Upstairs System - Not cooling System not cooling due to multiple failures on the outdoor unit and some age related issues. The system was set to cool mode on arrival and the indoor unit was running. The blower motor is seeping oil at the main seal and the blower wheel is dirty. Outside I observed that the unit had 240 volts but nothing was coming on. Tested the 40-5 dual capacitor and it is good, reading at 37.6-4.8, this is within operating range. Tested to make sure I had 240 volts on both sides of the electromagnetic contactor, 238 volts on both sides of contactor. Checked windings on both the condenser fan motor and the compressor and observed that both motors have had catastrophic internal failures. I used video documentation to show my multimeter while testing both of these motors. This is a catastrophic failure that could have been from a power surge, or possibly a domino effect from the first motor they shorted out. Installed a new Aladdin light lift for the foyer chandelier and installed a new whole home surge protector for the main electrical panel.

This estimate is contingent upon two factors; -homeowner removes content in area next to driveway/wall/so that we may excavate the broken line -If the existing pipe is galvanized steel, and we are not able to get the replacement fittings on the existing pipe, we will pivot to one of the previous options. At located area, we will excavate to uncovered damage section of pipe/we may have to sawcut a small section of the driveway if necessary/ once area has been excavated to expose damaged section of pipe, we will cut out damage section of pipe and remove. We will then install new section of pipe, test the new system for leaks, filling, excavation holes, put back the concrete on the driveway, and clean up./NO WARRANTY!!!/

Installed new 240v EV outlet in garage.

Build a platform on stair landing, with blankets and mats for protection. Remove light fixture above the stairs and box. Install a new fan rated brace box and reinstall fixture. Deconstruct the platform.

Replaced faulty switch

Today I did the work that we discussed. I installed a new outlet next to the sink and demoed out the old switch for the disposal as well as the disposal wire. I installed A new switch and a new sconce above the coffee maker area. I installed an inset outlet for the refrigerator so I did not need to move that outlet. I installed a new wire for the vent hood. I installed a new outlet for the dishwasher as well as a counter outlet above it. These I put on their own GFCI breakers as well as adding a GFCI breaker for your other counter outlets. I demoed out the old wires inside the wall above the dishwasher, as well as finding a covered up three-way switch for the lights in the living room. That one I cut out and installed a new switch as a courtesy. For the outlet over the stove, I did have to pull new wires and add a new outlet for that one. On the second floor we removed all the pre existing 2x4 fluorescent fixtures in the open floor area and in the offices. We did not replace the one in the panel room per customers request. We set all color temps to 5000k except the office located on the second right per worker in that area. We removed all the existing fixtures and lamps. After completion we verified that the customers were happy.

On arrival customer house was flooring due to a broken pipe in the upstairs bathroom.once I got the water turn off. I found a compression fitting on a green poly pipe that broken. After going over customer options she decided to just do a minor repair thanks to restore the water to the property. I installed a new straight stop valve and supplied line to toilet. Once repaired I turn water back on to house to make sure there wasn’t anymore leaks. There no warranty on this repair due to the green poly pipe Left estimate for repipe. Upstairs System - Not cooling System not cooling due to age related issues. The system is low on R-410a refrigerant due to a refrigerant leak at the outdoor unit. The suction line on the condenser coil where the lime goes under the spiny fin coil is leaking. The condenser coil is impacted with debris, the electromagnetic contactor is burnt and pitted, the condenser fan motor has leaked out most of its oil, and the starting components are weak. Also the compressor is over amping on start up and run and pulling more than the LRA rating. LRA = Locked Rotor Amps, the LRA rating on this unit is 38.6 amps, this sys is pulling anywhere from 49 up to 170+ amps. Inside I observed that the heat exchanger had multiple cracks, rust, metal fatigue, and hot spots. The evaporator coil has some rusted areas and some biological growth on it. Due to the age, condition, refrigerant type, and cost of temporary repairs, I recommended updating this equipment. I scheduled for our install supervisor to come

Find out where water is leaking from the shared bath tub after an another company had done work on the tub. Replace tub drain that has cracked on both sides with a new piece and sealed water tight.

Troubleshoot and repair the voltage issue affecting a couple of things in the home.

Complete main panel inspection

Installed new toilet upstairs in hall bath. Customer requested we put the bidet seat back on with new toilet, I left seat for toilet with them. Also installed new flange in downstairs toilet and resealed. Advised customer to not use toilet for a minimum of 4 hours

Returned to insulate supply boot and add wet switch to system. Insulated boot and 4 ft of metal pipe and installed wet switch. Tested wet switch with homeowner present. Recommended full supply duct out. Multiple supply runs feel damp, hard pipe supply ducts.

Troubleshoot why the fountain and landscape lighting stopped working.

Troubleshoot master bathroom outlet not working. All bathrooms were reading hot/ ground reversed. The master bath gfci was being fed off of another bathroom gfci that went bad. We rewired all bathroom gfcis on line side of outlet to prevent having to go to multiple bathrooms to reset outlets and replaced two standard outlets with GFCIs in guest baths. Panel was overloaded and not rated for tandem breakers as well as having a Sycom surge protector. We removed the Sycom surge and breaker to make space for standard breakers and removed tandems to bring panel back down to capacity and tied in our new surge protector into an existing circuit.

Arrived on site to troubleshoot the downstairs unit not cooling. The outdoor fan wasn’t spinning and we determined the dual capacitor was failed and is responsible for the interruption in perfomance. He asked me to leave it the way it is and has a scheduled project manager coming out tomorrow to discuss replacing the system. Service call fee collected and invoice emailed to clients upon completion.

For this call, we had multiple things to do today, we had to wait on home owner to get a response from their bank because they will be getting some payment from them. So we only did what was on option 3 from the estimates we gave last time, but once they receive the payment we will be back out here to complete everything else from option one. Replaced PRV. After making the repairs, and also taking out a 4 gallon expansion tank from the crawlspace that was unnecessary as a courtesy. We changed out the shower cartridge in the end hall bathroom. We turned water back on and tested everything for leaks and all is good at this time. We will return to complete work in option 1 when they receive the payment to continue. Upon arrival spoke to customer about kitchen disposal that was no longer working. Gave options. Installed new 1/2 hp disposal with new mounting bracket. Installed power cord and electrical grommet. Removed knock out and reconnected dishwasher drain. Tested for leaks and functionality.

Today we replaced two fluorescent light fixtures with equivalent LED fixtures and replaced a defective light kit in a ceiling fan.
