Home Care – Two System Spring/Fall Maintenance Completed a full HVAC inspection per our seasonal checklist. The upstairs system is a 2006 R-22 unit, and the downstairs system is a 2012 R-410A unit. The downstairs system was tested in heating and cooling and is operating within specifications. The upstairs system is older and showing signs of wear typical for its age. Both systems were inspected, electrical components checked, and drain lines flushed and treated. Called out to replace broken hose bib on right side of the house. Gave estimate and customer agreed. Cut open the wall to access the pipe going to the hose bib. Cut out broken pipe and installed new hose bib wit pex adapter. Tested with no leaks and working properly at this time.

Service Summary – No Cooling Arrived on site for a no-cooling concern. After performing a system diagnosis, we found that the compressor has failed and the outdoor capacitor is out of specification. At this time, the failed compressor is preventing the system from operating, which limits our ability to fully evaluate all components. The capacitor will also need to be replaced as it is not providing proper support to the system. Recommendation: We recommend replacing the capacitor and addressing the failed compressor to restore system operation. Once these repairs are completed, we can proceed with further testing to ensure no additional issues are present.

No cooling call, upon arrival system did not have any refrigerant only had 22 psi of pressure, nitrogen leak searched system and found that suction service valve was leaking, also found a lot of oil residue around suction service valve, we are unable to call supply house due to the time being after 5, however we will send price on fixing system first thing tomorrow morning, there may be more leaks in system, we need to start with replacing suction service valve first then nitrogen test system again as well as pulling vacuum on system before recharging system, customer is aware of issues, left outdoor disconnect off to prevent system from cycling on with no refrigerant in system System does not have any flood protection installed, will recommend wet switch with repair

Called out for electric water heater not heating found that the lower element was bad. Gave estimate to replace. Removed lower element and installed new one refilled water heater and tested no leaks and working properly at this time.

Troubleshooting outlets in master bedroom Replacing all outlets/ switches in master bedroom

Early bird special spring tune up, checked system and found a lot of issues evaporator coil is very rusty could pop a refrigerant leak at any point, evaporator coil is also dirty due to filter falling into return box, checked amp draw of blower motor, amp draw looks good however blower wheel is dirty, there is some biological growth inside of system recommended UV lights to help prevent the spread of biological growth inside of air handler, checked capacitor on outdoor unit, capacitor looks good, sub cooling looks good however unit is running at a low suction pressure due to dirty evaporator coil, amp draw of compressor is also high recommended hard start kit to lower amp draw on startup and cleaning evaporator coil, condenser coil is also dirty, unit also does not have any flood protection installed or emergency drain pan, it would be best to get someone out to give quote on updating system, customer declined all repairs at the moment however will review estimates and get back with u
