Called out for toilet rebuild and replacing a shower cartridge. Upon arrival, found toilet upstairs needed a major toilet rebuild as it would no longer flush correctly. Shut off water and drained it down. Removed tank in toilet and replaced the flush valve, fill valve, and supply line. Checked for leaks. No leaks were found. Replaced Moen shower cartridge in master bathroom shower. Pulled old Moen cartridge and replaced with new one. Restored water and checked for leaks. No leaks were found. Cleaned work areas.

At arrival on 05/07/25: found Main Floor system thermostat not staying steady on cool mode. Bad thermostat. Gave option to customer to replace their thermostat. It is a Sensi customer provided thermostat. The installer broke the C screw on furnace control board and they connected the C wire to the transformer. Will have to warranty that control board. Installed an Ecobee thermostat without a Power Extended Kit, and will have to come back with that later. PEK is back ordered. System is working at this time. Will come back later to replace their thermostat control board and install the PEK. Paused job to resume tomorrow. Came back on 05/08/25: -Properly replace their thermostat control furnace control board. -Added the Ecobee PEK kit. Tested system, system was burning the 3A fuse on cool mode. After diagnostic found that the outdoor thermostat wire had a short. Fixed the short. Tested system, system is cooling properly at this time with 71 degrees on return and 49 on supply

Completed one system maintenance verified, and changed filter. Filter is a 413 April. Clear drain lines with 4 gallons of water and drain cleaner . Verified drain is clear with mighty pump. Checked all safety and components. Tech recommended two things for customer one is duct cleaning due to a lot of debris inside the ductwork as well as a UV light to protect the evaporator coil. Emailed all invoices to customer at this time system is operating..

For this job, I replaced two vacuum breakers on the two hose bibs to home. Once I was done I checked for proper function and for leaks no issues.

Customer called us out for a garbage disposal that was not grinding, the motor was just humming. While inspecting their didn’t appear to be any stuck debris and garbage disposal was 12 years old. I recommend a replacement and the customer said he already bought one. I checked water heater and house pressure as well and water heater was 11 years old. I recommended he get it checked out but he wasn’t ready for that today. I gave customer an estimate for a customer supplied garbage disposal, which he signed and I began work. I removed the old disposal and installed the new one. Wrote out the serial number for the customer. Tested that everything worked and was not leaking.

Replace ceiling fan, and remove dimmer
Ceiling Fan installation

cooling issue on his upstairs system. During the evaluation we discovered that the upstairs system and the ductwork don’t match indicating that one is improperly sized and sizing should be verified before proceeding with repairs, the coil is badly rusted and leaking refrigerant, the flood protection needs updating, a schrader core is leaking, and the refrigerant was very low but I added 3lbs to get it functioning for now. Due to the cost of potential repairs and the improper installation replacement is a viable option to get the system up to today’s standards and ensure reliability.

Replaced ceiling fans in bedrooms

Put a cap on shower valve due to the last cap blowing off and flooding crawlspace.

Came out today because I light switch in the hall was not working and 2 garage lights were not working. The garage lights had a bad ballast, so I bypass the ballast and installed customer supplied LED T8 bulbs. There were 2 lights The hall switch was a 3 way, 4way, 3way switch set up. The first 3 way was wired wrong so I corrected that

Add whole home surge protection and remove the 120 volt surge outlets and are beeping around the house.

Came out today and swapped out a gen 1 Eaton dual function breaker. I informed the homeowner that he can get new breakers from Eaton and left him a quote to replace the rest once he gets them.

Upon arrival did walk around with homeowner. Homeowner showed me thermostats air handlers and furnaces. Gave customer option to become a maintenance customer or do a one time inspection. Customer elected to become a maintenance customer. Perform maintenance on three systems. Two 2017 Lennox furnaces with AC systems. And one newer carrier heat pump system for the basement. No systems have adequate flood protection. Recommend adding wet switches to all systems. Upon inspection of main level furnace it has some rust and heat exchanger but heat exchanger looks solid. There is a puddle of water in the burner area of this furnace. Tested the system in air-conditioning and found pressure to be 55/270. System appears to be very low on refrigerant. So cool with zero. Both upstairs and main level systems have dirty condenser coils. Recommend having these cleaned. Upstairs and main level systems have an ionizer in place but no UV protection. Will quote price to add UV protection. Took findings to

Troubleshoot leak in basement

Performed 2 system homecare customer complaint that 4-5 days ago the main floor stopped cooling. I checked pressures and the system was almost empty, indicating a leak. Customer chose to replace AC/coil to resolve issues. Filled up customer AC and discounted to give temporary relief until new system is installed. Based on our findings today, it might be time to think about getting a brand new system. The bare minimum basic repairs to get the system running today. Customer wants a duct cleaning performed on upstairs system after we install the new system.

Replaced can light in master bathroom as well as dimmer Replaced and installed two led panel lights in attic

Install a new location Ev charger in the garage on a dedicated circuit from the main electrical panel

Troubleshoot lights not working on the porch, the down stairs hall, and the master bath. Replaced 2 outlets in the kitchen it’s GfCIs Re secured 3 outlets, master bedroom, hall bath, and kitchen. The one in the master needed a new box, so I installed a new box and outlet as a courtesy. Rewire the kitchen table light. Added surge protection

Replace GFCI for back exterior pond.

Redeviced affected areas with new devices, connections and installation. Customer chose to reinstall existing LED can trims. Warranty will be only on devices only.

Install a Tesla wall charger in garage from breaker box in basement.

Upon arrival tenant. She stated upstairs air conditioner is not cooling. Tenant walked me around and showed me the furnaces, thermostats and condenser units. Upon visual inspection of condenser units could hear compressor running and upstairs system, but there was no heat being pulled. Upon a visual inspection of the furnaces could not hear refrigerant flowing. With tenant approval did a thorough inspection on both systems. The main level system is not flowing refrigerant. Replaced capacitor and this did not change anything. Standing pressure in system is 238 on both sides. Even installed a hard start kit with no change. Did a mega home test and compressor shows bad. Will quote a compressor replacement. This system has a very dirty almost completely impacted condenser coil. A basic lack of maintenance has ruined the outdoor equipment. Upon inspection of furnaces, these are 2004 Bryant furnaces. Both have very bad failed heat exchangers. Both are no longer a suitable source for heating

Performed camera inspection through exterior cleanout to tap. Main sewer line in good working order at time of inspection. Ran camera through cleanout tee in basement. Observed poorly graded drains under 1st floor hall bathroom and nail penetrating stack between cleanout tee and slab. Pulled basement toilet.
