For this job, I conducted leak detection services inside of the home for original technician Keith. Investigation, I noticed that the meter only ran when the hot side was open and stood still as soon as I close the intake on the cold side of the water heater. I introduced compressed air via the washer box on the hot side and used ground sonar to discover that the leak is directly underneath the water heater/under the slab/location has been shared with original technician Keith, who is on the scene.

No cooling call, upon arrival system was not running, outdoor breaker was in the off position, checked refrigerant levels and found that system was running 229/287 with a subcooling of 1 degree and a superheat of 16 degrees, compressor is not compressing refrigerant, Indoor TXV is also stuck in the open position, filter was last changed June 2024, system not being maintained is likely the reason on why compressor and TXV have failed, condenser coil is also dirty, dual capacitor is also bad reading out of tolerance, customer stated that she would review estimates and get back with us as far as repairs goes.

Upon arrival, I performed a complete diagnostic of the second-floor air conditioning system. The system is a 2018 AirTemp 3-ton R-410A split system equipped with an indoor TXV metering device and services approximately 1,500 square feet of the home. The return duct system consists of two 20-inch flex return ducts, which is appropriately sized for a 3-ton system and appears capable of providing the required airflow. During the electrical inspection, I found the compressor operating at 8.85 running amps, which is within the manufacturer’s rated load of 13.6 RLA, indicating the compressor is currently operating within its normal running range. The contactor tested within manufacturer specifications; however, the dual-run capacitor tested out of range and should be replaced. I also recommend installing a compressor hard start kit to reduce startup amperage, minimize electrical stress during startup, and help extend the life of the compressor. The condenser coil, evaporator coil, and blow
