Upon arrival customer stated that heat was not working this morning and temperature was showing lower than what customer had set for. After inspection of 8 year old system, found that when heat was running the air wasn’t as hot. The heat strips were not set up at the zone board, when heat 2 would activate the heat strips never came on. Wired in heat strips at control board tested system and everything began to heat properly. Advised customer of dirty blower wheel, dirty evaporator coil, biological growth build up inside system, and system needs a wet pan switch. Duct system is very dirty and both return and supply plenums are dirty. Checked outdoor system contactor was very burnt and pitted, outdoor capacitor tested good, condenser coils were very dirty. Refrigerant levels did test good on the equipment. Customer approved to have blower wheel clean, evaporator coil cleaned, Uv light installed, new outdoor contactor, hard start kit for compressor and outdoor condenser coils cleaned. Mad

Found corroded batteries inside thermostat. Replaced batteries and thermostat came on in system is running. Inducer motor bearing is very loud and will fail soon. The furnace is from 1999 due to age and overall condition it is recommended that you consider replacement options. Based on our findings today, it might be time to think about getting a brand new system.

Pull and reset toilet to set on new wax ring. Customer is experiencing blockages on main floor bathroom. We tested for a mainline blockage, It is only fixture being affected. There is visible flow through cleanout outside home for other fixture. Pulled and reset toilet to replace blown out wax ring. Water was leaking from base of toilet. Toilet is 22 years old. Recommended toilet being replaced to prevent future clogs.

Upon arrival, we addressed a leak on a basement waterline. During the evaluation, we were able to locate the exact source of the leak and verify that the damage was caused by rodent, as clear teeth marks are visible on the affected waterline. The existing water piping in the home is polybutylene , Which is known to be susceptible to leaks overtime, especially in homes with hard water and aging piping systems. I advised the homeowner that, due to the type and condition of the home waterlines, a whole house re-pipe should be considered to help prevent future leaks and repeated repairs. At this time, Mrs. elected to move forward with repairing only the active leaks and stated she would discuss the overall findings and re-pipe recommendation with her husband. Today, we completed two pipe repairs. All repairs were tested thoroughly, and no additional leaks were found at this time

2 light fixtures not working

Troubleshoot dishwasher breaker tripping intermittently. I noticed all the breakers are Eaton Ch Gen 2 and the breakers are notorious for having issues. While troubleshooting the dishwasher I noticed that the washer breaker was humming along with the washer cycle. I replaced both Gen 2 breakers with Gen 6.2 breakers . I made homeowner aware if this happened again then a different brand of dishwasher might help. This is the second dishwasher and the previous one failed at the same point as the new one.

The scope of work at this time would be to properly diagnose the dryer circuit to determine exactly what caused the overheating and to ensure there is no additional safety concerns. Once the cause of the issue is identified, we will then provide a separate quote for the necessary repairs before any corrective work is performed.

Performed no heat diagnostic. Found failed control board, failed wiring harness. Dirty blower wheel. Failed roll out switch. Improper gas connections with no sediment gas trap. Improper flue pipe coming out the furnace with single wall. Recommend joining HomeCare for whole house. Customer did not choose any options at this time.system is not operational. Control board eta is 10 to 14 days. Wiring harness eta 2 to 3 weeks. Roll out is ready to pick up.

Ground settling caused pipe to break Remove old pipe from wall and clean out pipe sleeve. Install new sleeved copper through wall and reconnect to water service outside Turn on water and meter stopped spinning, no more leak Seal inside and outside penetration hole with hydraulic cement and let dry Seal over hydraulic cement with waterproofing tar sealer on inside and outside

We performed a leak search today. Checked kitchen sink, no leaks Checked dishwasher, no leaks Checked refrigerator, needs appliance tech to determine if it needs repair Checked wall beside refrigerator, cut small hole to find a 2” PVC pipe coming from the slab to upstairs is leaking just above the slab, the water the leaks under the wood flooring towards the living room area. Pipe must be cut out and repaired to stop the leak Estimate $425. Other estimates for other work are also attached to invoice

Tested system fully for an issue with smells that was coming from the vents. Inspected the system fully and found that there is a lot of growth inside the unit that was caused by a flawed design of ductwork. I recommended the customer to complete the necessary repairs to fix the ductwork so it will match the current system he has or to upgrade the system to something that would best match the ductwork and design.

Dig down 9’ in side yard to repair a separated section of 4” PVC sewer that has caused a whole house back up. Install a GA plumbing code required 6” clean out at excavation area. Discount the $450 charge for clearing the blockage with drain machine.

Today we evaluated an electric water heater located in a closet on the rear porch of the home. The unit is original to the home, manufactured in 2003 and as well as expected service life. At the time of inspection, the water heater was actively leaking and not producing hot water. A water pressure test was performed and the home pressure is currently at 55 psi, which is within an acceptable operating range. The home pressure reducing valve appears to be original to the property and shows signs of age. I explained to the customer that while the pressure is acceptable at this time, and the aging PRV can fail without warning it should be monitored or proactively replaced. I discussed replacement option for the water heater and explain that we are capable of completing the work today if approved. However, this is a Landlord tennis situation, and the customer advised they are obtaining multiple quotes before making a final decision. No repairs were performed at this time. The system was l
