Arrived on site to troubleshoot an upstairs air handler with biological growth. The home has 3 systems in total. An American standard gas furnace / 4 ton AC that controls the main floor, a Mitsubishi mini split that controls a sunroom/living area and upstairs has a 2/2.5ton heat American standard heat pump. Upstairs does indeed have some biological growth on the evaporator and near the supply plenum. This can be attributed to extremely dirty duct work that is severly undersized. It’s 400cfm short on the supply side and 200cfm short on the supply side. We found the in line drain switch was only wired to shut off the condenser and would continue to run with standing water in the pan. We also discovered the 20x25x5” filter when the cabinets only calls for a 20x20x5” filter. Also a majority of the drain is original and wasn’t replaced during system replacement. Scope: Provide and Install new Navien high efficiency, condensing, recirc-capable tankless water heater. Includes calculating proper gas line size, turn off water supply to home, relieve pressure from system, empty contents of water heater, disconnect hot and cold connections, remove old vent line connections, disconnect T&P line, remove old gas whip, dispose of old water heater, mount new high efficiency unit in place, rework hot and cold water lines to connect unit, install new pvc venting through exterior wall, reconnect T&P line, install sediment trap on gas line along with new gas supply, run condensate drain either through exterior wall or into pump (run discharge to exterior location and prevent freezing), program tankless heater by setting board to correct parameters, connect to power supply, test and clean up work area, register warranty, take away old unit. Does NOT include outlet or circuit Installed a Navien high-efficiency condensating recirculation tankless water heater
Installed Navien tankless water heater and Halo 5, 5 stage filtration system in garage up to code. Rebuilt master bathroom toilet along the installation of the recirc tee underneath the right side sink. And lastly replaced the PRV and set the pressure to 60psi. Tested and checked for leaks
Install two Ecobee thermostats for upstairs and main floor units. Verified both thermostats were running heat and AC.
Replaced sewage ejector pump, liberty 404 pump and cartridge in downstairs bathroom. Tested for leaks and function. No issues.
Customers, american standard type p shower and the master bathroom is slowly dripping from the shower head pressure on the house at forty p.S I. After acquiring cartridge and the customer accepted the qu, replaced front end of the cartridge by turning the water off to the home and disassembling the trim and handle off of the cartridge.And replacing. This is not completely take care of the dripping.It has continued to drip after installation just at a slower rate. I have contacted american standard through ferguson.And it is going to take at least a week in order to get the pressure balancing unit sent to the customer. This has been tentatively scheduled 42 weeks out, which would be december twenty second. The customer does know that they can call in early as soon as the part comes in.Which is being delivered at their home to schedule accordingly. The customer had a piece of half inch copper stubbed out with a saddle valve that was no longer working for the.Refrigerator waterline. Customer agreed to have a refrigerator shutoff box installed behind it. Performed work by turning off the water to the house and draining as much of the water as possible.And then cutting a roughly one foot by one foot hole in the sheetrock, to access the copper behind it cut out the stub out and installed a refrigerator shutoff box. Cleaned up after myself and then turned the water back on to the house and slowly primed everything out of the lines. As well, I ran several cups of water through the refrigerator afterwards.Testing for leaks and getting the debris and carbon out. Replaced cracked heat exchanger with a brand new heat exchanger Also diagnosed Intermittent CO reads were caused by a lack of Combustion air in the mechanical closet
Performed 1 system inspection, inspected the entire system tested all electrical and mechanical components. At this time the system is operating properly at this time.
Run new tubing for condensation pump to existing waste drain line. Ran new tube for steam humidifier , added p-trap for vinyl tubing. So that the hot water coming off humidifier will cool down before going to condensation pump. This will help as long as humidifier is not turned up all the way to 50%. Let customer know if this melts the condensate pump again we will have to reinstall humidifier. Tested all work at this time system is operating.
Troubleshoot outdoor outlet not working.

Homeowner had replaced the vanity in the powder room. He wanted TE to connect the water and drain for the lavatory fixture. Once completed we checked and verified a water tight connection on all of our work. Homeowner had already installed fixture exuding the water lines and mixer.
Replaced an oversized breaker for the living room addition and re-put the TV back on the circuit

Customer having issues with washer leaking outside. Opened up wall to diagnose issue. Drain line was all cast iron and it was clogged causing washer to back up and drain outside. Replace drain line to washer and installed new washer box. The waterlines are not warrantied due to this washer box being on an outside wall. Customer is responsible for putting back Sheetrock

System not heating due to condensation pump failed. Pump is under warranty tech , cleaned up water installed new pump . Tested equipment found that condensate tubing is needing to be replaced due to steam humidifier water run off is causing tubing to freeze. Spoke with customer about issues. Customer wants the tubing done tomorrow. Between 2-5 Run new tubing for condensation pump to existing waste drain line. At this time system is heating .
No heat upstairs. It’s a 90% furnace and draft inducer motor making noise and full of water. Removed motor and water inside and installed back in place. Drain line is clear and so the flue pipe pvc. System works normally. Let it ran for a while with no issues. Draft inducer motor has high amperage of 2.48 amps and it shouldn’t be higher than 2.35 amps . Also, it’s starting to make noise and getting hot. System is heating at this time, but, if it happens again, draft inducer motor will need to be replaced. Sent estimates for the repair. No other issues at this visit. Also, recommend to sign up for home care and have us taking care of the 3 hvac systems in the house and customer has a free whole house electrical and plumbing inspection.
Install a new 20 amp circuit for the oven. Install tandem breakers to make room. Install correct size breaker for the cooktop and install Polaris lugs for cooktop junction.
Installed new customer provided gas shutoff for stove. Tested for leaks and function. No issues.
