On today’s visit I met with the customer. The customer expressed an issue with a clogged bathtub drain. I tested it backed up and slowly drained down. I wrote up some options to perform work and received approval. I pulled out hair and tissue paper out of the drain. I then tested by running water to very restoration of flow. The tub is now draining properly and the customer is satisfied as well. Perform draining clearing on tub or shower drain trap. Drain clear only. Does not include repairs or main line clearing. No warranty on drain clearing.

Homecare inspection. Most of the plumbing is in good condition. There are some wet spots on the ceiling on the second floor, based on location, they appear to be from the roof. The water heater does show signs of leaking previously, left homeowner with estimates for a new water heater. I also found that the expansion tank on the water heater has failed, informed homeowner of this, left estimate to replace expansion tank as well. The primary concern is a wet spot on the ceiling in the main floor powder room. Cut into ceiling in powder room, and located the drain line for the master bathroom shower. Running the shower, I found that the shower is leaking through the shower drain cup. Cut shower drain and removed failed shower drain. Cleaned flange for shower drain. The putty on the failed shower drain was very soft, almost like a liquid. Installed new shower drain and new putty seal. Cut section of 2” PVC piping and installed in shower drain. Customer called us out for a clog in the spare bathroom, kitchen sink and washer. On arrival there were lots of signs of water having been in the bathroom. I set customer up to be contacted by a water mitigation company. I inspected the piping underneath and gave the customer multiple options. Customer chose to have the toilet pulled and a cable machine ran down the line. I removed the toilet and ran my cable down successfully clearing the blockage. I the. Tested using the tub and had no issues with the drainage. I did pull back lots of wipes. Customer did not want a quote to replace cast iron.

Call out for leak in the yard coming through into the basement area gave estimate to dig and repair. Customer agreed I dug up next to the house where the service line came in and found two bad fittings that were leaking. I cut out the bad fittings and pipe and installed new fittings properly tested with no leaks. I then installed a new coupling length of copper and ball valve in the basement as a courtesy due to customer having shark bite fittings and then cemented and tarred inside and out, so that water wouldn’t leak into the basement.

Tech was out today for water and emergency drain pan. Inspected entire system. This is what the tech came across. Drain line is needing to be cleared as well as the drain line need to be cleaned and repaired. There is no safety switches on the evaporator coil to indicate a clog and drain line. Tech would need to vacuum out the water in the return Plenum as well as emergency drain pan. Damper motor for the upstairs is not opening all the way this is causing cooling issues for upstairs. Evaporator coil has debris stuck on the inside. This needs to be cleaned for proper air flow through evaporator coil. Inside air handler has bacteria growth everywhere this needs to be cleaned in UV light needs to be added in. For bacteria not to grow again. Blower wheel is needing to be chemically cleaned. This is slowing the blower wheel down and overheating the motor. Condenser is needing a chemical cleaning. Capacitor is 45/10 . Capacitor is reading 44/9.3. Called out for leak coming from bathtub in the hallway bathroom going to the basement below gave estimate to replace the stems for three handle tub valve. Customer agreed removed and replaced all three stems tested no leaks at this time and working properly.

No Cool- 2023 Carrier/Goodman System System not cooling properly. Found that the system was low on refrigerant. Discovered leak inside outdoor unit where the txv sensing bulb had rubbed through the copper. Gave the customer his option and made repairs the same day. Refrigerant was recovered and the leak was repaired. Pressure tested repair and vacuumed to below 500 microns. Refrigerant was then added to bring refrigerant to proper levels.

Replace two toilets upstairs, one in master bathroom, and one in guest bathroom. on main water service replace PRV with new watts 25AUBPRV, and replace failed CPVC shut off valve with new three-quarter full port ball valve on main service. Once done will test the new system for leaks, and cleanup. Installation: In the basement we replaced the PRV and whole home shutoff valve. Set the house pressure to 65psi. Upstairs in the guest and master bathroom, we replaced both toilets two with Kohlers. Tested everything thoroughly ensuring no leaks and proper function. Cleaned up work area.
