Went to job to inspect something with drain line that home inspector brought up. While there homeowner wanted 2 wet switches for both systems and I added a clean out in drain line. Homeowner signed up for Homecare as well so I went ahead and completed that while I was there. 2 systems. Carrier is 2017 and 2019. Bryant is 2021 and furnace is 2008. Flushed drain lines. For this job, customer called about leak coming from the ceiling. Upon speaking to customer, he stated he stopped using the shower above said leak and mentioned it was not coming from the drain as he tried pouring water down and couldn’t recreate the leak. At the shower, we tried sealing the shower head but leak wouldn’t stop. We cut behind the shower head and revealed it was coming from the drop ear from a bad solder. We put in a new drop ear, reattached the shower head and checked for leaks and none were present. Double checked everything for leaks and everything works as it should at this time. Perform a hydro jetting though exterior clean out to clean grease from sewer Ran the jetter down the line successfully clearing the blockage. Customer is still holding water but flow has been restored. Sewer supervisor will be collecting payment tomorrow when he runs a camera down the line. I also chipped out both cleanouts for the grease trap and installed new customer supplied ones. Tested water through kitchen sink for 30+ minutes.

Preformed annual tankless water heater maintenance. Step 1. Remove power source. Step 2. Shut off gas. Step 3. Close maintenance valves. Step 4. Fill clean five gallon bucket with fresh water. Step 5. Attach service hoses to hot and cold service valves. Step 6. Add tankless water heater flush solution to bucket and stir. Step 7. Open service valves and plug in submersible recirculating pump. Step 8. Run pump with solution for 30 minutes. Step 9. Remove flush set up and restore water to the tankless. Step 10. Restore gas to the tankless. Step 11. Go throughout home and run multiple fixtures to remove any air and any left over solution from the system. Step 12. Restore power and verify proper operation. Step 13. Clean air intake screen. Step 14. Clean condensation trap of all debris. Step 15. Clean water inlet screen of all debris. Step 16. Clean up mess and reinstall tankless cover.

Upon arrival, met with customer and spoke with her regarding her issue. Customer experienced a backup from the upstairs toilet in the master bathroom which leaked underneath and caused water damage on the ceiling below. Property Medics was here when I arrived. Customer showed me to the upstairs master bathroom and the toilet had already been removed and waterline for the toilet had been capped off. The toilet drain was plugged. I removed the plug and confirmed water is holding in the line so the blockage is still there. Customer’s food waste disposal has also rusted through and the upstairs guest bathroom shower head does not have good pressure. Presented customer with options to clear the blockage and/or install a new disposal. Recommended that service department returns to the home to inspect the shower head. Customer would only like the line cleared today and did not want the disposal replaced. After getting signature approval began work. Ran k-400 machine and cleared blockage. Did

Based on our findings today, it might be time to think about getting a brand new system. Upon arrival I found that the condensing units condenser fan motor was failed and not spinning. After I throw evaluation, I found that the furnace is leaking carbon monoxide due to a compromised heat exchanger. Also found a dirty blower wheel a dirty vape coil the disconnect outside is falling off the wall. There is a condenser coil leak as well as the condenser fan motor and blades being failed. At this time, the homeowner decided to get a quote for a new system.

Shower valve in the master bathroom had a constant drip. I checked the water pressure and got a reading of 45psi. Determined that the cartridge had failed. Installed new Moen Cartridge in shower valve. Checked valve body for signs of wear and scale build up. Installed new cartridge and tested. Homeowner had noticed a leak when turning on the isolation valve for the back hose bibbs. Cut open drywall to access behind the hose bib and located the leak. The copper pipe had froze and split open. Cut drywall in the basement ceiling to access the piping below and unable to gain access. The water line should be accessible from underneath the deck. Recommend capping the hose bib line to prevent further leaks. Homeowner will contact the decking company to remove some boards for access or cap the line permanently.

Call out to address a leaking toilet. Upon arrival found that the fill valve was feel like the toilet nonstop. And by the homeowner, the toilet was very old and I would recommend to replace it due to the age. Gave the homeowner multiple options for toilet replacement bundled with and without replacing the water stop. Homeowner agreed on toilet replacement with the water. Stop bundled in and work with started. Begin by shutting off water to the home and draining the system. Remove the old toilet and the old multiturn water stop and replace with a new quarter turn water stop. Found that the flange was completely loose and that the closet 90 was damaged so I advise the homeowner that that would need to be repaired in order to reinstall the toilet. Homeowner agreed and work with started. Cut out a section of pipe after the closet 90 and replace with a new closet 90. During today’s visit, we evaluated two systems in the home. The main level system appears to be an older gas furnace and air conditioning system from around 2002. During our Inspection found two active gas leaks associated with the main level system. We discussed the findings with the homeowner, and he advised that his plumber will be addressing the gas leak issue. In addition to the gas leak concern, the furnace has a heat exchanger with heavy rust accumulation and multiple replacement parts that we difficult if not impossible to procure for consideration. Based on its age, condition, and the heat exchanger deterioration, the furnace is considered unsafe to operate at this point. The air conditioning side is also tied to an older R-22 system, which uses refrigerant that has been phased out, making future repairs more difficult and costly. Based on the full condition of the equipment, full system replacement is recommended for the main level system. ————————————————————————
