Out today to preform only system HVAC service call. Upon arrival, customer stated he was selling the home and the inspector had a few things that needed to be addressed. The main concerns were the flu pipe. The system was not sealed properly, causing major air leaks, There was no filter in the system but there is a filter in the system behind the grill that the inspector missed. The flue pipe that the inspector said was corroded. Inside of the attic was not corroded, but it did appear that previously there was a water leak that I currently do not see anymore and was rundown off of the flashing. At this time, there is no issues with the flu pipe. Customer approved option an immediate repair. At this time system is now currently sealed in the issue of the flue pipe that was not up the code at the furnace is corrected. Also, the water heater pipe is now corrected where it is currently going uphill. At this time system is working in both heat and cool.

Arrived on site after tenant reported that the toilet was constantly leaking. Upon inspection, found that the toilet had been rebuilt prior to arrival. Checked operation of the toilet and confirmed that the toilet was not actively running or leaking at this time. Inspected internal tank components and found that the chain length was excessive, which could interfere with proper flapper operation. Adjusted chain to allow proper function of flush assembly. During inspection, also observed that the toilet is continuously rocking when in use, indicating instability at the base. Due to the condition of the toilet and existing issues, recommended full toilet replacement to prevent future leaks, damage to the flange, or recurring operational problems. Advised that no warranty or responsibility can be provided on existing internal toilet components due to prior rebuild and pre-existing conditions. Came out today due to the system not cooling properly. During diagnostic testing, we found the compressor was not operating consistently and the refrigerant pressures were extremely low, indicating the system is critically low on refrigerant due to a leak within the sealed system. We tested the compressor windings and found the readings to be balanced and within range at this time, indicating the compressor is not currently shorted or open internally. However, due to the extremely low refrigerant levels, the compressor is overheating and going into thermal overload protection to prevent internal damage. Continued operation in this condition can permanently damage the compressor. We also found that one of the Schrader valves was loose and actively leaking refrigerant, which may potentially be the primary source of the refrigerant loss. At this time, we recommend performing a complete refrigerant leak search to verify whether there are any additional leaks present within the system so

Arrived on site and met with the business owner regarding water pooling on the floor in the guest bathroom. Performed a full diagnostic inspection of the restroom plumbing system to determine the source of the leak. During testing, found multiple points of failure contributing to the issue, including a leaking angle stop, deteriorated supply line connections, and a drain line that had been installed with improper pitch due to the use of an incorrect fitting. The improper drain configuration was causing drainage issues and increasing the likelihood of future leaks. It was also discovered that the existing angle stops were compression-style fittings installed directly on CPVC piping, which had become compromised and were the primary cause of the active leaking. To further inspect the system, gained access to the ceiling area where the water heater and related drainage components are located.
