No cooling call, upon arrival customer stated that outdoor unit was not running, checked dual capacitor and found that capacitor was reading 0 mfd on both sides, replaced 45/5 capacitor and found that refrigerant levels are also low on R-22 refrigerant, R-22 refrigerant is obsolete as of January 2020, compressor is also pulling 15 amps while running, RLA(run load amps) rating is 14.9, compressor is overamping and will likely fail in the near future, checked blower motor and found that blower wheel is very dirty, run capacitor is also out of tolerance, recommended flood protection, recommended install supervisor to come out to quote replacement of system. System can fail at any point, compressor is pulling really high amps, customer only wanted to replace outdoor dual capacitor.

I delete detection services for homeowner during investigation. I discovered the homeowner has a main shut off in the basement that has failed. So I decided to shut all of the valve stops one by one, and discovered the toilet in the guest bathroom on the upper level was running. The homeowner advised he is not interested in rebuilding and would like to replace the toilet so I gave him the estimates to replace.

No Cool Main Floor Arrived to the main floor system not cooling. The dual capacitor for the outdoor is very low on the compressor side and preventing the compressor from engage. The system is also low on refrigerant. Identified a refrigerant leak at the evaporator coil inside the air handler. The air handler has significant biological growth present on the inside and should be cleaned. The blower wheel is also heavily impacted with dirt dust and debris. The system has poor flood protection. Due to the age of the unit and the cost of the repairs, it would be a good idea to look into options to replace before making any repairs.

Customer called us out due to a high water bill. We performed a thorough evaluation of the home’s plumbing system, including a full crawl space inspection. We found the toilet fill valve had failed, causing continuous running and water waste. Customer was given options, and upon approval the faulty fill valve was replaced. We also checked the rest of the plumbing system for leaks, with no other active leaks found at this time. We also noted there is no pressure-reducing valve installed, and because of high street pressure, a pressure regulator is recommended to properly protect the plumbing system and meet code. The existing water heater is over20 years old. Replacement options were provided, and the customer is interested in financing. Before replacement, an electrician will need to evaluate and quote installation of a proper electrical disconnect and any needed upgrades. After repairs, the plumbing system was tested and is operating properly. Work area was cleaned before departure. C

At arrival on 07/22/26 found system not cooling. Frozen up evaporator coil and compressor. Clogged up evaporator coil with pet hair . No air flow. Dirty condensate drain pump and line. Weak drain pump motor. Dirty blower wheels and ductwork. Microbial growth in plenums. No drain pan installed, no wet and ss2 safety switches. No cool- 2006 Weatherking Customer stated the thermostat kept resetting and system would not cool. House was at 82°. I inspected the indoor unit and found small amounts of water in the water safety switch. Went outside and drain was barely dripping. Eventually the water level in the pan would lower and allow the system to run. But once the system started producing water again, it would fill up safety switch and shut the unit off again. I cleared the drain and did a full inspection. Outdoor contactor is very pitted and burned. All outdoor electrical looks original. The compressor is draw high amperage which is an indication that something internal is possibly failing. The blower wheel and motor are dirty and need cleaned. The indoor capacitor is failing and will need replacing soon. Drain line needs raised to prevent another blockage from happening. I had a conversation with the customer about the condition and age of the equipment and customer agreed to have a project manager out to

Roughed in bathroom and bar sink in the basement. We hired a contractor to cut and remove concrete. Trenched and buried drains for all fixtures and connected to a new sewage ejector basin. Installed a new Liberty LE41AV and new ball/check valve combo. Roughed in all water for the fixtures and left them capped out of the wall for easier installation of drywall and cabinets. We replaced approximately 25’ of the main building drain and routed it around the new bathroom to allow the ceiling to be finished with drywall. Thank you for choosing TE Certified!
