Performed HomeCare routine maintenance inspection on 5 y/o Rheem system that operates for main level and 4 y/o Rheem heat pump system that operates for upper level. Checked amp draws. Cleaned flame sensor. Cleared pressure switch tubing. Heat strips are operational. Dampers are operational. Blower wheel cleaning needed for both systems. Replaced 16x25x4 and 16x20x4 media filters. Perfomed troubleshooting of room not working, cause of the issue was loose connection and defective outlet, coming back to perform repairs Monday 13th

SERVICE CALL: upon arrival homeowner stated the hvac system is not working at all. After complete troubleshooting I found the hvac system Is in Poor maintenance conditions the gas furnace trane is 12 years old And the ac and coil carrier are 8 years old. I found the toggle switch Behind the wall was completely off and system was not getting any power. Test furnace and run capacitor failed is out of spec from manufacture Is rated 5.0 uf and is reading 3.4 uf check blower wheel and motor are highly impacted NO TE SAFETY SWITCHES to prevent water damage. Test outdoor condenser unit Carrier 3 ton the condenser coil is highly impacted and test refrigerant pressures are extremely High this condition Can cause damage to compressor and fan motor test Dual run capacitor 45/5 uf failed is reading weak 13/3.8 uf this condition will damage the system. PRV leaking, spraying water continuously over the 9 year old water heater Garage floor has many boxes that have soaked up water, recommend to move everything and dry it out. Drywall that covers the built in water heater stand is thorough soaked as well and may need repairs once fully dried Took many pics and a video of damages and water leak Removed and replaced PRV above water heater and set pressure to 70 psi Recommend to replace water heater, left estimate Set up customer’s fans to try and help dry up the area. Attempt to clear shower blockage Customer was experiencing a slow drain in the master shower on the main floor. Upon arrival I tested for a mainline issue and only the shower was being affected. Customer just recently had the shower redone, they were also experiencing a leak that was dripping near the kitchen when the 2nd floor shower was being used. A fellow technician came out to further investigate the issue. Customer also had 2nd floor hallway shower that a slow drain. I used my cable machine to clear the blockages and I cleaned the covers and hair catcher. We were able to restore proper flow in both drains.

Power cycled unit and thermostat came back on and system running. System had bad capacitor and a thermostat wire outside about 6 foot section in very poor condition and replaced before a problem occurred. System running and cooling. Provided maintenance today and changed air filter and treated drain line.

Install new dryer circuit from garage to laundry room in conduit. Install new 4 prong dryer outlet. Install new 30 amp gfci breaker. Install new outdoor outlet and Bubble cover for backyard.

Installing doorbell chime kit

Install two apco X homeowner provided. Basement Apco needs mastic to cure before removing cardboard. Set timer on both apps to three year UV lightbulb life. Added sticker and wrote dates on unit.

Perform hydro jetting through master bathroom to clear wipes and tissue. Performed Hydrojet and Jetted out trunk lines from master bath toilet to where the stack exits the home. Made several passes and cleaned lines thoroughly. Reset toilet with new wax ring and secured in place. Returned water and flushed several times while checking for leaks. No leaks. Cleaned work area. Customer is satisfied.

Repaired waterline on customers driveway

Replaced disposal and customer supplied kitchen faucet. Tested without failures at time of service. Advised about old water and high pressure issue.

16 year old gas water heater located in the basement has ruptured. Shut off the water and drained the unit before removing. Installed a new water heater with code adjustments. Filled with water and ignited.

Replaced hose spigot on right hand side of house

Pull toilet & Run cable machine in drain Customer was experiencing a partial mainline blockage affecting only women’s restroom. Other fixtures were not being affected. Clean-out out to septic tank was not holding any water. Pulled middle toilet in women’s restroom to clear blockage. Ran cable and blockage was less than 5 feet away. Pulled back debris of soft tissue, and cleared blockage. Clearing successful.
