No cooling call, upon arrival system was running however system does not have any refrigerant, informed customer that R-22 refrigerant is obsolete as of January 2020, recommended having install supervisor come out and quote the replacement of the system, customer declined install supervisor left option for system update if customer changes their mind they will let us know

Arrived at the customer’s home to perform a one-system Home Care inspection. Upon inspection and testing, the system was found to be operating and cooling properly from a refrigeration and cooling standpoint. However, several maintenance, safety, and equipment concerns were identified that should be addressed. The outdoor condenser currently does not have a disconnect installed. Additionally, there is no light switch or disconnect provided for the furnace located in the crawlspace. Proper means of disconnect are important for technician safety and may be required to bring the installation into compliance with applicable electrical and mechanical codes. These items should be evaluated and corrected as necessary. The outdoor contactor is also showing approximately 10 ohms of resistance, which is higher than expected for a properly functioning contactor. Elevated resistance across the contactor can result in voltage drop and increased heat generation, potentially placing additional stress

Perform spring inspection on Goodman unit, check tstst, already in ac mode, dropped temp to 62, inspected air handler /fan coil, replaced filter (14x18x1), checked blower wheel, checked evap coil, inspected drain line, no way to pour water in drain, recommend wet switch for flood protection, inspected outdoor unit, noticed impacted due to dryer vent, recommend chemical cleaning, checked capacitor, contactor, amp draws, checked pressures and temp split, went over all repair options, customer stated his warranty company was just here, explained they did not clean coil, customer approved option a, chemical cleaned heat pump, rechecked pressures, unit working at time with no issues

No Cool Diagnostic Summary & Recommendations Came out for a no-cool complaint following a lightning strike and major power surge at the home. The customer stated the lightning also struck a tree beside the house and disrupted a portion of the incoming electrical power. After fully diagnosing the affected 2020 Goodman 2-ton R-410A heat-pump system, I found extensive damage throughout both the indoor and outdoor equipment. The indoor blower motor, outdoor condenser fan motor, contactor, indoor control board, outdoor control board, indoor transformer, and TXV have all failed. With this many major components damaged at the same time, this is no longer a practical individual-component repair. There is also no way to guarantee the long-term reliability of the remaining electrical and mechanical components after a surge of this magnitude. At this point, I recommend complete system replacement rather than investing in multiple major repairs. I also recommend enrolling the customer in our H

Arrived on site, homeowner showed me to basement where shower is constantly dripping. Homeowner removed trim for shower prior to my arrival. Turned off water to home and removed existing cartridge and installed new Moen 1222. No leaks at this time.

Complete Water Service Replacement Arrived on site and met with the homeowner. The homeowner approved the replacement of the entire water service from the water meter to the point where the service penetrates the home. Prior to beginning work, the homeowner was informed that a new penetration through the home would be required to properly install the replacement water service. The existing penetration was not utilized, and a new penetration was created to accommodate the new service piping and provide a proper installation. The existing meter connection was addressed by installing a new meter nipple, along with a new dual-check valve and new isolation valve inside the newly installed meter box. These components provide proper connection, backflow protection, and the ability to isolate the water service when necessary. Arrived on site and met with the homeowner, who directed me to the front yard where there were visible signs of water loss and moisture protruding from the ground. Based on the location and visible conditions, the water loss appears to be associated with the underground water service line supplying the home. The homeowner stated that the home was originally built in the 1960s. Due to the age of the home and the apparent underground water loss, I informed the homeowner that our recommendation is to replace the existing water service line rather than attempt a repair. Given the age of the property, there is a possibility that the existing water service is original to the home and has reached the end of its service life. I hand-dug at the water meter to expose and identify the existing water service piping. Upon inspection, the existing water service was found to be galvanized steel piping. The condition and age of galvanized water service piping can make repairs difficult and unreliabl

Called out for backed up kitchen sink and one bathroom backed up. After diagnosing two bathrooms are affected, and there has been water holding and bubbling and gurgling in the toilet observed. There is also a sump pump in the crawlspace that has gone bad and is holding water. And the plumbing underneath in the crawlspace is not up to code. Pulled the toilet in room number two and water came up from the toilet flange. Technician was able to mitigate most of the water, but some water did get in between the flange and the floor and underneath some of the tile. Ran cable to clear blockage and brought back wipes and feminine product. Tested toilets in both bathrooms and they are flushing properly now. Also, the plumbing in the kitchen sink was disconnected and causing a leak. That leak was also fixed and the kitchen sink is draining properly. Customer called us back out after the same toilet backed up. This time I recommended removing the toilet and checking to see if anything was stuck in it. Customer agreed. I removed the toilet and found a long piece of clear plastic was stuck in the base. I removed the plastic, then reset the toilet. Tested toilet throughly and cleaned up.
