic tank in front of the house. Recommended sewer supervisor come out and provide a quote but customer declined at this moment. Ran cable in overflow to clear blockage. Removed hair and brought back cast-iron scaling. Came back to finish up the kitchen rough in done couple weeks ago, installed dishwasher, faucet, garbage disposal, and hooked up the drain to sink. Whenever cabinets were put in the electrician never install the outlet for the garbage disposal, advised customer that it will work after outlet is installed and plug in the disposal. For this call, we came out to inspect garbage disposal and a smell coming from the disposal area. Upon inspection, we found the garbage disposal to not be functioning optimally even with a clear basin. Also found was that there was no p-trap underneath the kitchen sink causing the sewer smells to arise. Wrote up a few estimates to replace the disposal and to do away with the disposal and included in both was to rework the pipes to add in a ptrap for the drains underneath the sink to solve the main smell issue. Homeowner agreed with just the rework and adding in the ptrap to which we began work. Cut out old drains and added in our fittings to get the drains in proper functioning order and then added the ptrap with a new basket strainer. Tested our work for 30 minutes to ensure there were no leaks from the drains and was found that everything is working properly at this time. Also left the breaker to the disposal off at this time. Customer called us out because they are having issues with smells with their toilets. or at least smells coming from the bathroom areas diagnosis was that on the upper level they may have a stack issue as there are three bathrooms upstairs and when one of the further two toilets are flushed, the third toilet has wavering water in the bowl we have scheduled with drains to come out and explore whether or not they have a issue on the second floor or on the stack while at the residence, we had a visibly open drainage pipe for an old dish washer and the kitchen sink was double P trapped. customer agreed for us to remove the inactive P-trap within the unfinished basement as well as get rid of the second P-trap for the kitchen sink. Cut out both PT traps and installed a new 3 x 2 Y and reconnected to the existing drainage for the kitchen sink tested by running fixtures. No leaks as well. Install a chandelier and support box

Upon arrival spoke with customer about an outdoor shower hand held sprayer that was continuously dripping. Customer purchased the shower head and had me install it in march. Shut down water to outdoor bathroom and removed cartridge. Installed new delta gray top. Restored water to outdoor bathroom and throughly tested the fixture. No dripping was observed from the fixture. Advised customer that I could not warranty the cartridge as it is outside exposed to the elements.

Service Visit Summary Technician arrived to perform a diagnostic and inspection of the home’s main floor HVAC system. The system consists of a Trane gas furnace and evaporator coil installed in 2022 paired with a Trane 4-ton air conditioning condenser installed in 2004, making the outdoor unit approximately 22 years old. During evaluation, the system was found to be experiencing a no-cooling condition. Further inspection revealed the primary cause was a crushed condensate pump discharge line, which was preventing proper condensate removal and affecting system operation. System performance testing showed a return air temperature of approximately 72°F and a supply air temperature of approximately 48°F. Refrigerant readings were also outside of normal operating ranges, with low subcooling and elevated superheat, indicating the system is not operating at peak efficiency. Homeowner stated there is a loud noise even when AC shuts off. Sound is coming from crawl space. After visual inspection I determined it was the condensate pump running even after system was shut off and making a very loud noise Replaced pump with homeowners approval Pump was tested after installed and is working normal Thank you for choosing TE Certified!

Arrived on site to perform troubleshoot for two things not working. The main floor floor outlet and basement GFCI outlet. For the floor outlet, it was having hot and neutral reversed and when the homeowner plugged in his couch, it caused a spark. We had to remake connections in a splice box for this to work correctly. We installed a new floor outlet and install a dual function breaker for this circuit. For the basement, we discovered a GFCI that was tripped. We reset the GFCI and everything worked. We replaced the GFCI in the basement bath and installed a new standard outlet by the sink. We discussed doing a service upgrade and installing a new sub panel in the basement with the homeowner. He is going to think about those options. Everything is working properly.

This option is to update master bath, we will do a Redevice and hang fixture provided by customer, two pendent lights over sink, one vanity light in toilet room, we will provide a cassetta switch with remote to make a three way for pendent lights, lights are in basement. The three gfi outlets- see if on dual function already, if not replace with dual and put standard outlets in. Smart switch at pendent light location, pico remote on right wall for pendent lights, dimmer installed for shower can and vanity light and hall light by master door.

System running but not cooling Checked everything out and determined the compressor was not running which was caused by a weak capacitor. Replaced capacitor 40/5 with homeowners approval System tested and running like normal Did not quote anything due to homeowners closing on home in 2 weeks and everything was already quoted at inspection we did in April and that was given to buyers. For this job, I came out to a leaking water heater. Updated evaluation found that water heater was leaking from the bottom of the tank. Went ahead and created options for replacement. Replaced 50 gallon gas water heater with a standard six year warranty heater. After installation checked for leaks and also cleaned up work area.

The bare minimum basic repairs to get the system running today. Contactor failed on outdoor unit. Necessary repairs made with approval. System now operational. Discussed the possibility of scheduling a visit with a project manager, considering the age of the system. That option was declined at this moment, but maybe be discussed in the near future as the home is about to be on the market for sale. System operational upon departure.
