Came out to run a jetter for install once piping got installed for the kitchen sink. I removed the trap and ran the jetter down clearing the line of grease and debris. Tested throughly and cleaned up. Sink had paint splatter from customer that I was unable to remove. Assisted install with their work while waiting.

Arrived on site to troubleshoot a 2008 Lennox split system not cooling. Clients shared that they first noticed this yesterday but the main floor wouldn’t cool and airflow wasn’t present either. They gave me the tour of everything and I began by checking all functions of the cooling compowmts and found that the condenser fan motor wouldn’t spin. I checked and it felt locked up or as if the bearings failed. I checked the capacitor and it was how thin spec, but tossed on a new capacitor just to check and I was unable to get the motor running so the liquid line just got untouchably hot and wouldn’t cool. The system is aging and has a few other discrepancies like a dirty blower wheel, a failing blower capacitor, a dual capacitor trending toward failure and a breached heat exchanger. Clients want to get the system up and running but I don’t have access to inventory data about this motor with Lennox so I will need to reach out to them monday morning and will reach back out once I get an answe

Tech was out today for system having error codes on thermostat. Tech checked system and found the following. Low voltage wire chewed through including out door temperature sensor on condenser . Outdoor unit needing chemical cleaning , filter needing to changed . Spoke with customer about issues customer gave the ok to make repairs. bare minimum basic repairs to get the system running today. Installed new out door temperature sensor cleaned up the low voltage wiring. Cleaned out door unit. Changed filter. Checked system before leaving verified heating and cooling is work. System is operating at this time.

Callback on Allan. Found 2 ton Lennox communicating 2 stage ac from 2020. Found system to have blower error 312. Which indicates restricted airflow on furnace and low pressure error code on outdoor equipment. Tested system and found static pressure to be at 1.1 while running 2nd stage cooling. System did not have a filter in it. Added filter and static increased to 1.18. While tested blower error showed up again. Noticed airflow speed were set for 3 ton equipment. Ac is a 2 ton. Adjusted blower speeds to lower speed lowering static pressure to the recommended .8 Lennox designed equipment to run at. Upon changing speeds system looked undercharge with lower delta t. Adjusted charge by adding refrigerant to reflect manufacturer specifications. System operating as designed at the time of leaving.

Today I responded to a no-cool call. Upon arriving, I found standing water in the auxiliary drain pan. After speaking with the customer, they explained that they recently had construction work done and the workers had turned off a breaker. While trying to restore power, the customer accidentally turned off the breaker supplying power to the condensate pump. With the condensate pump disabled, it was unable to pump the condensate water outside, causing the drain pan to fill with water and the system to shut down. I removed the standing water, identified and restored the correct breaker to the condensate pump, and verified that the pump was operating properly. I then treated the PVC condensate drain line with enzyme drain treatment and drain cleaner as preventative maintenance. After testing the system through a complete cooling cycle, I confirmed it is operating normally and cooling properly. There are no other issues with the HVAC system at this time. Customer is happy with the repair.

Used mighty pump, chemicals, and 4 gallons of hot water to clear the drain. System is now cooling properly. Recommended getting inspection on both systems. Technician replaced both upstairs toilets, including the hallway bathroom toilet and the master bathroom toilet. The existing toilets were removed and properly disposed of. New toilets were installed with new wax rings, braided supply lines, and the bases were sealed with caulk. Both toilets were thoroughly tested to ensure there were no leaks. During testing, the hallway bathroom toilet was found to have a manufacturer defect in the fill valve, which was leaking. The defective fill valve was replaced with a new one, and the toilet was retested to confirm proper operation. Additionally, the technician replaced the expansion tank in the basement. The existing expansion tank had failed. A new expansion tank was installed and securely supported. The system was purged of air, pressurized, and tested to ensure it was operating safely and free of leaks.

Arrived on site to troubleshoot a 2020 Lennox heat pump that isn’t cooling. Client got an alert from his ecobee app about a problem with the system. There’s an active call for cooling but the temperature is rising. There’s thermostats and zone board had power but no low voltage was present at the outdoor unit. We traced voltage back and was able to determine the transformer was blown so we traced out all low voltage wiring and found the high pressure cutout was rubbed out onto the copper tubing. We fixed the wiring, re insulated it and pulled it away from the copper lineset to avoid rub outs in the future. We then replaced the transformer, installed an in line 3amp fuse and tested system perfomance. The home dropped from 84 to 79 degrees in half an hour. drains are clear, filter is clean and they joined homecare today as well.

Upon arrival, met with customer and spoke with him regarding the issue they are experiencing. Customer has a slow draining tub in the basement bathroom and a slow draining shower in the master bathroom upstairs. All other fixtures are draining properly at this time. The tub in the upstairs guest bathroom also has a broken stopper. Presented customer with options to clear both the shower and tub drains along with replacing the tub drain and stopper in the guest bathroom. Customer elected to only clear the two slow draining fixtures and after getting signature approval I began work. Removed a hair clog and hard water deposits from the master shower and snaked it roughly 10’ downstream and removed another hair clog in the trap. Flushed shower drain with hot water and it is now draining well. Removed tub stopper in basement bathroom and cleared out a large amount of hard water deposits and hair as well. Service call for upstairs a/c tripping the drain pan safety. Evaluated the system and found the attic has high humidity levels which will cause moisture to build up on the system. The small amount of water was cleaned up and advised the customer to have the attic evaluated to help humidity control. Further inspection found the system was 1 pound low on 410 and the capacitor was out of manufacturer specs. Discussed these findings with the customer and her decided to have the refrigerant added and replace the capacitor. Customer signed up for a 2 system homecare plan. System is cooling at this time.

The bare minimum basic repairs to get the system running today. Mini split in 3110 not blowing hard enough. Noticed fan speed was set to the minimum. Raised to the maximum, verified operations and insured that the owner was comfortable. Split system in 3118 not operational. Noticed fuse blown. Replaced fused and ensured proper operations thereafter. Noticed filter and 3118 extremely dirty. Replaced with an extra on site. Standing water was found in the back left section of the crawlspace. Initial testing indicates the issue is likely related to the drain system; however, the exact cause could not be confirmed during today's visit. A camera technician is required to perform a camera inspection of the drain line. Further recommendations will be made after the camera inspection is completed. Upstairs System - Not Cooling 20 year old Goodman system not cooling due to multiple issues that all lead back to its age. The system comes on but is low on refrigerant and is not cooling the home. The system has previously been partially freezing as there is rust and water stain on the heat exchanger. The compressor is over amping pulling more than LRA (Locked Rotor Amos) and the run winding is outside working parameters. The evaporator coil is rusted and leaking in multiple places, the blower wheel is dirty and not moving the designed amount of air across the evaporator coil, the blower motor is leaking oil at the main seal and running hot. The electromagnetic contactor is burnt and pitted, the condenser fan motor has lost all of its oil and gets hot after short run time. Unfortunately R-22 refrigerant is no longer available and nor are refrigerant related parts such as coils, compressors, metering devices etc. This refrigerant is no longer available due to the Government Mandated P

We removed (2) pre existing ceiling fans and assembled and installed (2) customer supplied ceiling fan in master bedroom. We verified that UL approved fan rated boxes were in place before installing the new ones. We also installed the fan remote kit and set the dip switch frequency different. These fans are controlled now by the switch on the right and we informed the homeowners to leave the switch in the “On” position. After completion we tested each fan to ensure they are working. In the left main panel we found a non listed breaker located at the bottom left of the panel. We supplied and installed a new manufacturer approved type HL 20 amp breaker.
