Homeowner has a new house guest that has moved in, and last month while they were gone out of town for a week they left all of the faucets, running slowly, not dripping while they were gone on their trip for five days straight. We observed the meter after isolating the main service between the shut off in the garage and the meter and there no water loss at all. Next, we opened the main shut off in the home and observe the meter for over 15 minutes. There was no water loss detected. I believe the uptake in her bill reflects the faucet being left on in the home for a week in the addition of a new houseguest over the last month. The home was built in 2024.

Capacitor is bad on upstairs system. Testing poor on downstairs unit as well and will probably need replacement soon. Contactors on both system are worn, consistent with age and use of units. As a tune up would recommend replacing before a service call needed. Both condenser units are impacted with dirt and needs deep cleaning to help systems perform their best. Impacted coils will cause system to overheat and lose efficiency and cooling capacity as well. Highly recommend semi annual system tune up maintenance plans. Flood protection is not adequate for units and also recommend upgrading by adding wet switches in case of drain back ups or system freeze ups. There are no indoor air quality products installed. For cleaner healthier air consider adding whole home ionizer and UV sanitization systems.

Replace gfi in hall bathroom as well as basement bathroom. Add breaker to relieve double tapped breaker. Replace 2 switches in upstairs hall bathroom. Troubleshoot breaker that was tripping. We traced it outside to the front of the house. Homeowner stated he was not interested in the repair. We also noticed that the wire going to the attic was free aired. This should be ran in conduit or romex. The main disconnect does not have a ground wire causing a hazardous condition.

Drained house, installed fixtures, capped off lines, pressurized house, purged air out of lines, tested fixtures, powered up water heater, checked pressure at 45psi, tagged valves, insulated heater, checked elements, no leaks.
