Completed 2 system inspection. Main floor system is a Carrier 80% gas furnace and AC. Furnace is from 2007 and AC is from 2010. Blower wheel was dirty, blower capacitor tested within range. Delta T was 19 degrees. There was no TE standard flood protection. Upon inspection of the outdoor unit found a bad capacitor. System is working properly at this time. Second floor system is a Carrier 80% gas furnace and Rheem AC. Furnace is also from 2007, the outdoor unit is from 2022. Upon inspection of the furnace found a lot of rust inside the system, found rust on the evaporator coil. Blower wheel was dirty, blower capacitor tested bad, there was also no TE standard flood protection. Upon inspection of the outdoor unit found that the system was low on refrigerant and also found that the condenser coils had some debris build up. When presenting options to the customer, customer wanted to get a quote to replace the second floor furnace and evaporator coil. Both systems are cooling at this time.

Called out to replace broken hose bib gave estimates to replace one both and to do other plumbing tasks in the house. Customer agreed to replace one hose bib at this time. We cut out the broken hose bib and section of CPVC pipe installed new hose bib with copper pipe And quarter turn ball valve tested no leaks at this time.

Upon arrival customer stated his bedroom wall is getting hot and not sure why, went to attic to inspect ductwork, noticed for upstairs unit there is three vents not getting air, ductwork was never connected due to length, there is ;o room on supply plenum to extend ductwork to be able to reach supply plenum to receive air for those vents, recommend install supervisor for system and ductwork update, also noticed where customer stated wall is getting hot there is a duct from downstairs unit that runs thru wall, there is a flex duct but once it goes thru wall I’m seeing hard pipe, explained to customer we will have to cut wall to access ductwork to see what’s goin on, explained not sure how much of wall would have to be cut or removed until we can see what’s actually goin on behind wall, explained to customer they are also responsible for having wall repaired once we cut into it, customer wants to talk it over with spouse and will make a decision and give us a call

Arrived on site. Homeowner showed me to basement where vibrating noises can be heard within the pipes. Informed homeowner that water pressure is currently 65 psi and expansion tank has failed. Recommended to replace expansion tank. Recommended for home inspection as well. Removed existing expansion tank and installed new expansion tank and supported to wall. Humming noises were still being heard. Replaced pressure reducing valve as well. No more humming noises are occurring. Recommend upgrading water heater with new gas line. Recommend replacing venting on water heater as well. Temperature and pressure relief valve line is of the incorrect material. Recommend replacing TMP line with either CPVC or copper piping.
