Customer stated they had a tub leaking upon arrival found that the upstairs hall shower had a constant drip and was missing the handle and other necessary parts, found that the pressure exceeded 100 PSI, upon approval I replaced the pressure reducing valve and set the pressure to 60 PSI, also replaced the moen posi temp cartridge in the upstairs shower and replaced the trim kit including the handle, face plate, stop tube, scald guard and hardware.

Ceiling in kitchen has water stained damages. Would need to scrape ceiling in certain spots and apply mesh tape over the cracks. Apply multiple coats of joint compound and sand. Would need to paint with paint match or white paint I have on a truck.

Today we found three missing smoke detectors needed for power restoration on an inspection. We removed the existing brackets for the old smoke detectors and replaced them with three new smoke detectors that we provided. It was great meeting you today! Today we removed a burned up duplex white receptacle inside the entryway of the house and we also replaced a regular duplex receptacle in the laundry room with a GFCI receptacle, which is required by national electrical codes close to water. Once both outlets were installed, everything worked properly. Thank you, Brandon

Today as we arrived, we performed a buyers inspection of the electrical inside and outside the house. Power is currently off so we can only do a visual check of everything. The electrical panel did not have any signs of burned or melted wires and all connections were tight. That was the case in the outside meter base as well. All breakers inside of the electrical panel are either AFCI or standard breakers. Per the NEC (national electrical code) the majority of breakers now have to be dual function. AFCI/GFCI. If the inspector does a proper inspection, he should make you change these breakers out. I’m attaching an estimate for us to replace these breakers if that happens. There was a breaker that was tripped inside of the electrical panel. That could be a sign that something is wrong with that circuit, but there’s no way to tell until electricity is restored. In the laundry room, there was not a GFCI receptacle for the washing machine. There has to be one in there per code requirements

Performed diagnostic on two systems, started with downstairs unit first, upon arrival customer stated units don’t work properly when it get hot outside, checked tstst, already in ac mode but nothing running, upon going in attic noticed both doors not on unit properly causing door switch not to engage, put door on properly unit start up, unit has no flood protection, recommend wet switch to prevent ceiling damage, secondary drain pan heavily rusted, recommend flushing drain line, checked blower motor, blower wheel heavily impacted, recommend pulling and cleaning wheel, checked blower capacitor, amp draw, inside of furnace is heavily rusted, burners are heavily rusted as well, explained unit can have heat issues going into winter, inspected outdoor unit, found unit turning on and off, unit was losing 240v, checked disconnect, found loose connection, tightened up connection and unit now on and running, contactor burned and pitted, recommend replacing contactor, checked capacitor, checked

Return visit to replace upstairs damper motor, replaced upstairs damper motor, opened and closed damper motor to ensure that damper is functioning properly, Freon levels look good, checked amp draw of all components, all units and electrical components working properly at this time. Recommended flood protection, wet switch and inline float switch.
