Completed spring system check. Main floor system is a Payne 80% gas furnace and Goodman heat pump. Furnace is 28 years old and AC is 10 years old. Changed 16x25x1 filter, blower wheel was dirty, blower capacitor tested within range. Poured drain cleaner in condensate pump and added drain tablets. Tested condensate pump. Upon inspection of the outdoor unit found the condenser coils were clogged, capacitor and contactor tested within range. Refrigerant pressures were fine. When turning outdoor unit back on after checking electrical components, found that the breaker disconnect had failed and customer agreed to replace. After replacing breaker disconnect system came back on properly. Second floor system is a RADCO air handler and heat pump, system is 28 years old, R22 refrigerant. Changed 14x20x1 filter. Found that the evaporator coil was freezing. The drainline is not properly elevated. When presenting options to customer, she only wanted to replace failed breaker, customer only wanted

Performed $59 special spring system check on two systems, started on upstairs unit first, checked Tatar, cycled to ac mode, replaced filter, inspected furnace, heavily rusted around inducer, heat exchanger rusted as well, blower motor over amping, blower wheel heavily impacted, recommend replacing blower as well as cleaning blower wheel, recommend wet switch to prevent water damage to ceiling, recommend updating drain line due to it runs flat across floor which will cause draining issues, flu vent is single wall, needs to be updated to double wall flu, inspected outdoor unit, condenser coil impacted, recommend chemical cleaning, checked capacitor, contractor, amp draws, compressor is over amping, recommend hard start kit, upon checking pressures found unit low on r410, spoke with customer he stated he has added refrigerant before, gave option for leak search, went over all options for repairs, customer declined, highly recommend install supervisor due to age and cost of repairs Next

Removed pedestal sink and cut small hole in tile wall to cap off hot/ cold water lines and drain, disconnected and capped off water/ drain lines for lavatory sink in vanity so the remodel contractor can remove the vanity today. Returning Monday to replace/ install 2nd lavatory drain/ water lines, replace waste & overflow and shower valve.

Called out for leak coming from pex piping on water heater gave estimate for repair, new prv, install customer supplied bathroom faucet and change out garbage disposal. Customer agreed. We cut out all pex pipe on the water heater and installed copper pipe new ball valve and expansion tank. We the cut out old prv and gate valve for main shut off and installed new prv and ball valve. Then we removed and installed customer supplied bathroom faucet in the downstairs bathroom along with 2 angle stops. Then we remove and replaced the garbage disposal in the kitchen as a courtesy. Tested everything with no leaks and working properly at this time.

As we arrived today Timothy explained he had lost power a couple of days ago to his living room and kitchen area. After performing a troubleshoot, we found that a switch in the living room that was replaced less than the year ago was defective once it was replaced to power was restored in the affected areas. While we were here we also found the screws, holding the service mast up on the meterbase were pulling out of the wall if not, totally gone. The screws that were in there were only an inch long, barely long enough to reach the wood behind the siding. We put new 3 inch long screws on the straps to lock it in securely. We also talked today about upgrading the service on the house to a 200 amp and installing a new dedicated 20 amp receptacle below the electrical panel. Came out for System Check Special on 3 2021 Lennox AC/Furnaces. Changed out 3 16x25x1 filters. Cleared all condensate lines and verified draining properly. Safety switches good however found no wet switches. Recommended installing wet switch for each system for TE Standard Flood Protection. Verified all cooling and heating operations for all 3 systems, all working properly. Found no UV protection operational for either system and microbial growth on upstairs indoor coil. Recommend chemically cleaning upstairs indoor coil then installing Blue-Tube UV light for each system. Found dirt and debris on all 3 outdoor coils, recommend cleaning. Spoke about Home Care Plan and recommended signing up all 3 systems. Customer considering recommendations for future date. Left inspection reports and quotes via email

Customers master bathroom lyft. In turn, in the tub was completely corroded through. Customer agreed to have the tub strainer replaced. I had to cut the old one out. And afterwards installed a new crow, one. The customer is aware beforehand that the trim color does not match as the new one is chrome and the rest of the trim.For the tub is oil rubbed bronze. Tested by allowing water to run and draining. No further leaks into the garage. Thank you for choosing and trusting t e with your plumbing needs
