2 System Inspection. Checked Heating and Cooling. Monitored air temps and refrigerant pressures. Inspected blower wheels and indoor electrical. Checked outdoor coils and electrical. Filters are clean. Blower wheels and outdoor coils need cleaned. The contactors for both outdoor units are very worn and recommended to replace to ensure reliability. Signed customer up for 2 System HomeCare and discussed replacement options. Customer will be finishing basement and will need duct work and zoning as well as a system sized appropriately. Set up for. Today we came out for second level system over cooling Rheem 40k 2004 with trane 2 ton 2009. Found gas piping not up to code must be hard pipe going into furnace cabinet. Cycled equipment from thermostat found failed ignition module in 2004 rheem furnace. Inspected heat exchanger with digital camera found tubes in collector box warped and distorted. Heat exchanger has failed and tagged furnace unsafe to operate in heating mode. Based on our findings today, it might be time to think about getting a brand new system.

Home care inspection on one system. Replaced filter, cleared drain lines. No issue. System is well maintained and working properly in heating and cooling mode. Recommend to install a blue tube uv light, to give better air quality to the house and to protect the equipment.

Today we came out for 2 system Home Care. The furnace in basement controls main level. I inspected all electrical components, checked gas pressures, static pressures, blower wheel, evaporator coils heat exchangers, duct work, cleaned flame sensor, cleaned inducer draft tubing, changed the filter, and cleared drain lines. The blower wheel has dust strutting to build up on fan blades. The condensation pump is sitting on top of filter rack. Both supply and return plenums are duct board. The furnace located in attic controls upstairs level. I inspected all electrical components, checked gas pressures, static pressures, blower wheel, evaporator coils heat exchangers, duct work, cleaned flame sensor, cleaned inducer draft tubing, changed the filter, and cleared drain lines. Blower wheel is starting to get dust build up on blades. There is a return duct ripped open. For the outdoor units we inspected all electrical components, refrigerant pressures, and coils. Cast Iron drain system had developed leaks and cracks in numerous locations. Drains were frequently clogging at multiple locations. Removed all cast iron drains and replaced with PVC. Installed new drainage system for two bathroom groups, kitchen, and laundry. We eliminated sections of piping that were redundant and planned a more efficient route for the drain lines. All piping is strapped and braced generously. We installed a new washer box, replaced a toilet flange, and replaced the shower drains. All fixtures were tested and all drains are flowing well and without issue. Thank you for choosing TE Certified!

Returned to complete quoted work. Main Floor- Installed drain pan, water safety devices and blower capacitor, cleaned blower wheel, outdoor coil and installed turbo capacitor for main floor system. Upstairs- Installed water safety devices and blower capacitor, cleaned blower wheel, outdoor coil and installed blue tube UV light. Also adjusted refrigerant levels for this system. All safety devices were tested and both systems were ran in heat and cool before leaving.

We Replaced light fixtures in the upstairs water closet, and in the pantry. We also replaced two dimmers in the upstairs bathroom and in the pantry.

Completed a full hvac inspection on one HVAC system. Inspected heat, exchangers, burners, and ignition components for safe operation. Check blower, assemblies, airflow, settings, electrical connections, breaker, sizing, and motor amp draws to verify proper performance. Tested controls and safety switches and inspected for any potential safety or code concerns. All systems check out and are operating as designed at this time. I quoted things to enhance system and perform better. I talked to customer about it.

2 system home care . Tested heating and cooling on both units. There was no components bad on either. The temp difference was good on both and also refrigerant levels were good . The drains were cleared and cleaner was added. There was three existing flex vents that were original to the home we replaced. The customer stated that he was noticing a smell . Inspected with my camera and found growth in them . Changed filters 16x25x1 and 14x25x1 . Tested work after repair was performing correctly.

Replaced gas control valve and thermocouple on 50 gallon Bradford white water heater. Tested installation for leaks. Relit pilot and checked for normal operation. No leaks from newly installed parts. The existing recirculating pump has a slow drip coming from it. I made the homeowners aware of my findings and provided estimates to replace. Also, the PRV is bad in the and needs to be replaced.

The homeowner requested service for a running toilet. Upon inspection, the technician found no active, running or visible leaks. A rebuild and replacement option was offered, but declined by the homeowner. During the visit, the technician also noted that the water heaters were 10 years old, exceeding their typical life expectancy.

I arrived to the customers home and they asked me to perform another complementary camera inspection. I was happy to do so for the customer given their one of our awesome customers. I was in process of about to remove the toilet off the ground. Then I realized that one of the bolts was not in good shape, it was rusted, the toilet wobbled, and it was caulked to the flooring. I informed the customer I have suspicion based off the findings of the flange may be cracked, and the only way to know would be pulling the toilet. I was upfront with the customer about the risks and because they were not having any sewer issues rather just wanted peace of mind they chose for me not to go forward with the camera. The customer requested, I provide them two more bottles of endure.

Replace door switch for upstairs furnace. Tested furnace and flushed drain line. System operational at this time.

Upon arrival, I met with the owner. Their kitchen sink recently started backing in both sides. They had removed the p-traps, attempted to snake but could not reach the clog. Nothing else is affected. I ran my flex shaft down the line, cleared the blockage and made several passes while running hot water. I also filled both basins, tested and confirmed the line is open. I did note that there was some grease on my cable and will provide an estimate for hydrojetting. Perform sink drain cleaning with cable machine. Clear sink drain only. Does not include repairs or main line cleaning. No warranty on drain cleaning.

We replaced the light in the kitchen.

Arrive at home to do a home care inspection. After inspecting the home. The home owner went with some fixes for the home. I replaced a broken outlet in upstairs bedroom. I added an outlet in the master bedroom closet. It was a back to back outlet from the outlet in the bedroom. I installed proper size breakers to AC units. One unit was oversized. The other unit I increased the amperage to the max the unit could offer. I removed the tandem breakers in the panel cause they were not allowed in the panel. The tandem breakers were not properly secure to the panel. I upgraded each of those circuits to dual function breakers.

Installed all upgraded equipment for air purification. Repaired gas lines on units . Replaced all worn parts on back unit . Cleaned blower wheels and secondary heat exchanger on main unit . Tested work after installation.

Today we came out for 3 system inspection. For all 3 furnaces we inspected all electrical components, checked gas pressures, static pressures, blower wheel, evaporator coils heat exchangers, duct work, cleaned flame sensor, cleaned inducer draft tubing, changed the filter, and cleared drain lines. upstairs furnace has several cracks in the heat exchangers. Performed a carbon monoxide test and fortunately did not pick up any carbon monoxide, but something to definitely keep an eye on. Blower wheel capacitors for both upstairs and master bedroom furnaces are failing. There is no flood protection on drain line for these 2 units. Both of these units blower wheel and evaporator coils have dust and debris built up on fan blades. For the condensers we inspected all electrical components, pressure readings, and coils. After going over all findings and options, Customer has decided to sign up for the home care maintenance plan. It was a pleasure to ,wet you today and welcome to the TE family!

Home care completed on two systems. Necessary repairs made with approval. Drain lines flushed and cleared. Advised homeowner that upstairs system contains UV dye and any refrigerant related issues would not be covered under a warranty by the manufacturer. Systems otherwise operating properly.
