During today’s visit, we inspected the HVAC systems serving the attic, main floor, and basement. All three systems are operational, but several concerns were identified that need attention to ensure safe operation, prevent water damage, and maintain efficiency. —————————————————————————————————————————— Attic System • System is running both in heating and cooling, but the primary drain line lacks backflow protection and the drain pan does not have adequate flood prevention. • The blower wheel is dirty with biological growth present on the exterior of the cabinet. • No UV protection is installed. • Outdoor unit is slightly under performing due to its coil being impacted with debris. —————————————————————————————————————————— Main Floor System • Unit is operational in both heating and cooling but has inadequate water safety devices in place. • The blower wheel has dirt buildup. • No UV protection is installed. • Outdoor unit is functional but has some debris. ——————————————

Homeowner had us out today to inspect the toilet in the upstairs guest bathroom. During our walkthrough we discussed the high water pressure and older water heater. Discussed options and homeowner decided to move forward with replacing the toilet, the water heater, pressure regulator, replacement of p traps in a few bathrooms, also the whole house shut off valve, and isolation valve for the toilet were replaced. Once all repairs were completed we pressurized the system. Checked and verified with homeowner for their satisfaction.

Today I ran a dedicated 60 amp circuit with a 60 amp disconnect with a whip to a kiln, which is located in the garage, left-hand wall.

Cleaned condenser unit

I was called out to the Bond residence for a Homecare maintenance. They have lived here for about 10 years so we performed a thorough evaluation. During the evaluation we discovered the main/upstairs system is zoned with a single stage ac which is a poor application that causes extra stress on the system, the wheel and ac need cleaned, the airflow was set way too high which I adjusted, the refrigerant was low but I added 12oz today, and the flood protection needs updated, the basement system has some biological growth, the flood protection needs updated, and the whip to the heat pump is improper.

Outlets not working Room re-device Replace smoke detectors

Low volt repair, found broken wire in outdoor unit, repaired in system working at this time. Checked vent that is not blowing air after moving furnace from crawlspace to the first attic and found that ducting is disconnected in the ceiling somewhere using a camera. Client is not going to reattach vent.

Customer wanted inspection of plumbing. Single story slab home, water heater is two years old and installed by reliable. All shut offs throughout the home. We're in good working condition. And most of the areas within the home have been remodeled as far as plumbing is concerned. Customer did have a backwards mowing positive cartridge that had been replaced roughly ten years ago. Customer agreed to have the cartridge replaced. Turned the water off to the home and removed cartridge, installed a new one and slowly repressurized the home. Hot and cold are now in the correct spots.I then went through the home to make sure that aerators were flowing correctly. The only other option that I had brought up was to replace the emergency shut off valve and p.R v as the p r v is thirteen years old.However, it is working and the pressure on the home is at sixty p.S I. For this job, I worked on replacing a water heater and also a pressure regulator with a new whole home shut off valve. Went ahead and drained old heater pulled it out and added the new one with a pan under it. I had to remove a shelf to install new heater. Replaced a 40 gallon gas and put in a 50 gallon gas rheem water heater. Went ahead and tested and cleaned up work area

Replaced upper and lower elements and thermostats in 80 gallon electric water heater Checked electrical on both upper and lower elements after installation and numbers were reading fine at this time. Explained to customer that it’s highly recommended to get an electrician to examine the electrical going to the water heater and panel in order to assure safety and make sure it is also not an electrical issue. Todays work covers only the elements and thermostats and if further electrical work would be required it would not be covered under the scope of todays work Customer also had a loose shower handle in updates bathroom. For this job, I installed a customer supplied Tesla charger.

Replaced the daughter's bathroom bathtub drain, overflow, and drain tee. All new components were reconnected to the existing drain system. After installation, the tub was filled to the overflow level to ensure proper operation and to confirm there were no leaks. All work was completed and tested successfully.

Replace existing tank style water heater with a new professional grade 50 gallon water heater. Camer inspect and clear blockage through back water valve in basement mechanical room to alleviate buildup and allow for proper flow. Tested fixtures several times with no issues

Home care on 2 systems. Both were tested in heating and air . All components tested good . There is te standard flood protection. Refrigerate was tested and was good. The downstairs ac is over 10 years old and equipment will fail eventually. I recommend replacing equipment on the downstairs.

Customer had a question about this mark on the ceiling. It happened to be a shadow and he was under the impression it was a leak. Not a leak no plumbing located in this area. All plumbing is ran from underneath

During our visit, the mother of the homeowner was on site. She mentioned that the water heater was leaking in the garage. Once I was in the garage, it was clear to see that the tank ruptured and water was going all over the floor. I quickly turned off the water and called Mr.Rio and let him know what’s going on. He mentioned that his mother lives here and he mainly stays in Miami. Mr. Rio also mentioned that he will likely move on from this house in roughly 2-3 years. With that information, I created multiple solutions for the customers. I then called Mr. Rio back. After speaking for a few minutes, he decided to go with the 10 year warranty water heater option. The customer virtually signed the estimate and I began my work. The old leaking water heater was removed and hauled away. A new 50 gallon gas water heater was installed in the garage. The flue pipe was changed over to B vent style pipe and fittings for local code requirements. The water heater was installed with a new expansio

During the evaluation we discovered that the system was installed late 2018, the drain line doesn’t have proper slope, the motors are showing signs of wear and tear, there was a pseudo zoning installed on the system that I disabled today, the heat exchanger has rust and corrosion, the wheel ac and coil all need cleaned, the ductwork is undersized for the current system but I believe it’s likely the system is oversized, and the flood protection needs updating. Due to the lack of warranty, poor installation, and possible repair costs replacement is a viable option to update everything to today’s standards.

Two new circuits for garage outlets Panel restoration

Customer stated multiple items fell into the garbage disposal. The technicians removed a bottle cap out the system and tested everything afterwards, everything is working properly. We also spoke to the customer about water filtration for her home and she wants the estimate sent to her email.

Steven handled the electrical items (annual safety inspection, replaced some broken exterior lighting fixtures, etc. Matt installed a new an improved dry vent pipe.
