I pinpoint it that the customer did have cast-iron and the cast-iron is very rusted and narrowing, resulting for the hair to get clogged up much easier. Customer has PVC and cast-iron in the crawlspace. Customer wanted a quote as well of what it would take to replace the cast-iron after I ran my cable. I removed a lot of hair and was able to get the drain flowing. I’ll let the customer know the cast-iron rusting is the main issue But after testing everything was working I let the customer know I couldn’t warranty on how long it would work due to the cast-iron being in such bad shape.

Came out today to perform one system HVAC inspection due to smells and odors coming from the crawlspace. Upon arrival, customer stated that the system was working, but they are smelling odors from the crawlspace. Upon visual inspection found ductwork to be torn in multiple spots and a major a major plumbing leak coming from the guest bathroom. Upon bringing to customer’s attention, customer still wanted a full system inspection. Upon inspection of the system found 2018 Trane heat pump/air handler 2.5 ton. Upon testing system found the capacitor to be bad while underload. The contactor was burnt and pitted, the outdoor coil had leaves and debris inside and minimal buildup on the coil, the indoor coil had buildup. At this time, customer is waiting to speak with landlord before moving forward with any repairs or preventative maintenance. customer also is getting with a plumber that the landlord is sending. At this time system is up and running see estimates for further concerns.

gas water heater leaking in the crawlspace of the home. Removed and replaced with a 50 gallon gas water heater. Installed a pan and properly mounted the thermal expansion tank. Turned on the water and filled the unit. Ignited the water heater, the water is heating properly.

Tech arrived to problem with downstairs thermostat. Customer stated that thermostat was blank and non operational. Verified thermostat had power behind display did visual inspection and verified nothing else was causing power to disappear. System is 21 years old and system is operational according to homeowner. Customer just wanted thermostat replacement. Tech replaced thermostat with standard 1H/1C thermostat and verified operations. Diagnostics were not performed beyond thermostat replacement. System is operational. No warranty on any repairs besides thermostat. Flood protection was noted. Thank you for letting TE CERTIFIED service your home.

Investigated moisture near front of house, wet carpet. Investigated wall to find nearby hose bibb in the wall central to the moisture. Cut wall to find grey poly line to hose bibb leaking. Replaced hose Bibb and leaking section of pipe. Majority of house has been repipe in cpvc except for this bibb whose line went below slab. Found thermal expansion tank had failed, replaced thermal exp tank and mounted it to the wall.

Repaired damage gas line going into the crawlspace of the home. Performed a leak test and found no issues in the new line. I did detect a small amount of gas by the meter on the top connections. I tighten and double checked, no leak detected at that time. Relit the water heater to the home. *the water heater is showing signs of leaks and the exhaust is back falling and not allowing the fumes to exit safely. Provided an estimate to replace and install the water heater up to plumbing code.

Tech arrived to perform one time maintenance on system in home. System is zoned between upstairs and downstairs. Unit in attic had water in pan and single flood pan safety didn’t trip system. Made customer aware and presented options. Customer agreed to HomeCare plan paid in full, wet switch, SS2 safety switch and condensate drain line flush. Unclogged line, added union, clean out, and flushed line with cleaner and bacterial solution. Verified no more restrictions. Added SS2 and wet switch in series with flood pan safety and verified operations. Removed as much bacteria in evaporator coil pan as possible. Once cleaned. Tested heat. Heating operations are verified. Tested cooling. Cooling operations are verified. Drain line is draining. Outdoor unit is dirty and in need of cleaning in future.
