Coils need to be cleaned and recommend electronic air cleaner will come back on April 14 end of day to clean coils and install a purity air filter system. Contactor capacitor are worn from normal wear and tear and should be replaced soon when possible. Customer is a home care member now.

Perform one system diagnostic visit. Found air filter to be dirty. Found condensate drain line to be backed up. Homeowner had a filter that we could use for replacement. Clear drain line with mighty pump. Tested with 2 gallons of water also added enzymes. Homeowner will consider the home care other options.

TE Certified will supply and install a 50 gallon gas water heater, prv, and cut out a wye fitting in the ceiling. The customer understands that we will not be reinstalling the sheet rock back after we’re done. Installation: Today we installed a new gas water heater, PRV, and cut out the wye fitting in the dining room ceiling that was causing backups. Tested everything thoroughly ensuring no leaks. Cleaned up work area.

I arrived to the customers home and they’ve been experiencing repeat back ups for several years. It all appears to be on the upstairs level of the home. I pulled the toilet and ran a camera inspection all the way down down to the bottom of the stack. The customer also pointed out that they had consistent water running, and I felt the side of the pipe on the water heater in the T&P was constantly dumping water outside the home. I figured out the pressure in the home was higher than what it should be, in the thermal expansion tank was defective. The customer chose to have a new PRV, water heater, and the drain pipe repair performed tomorrow.

Installing LED track under the knee walls in the backyard, installing mushroom head by the front door, move the mushroom head by the fireplace, installing two big boy lights shining up the two trees by the fireplace, installing the Spotlight by the eve, resetting the floodlight to work on motion.

Performed routine maintenance inspection on 16 y/o Goodman heat pump system that operates for whole house. Air handler located in attic. Checked amp draws. Heat strips are operational. Performed blower wheel cleaning. Installed wet switch and inline water safety for upgraded water protection. Installed drain line clean out. Replaced 10 MFD run capacitor. Evaporator coil clean. 19x22x1 filter was clean. Pressure levels were normal. Replaced 45/5 MFD capacitor. Other condenser electrical components are good. Performed condenser coil cleaning. System is currently working.

Performed 4 system maintenance inspection. Checked amp draws. Cleaned flame sensors. Cleared pressure switch tubings. Checked safeties. Recommend water protection upgrade for all systems. Carriage house is 18 y/o Carrier heat pump system that has low R22 pressure levels, rusted evaporator coil, and major failing components. Advised customer to seek options to replace system. Other system pressure levels were normal. Installed customer supplied Nest thermostats. Informed customer of all findings.

Perform camera inspection of sewer line from exterior pvc clean out Did not discover any tree roots in 4” PVC sewer line. Ran camera from exterior clean out next to AC unit all the way to where her sewer line ties into Braseltons city sewer line and did not see any roots or obstructions.

Perform camera scope of sewer line Customer explained that a couple of years ago there were a tree roots growing into the 6 inch sanitary tee of the sewer line, which is the county came out and repaired. House is 8 years old. She wanted to be precaution and have a camera scope down to make sure trees have not grown back. I did confirm that tree roots have not grown into the sewer line.

Repaired system today, found reason for fell blower. Motor was incorrect capacitor which caused blower to burn out. Once contactor, capacitor and blower motor was replaced. System is running heating and cooling. Tested temperature Delta today but did not hook up gauges as outside was 33° but I had a 22° temperature Delta out the vents.

Arrived on site for no ac call. Checked thermostats both upstairs and down, went out to condenser and opened it up. Found contactor pulled in and not running. No high voltage found on contactor, no power at disconnect. Checked breaker and found breaker tripped, turned off and then back on after 10 seconds. Breaker closed itself off and no power on breaker. Talked to land lord, got signature to approve replacing breaker. Changed breaker and turned on power, power now on condenser outside. Tested unit and ran diagnosis on system. Found capacitor is starting to fail. Recommend replacing capacitor and cleaning condenser.

Perform to system home care and diagnostic for zone system that services upstairs and main. Found upstairs pan full of water, dirty evaporator coil, dirty, blower wheel, no TE flow protection, compressor draw higher amps, condenser, drain line, clogged, and unit is 10 years old with improper bypass. The basement unit that TE installed is in working order, however will need to have the evaporator coil cleaned and the blower wheel cleaned due to customer having the basement finished and the unit was running at the time. The system will have issues heating and cooling due to the dirt buildup in the coil and blower wheel. Based on our findings today, it might be time to think about getting a brand new system.

Replaced crank case heater and tested system. Everything functioning and working.

Found bad crankcase heater. Ordered part and scheduled to replace for this coming Tuesday 3/10/26. Needs about 1-2 pounds of 410a to have rated superheat and subcooling levels. System is zoned and has an Aprilaire fresh aire damper system. Thermostats were adjusted to auto instead of On and due to zoning should always be set to auto. Supply sent in attic was sweating and should be monitored. Depending on spray foam used there are certain cases where a dehumidifier is required to remove excess moisture and humidity in the attic.
