Came in today because the system was not cooling, when inspecting system found electrical components had failed. outdoor and indoor coils were also clogged, and there was heavy biological growth spreading in the indoor system, also ductwork was packed with dust and debris Let customer know about this issues and presented options. Also let customer know that system has been overworking for a long time and there could be other repairs in the future. Customer decided to move forward with repairs, work was done and tested. Replacing outdoor GFCI

Replaced defective high pressure switch for garage unit. Preformed leak search on upstairs unit and added 3lbs of 410a.

Preformed a tankless water heater flush. I advised customer of high water pressure. He stated he did not want to resolve the pressure issue due to him moving out of state in less then 2 months

Troubleshoot tripping breaker

Customer called about a running water heater, and an issue with a garbage disposal. TE arrived and inspected water heater. T&P relief valve has failed and hot water is leaking out of drain line. Thermal expansion tank is undersized and has failed as well. Home pressure is high at 95 psi. Advised to replace T&P relief valve, thermal expansion tank, and Pressure Reducing Valve. Inspected garbage disposal and found it to be jammed with some signs of rust in unit. Advised to unjam and keep monitoring for a potential replacement. Shut water off to home and drained system. Cut out and removed compromised PRV, thermal expansion tank, and T&P relief valve. Furnished and installed new parts on plumbing system. Turned water back on and tested for leaks. No Leaks. Unjammed disposal and tested. Unit is functioning with No Leaks.

Installed ether cable and pantry and a master bedroom

Ran water through all lines to get air out of system and put recirculating pump back online. After running tub extensively, found there to be no tub leak. However, there seems to be many weaknesses/faults in shower grout/tile work as when shower is run it leaks down into two different places in basement ceiling. Recommended to call out a tile contractor to resolve leak.

Began performing diagnostic for leak coming from ceiling. Homeowner states that whenever they use the main floor tub it leaks down into the basement ceiling. Cut off valves for recirculation pump and cut water off to home and drained system before cutting into ceiling. Cut open ceiling to diagnose issue. Will need 10 foot ladder to safely repair drain. There were no obstructions to access drain, so slowly pressurized home from cut off main in basement. While running water to purge air out of lines, found that toilet in basement sauna room had blockage somewhere and overfilled. Also noted strong sewage odor in sauna room. Went to check outside and they appear to a backed up septic tank as sewage was easily smelled when you walk toward the tank and water/sewage is coming from one of the sewer risers. Will be unable to safely diagnose tub leak, get air out of lines, and get recirculating pump system back online before a septic company can come out to clean the tank. Homeowner has b

Today Kevin and I ran new circuits for Tony’s woodworking shop in his basement, consisting of 2 - 20amp circuits, 3 receptacles on one circuit and 2 receptacles on the other. We also ran a brand new circuit with a quad receptacle for the garage freezer, dedicated and GFCI protected at the panel just the same as the 2 new circuits we ran for the wood shop. In addition to the new circuits we also added a receptacle in the master bedroom closet via Back-to-Back from the foyer on the other side of the same wall. The receptacle we jumped off of in the foyer has also been changed as a courtesy. Finally we also ran a new 30amp 240v GFCI protected circuit for Tony’s, soon to arrive Lathe, I left a balance of $250 because we believe the receptacle is going to be different from what we currently have installed. Tony has not yet selected the lathe but will be reaching back out to us when he has picked and received the piece of equipment.

Today’s visit was for the unit not cooling. Customer said the main floor thermostat will not reach temperature set point. After inspection I found the main floor zone damper motor has failed. I also found the system doesn’t have flood protection and informed the customer of my findings. I checked the outdoor unit. I found the condenser coils extremely dirty and the unit running very high head pressure. I gave estimates for repairs. The customer approved the zone damper and coil cleaning. The flood protection was declined at this time. I went and picked up the part and returned and made repairs. Replaced the damper motor and verified operation. Cleaned the condenser coils. Customer called about a high water bill. TE arrived and inspected home. Found two toilets that have older hardware in tank. Adjusted water level on toilet in powder room. Advised to rebuild these two toilets. Found a leaking hose bib in front of home. Advised to replace. Located shut off and cut water off to hose bib. Found water pressure to be high at 85psi. Advised to replace Pressure Reducing Valve. Warranty can only be applied if home has safe water pressure.

Arrived to appointment noticed the compressor was not running. Checked outdoor dual capacitor and it was completely dead. Replaced it with a new capacitor and the compressor did turn on. System has good delta T 18-20 degrees. Pressures are fair at this time. Indoor blower wheel is dirty and condensate drain line is missing a clean out vent. System is short on duct work on return and supply. After replacing capacitor system is cooling at this time compressor is okay. Fan motor is pulling 1.3/1.4 amps. Missing flood protection as well. Collected signatures and payment. System is cooling at departure.

Arrived customer stated system is not cooling properly not reaching temperature. Checked indoor unit. Checked all electrical. Checked evaporator coil and blower wheel. No in-line safety or wet switch. 12° TD. Has some electrical wiring, touching flue pipe. Checked outdoor unit. Check capacitor, contactor, and pressures. Compressor is loud and rattling noise. Dual capacitor out of manufacture specs. Compressor is failing no longer pumping refrigerant as it should.

Toilet rebuilt minor on hall bathroom main floor, changed out the fill valve, flapper and new braided supply line, upon inspection of toilet noticed fill valve leaking water out top portion and also once tank was filled the flapper was degraded water passing by making the toilet refill. Noticed plastic type supply line and offered rebuild of those parts. Turned off toilet, drained tank, installed parts, pressurized toilet and filled tank, flushed 3 times working properly, no leaks

Install whole house surge protector in meter main

Performed 1 system cooling diagnostics on a 2007/2008 Carrier system that cools/heats the suite above the garage. The unit had a completely failed outdoor capacitor and partially failed blower motor capacitor. The contactor on the outdoor unit was very burnt and had pitted contacts. I installed a capacitor to get the unit temporarily running so I could check the refrigerant pressures. Once the unit was temporarily running I found that the unit was extremely low on R22 refrigerant. R22 refrigerant is no longer in production in the US (obsolete). I gave the homeowner the option to replace the failed/failing capacitor and the burnt contactor to provide so temporarily cooling; homeowner declined and wants an estimate to replace the system. I removed the temporary capacitor and installed the orginal capacitor and left the unit theeay that I found it (but left the outdoor disconnect off).
