Customer called us out to her home because she is experiencing major negligence from the builder, Smith Douglas. With her concerns on if the builder did the work correctly they went forward with a whole home inspection today. During the whole home inspection today I found that there is no GFCI protection for the dryer circuit. There are also a few minor issues with the electrical system itself. Further details down below.

For this job I came out and replaced a 50 gallon electric water heater that was leaking. I replaced with new Rheem 50 gallon electric water heater. Previous water heater did not have a T&P line going out to the exterior of the house or an expansion tank on system. I made a new penetration to the exterior of the home running a new T&P line making sure it was also 6 in off ground per code. Installed expansion tank strapped properly to wall. When wiring water heater I noticed that there was no ground connection it was brought up to the attention of the customer, customer is aware, and we have our electrical department coming out to check the electrical going to the water heater. Check and tested for leaks and conducted a super clean up.

Homeowner has a leak from the stop valve going to the toilet, and has since had the water off to the toilet to prevent further leaking. I could not find a leak from the stop valve, however the supply line is a poly supply line, and the leak stopped when the supply line was change, which leads me to believe the supply line is the cause of the leak. Homeowner requested I replace the stop valve anyway. Removed old stop valve and installed a new quarter turn stop valve and a new braided stainless steel supply line. Pressurized line and flushed toilet approximately 10 times to test for leaks. Upon inspection I found that the thermal expansion tank on the system has failed. Informed homeowner of this issue and he decided to move forward with replacing the expansion tank. Pressurized new expansion tank to 60 PSI. Removed failed expansion tank. Installed thermal expansion tank bracket on nearby stud. Mounted expansion tank to bracket. Installed approximately 8” of new 3/4” type M copper. Con

During our visit, the customer mentioned the local water company notified him that there was a leak somewhere in the home. Upon inspection, I noticed the temperature and pressure relief valve on the water heater was leaking water outside. I also noticed the water pressure was high and the water heater was over 20 years old. I spoke with the customer about solutions. He mentioned they are selling the home very soon and he doesn’t plan to buy anything fancy. I provided and presented a quote that was approved by the customer. Considering the water pressure was high (90+), I tried to locate the existing pressure reducing valve. After digging at the water meter and near the entry to the home, I was unable to locate the prv. I installed the new pressure reducing valve on the main water line in the basement, as well as a new main shutoff valve. The old water heater was removed and a new Rheem 50 gallon electric water heater was installed. A new disconnect was installed along with a new w

Customer called about an unstable toilet in the master bathroom. Closet bolts were completely rusted out and homeowner was unable to remove toilet Cut out bolts to pull toilet. Once toilet was pulled discovered a rusted out band aid repair flange that was used previously in an attempt to raise height of toilet flange to be level with the surface of tile flooring. Cut out this rusted flange and instead a proper flange extension so flange was flush with flooring. Reset toilet and placed sanitary seal. Tested and flushed toilet several times and everything is working as it should at this time While in basement, took a look at the water heater and noticed a poor installation. Due to improper fittings (dissimilar metals) that were used to install heater, corrosion is visible on top on the water heater. Provided several replacement options for customer Thank you for choosing TE Certified
