First of all awesome clients!But Our client reached out to us in reference to a possible gas leak on the line going to an outdoor grill. The gas leak was actually at the grill from the grill itself. That line has been capped off for future purpose. Our client has a water heater that is four years past warranty, so estimate has been left for future purposes. Water pressure is at 60 psi and our clients are happy.

Performed home care maintenance on two systems. Main floor (right side) has a grounded compressor, duct that needs to be repaired, and no water safety on the ground. Repaired duct and added a wet switch. Will be back to replace compressor next week. Blower motor is pulling correct amps. cleared condensate drain. Condensate pump is working properly. Added green tablets to pump to prevent water sludge. Replaced 14/20/1 filter. Condenser coil is clean. Capacitor and contactor are in manufacture specs. Disconnect is working properly. Main floor (left side) has no form of water safeties and dual capacitor is out of manufacture specs. Added wet switch and ss1 to system. Replaced dual capacitor. Restored flame sensor. Cleared pressure switch tubing. Blower motor is pulling correct amps. Flue pipe and gas sediment trap are up to code. cleared condensate drain. Replaced 413 filter. Condenser coil is clean. Contactor is in manufacture specs. Pressures are good. Disconnect is working properly.

Based on our findings today, it might be time to think about getting a brand new system. Performed 1 system diagnostic for upstairs unit. Found unit had a restriction in lower u bend connections, dirty blower wheel, dirty condenser, failed run capacitor and no te flood protection. Due to age of unit and cost of repairs customer was interested in replacement of system for upstairs. Unit is operating but not cooling efficiently. Unit is off at thermostat at this time. Installed supervisor was scheduled for Thursday 8-10

The bare minimum basic repairs to get the system running today. Performed inspection on one system in second floor. Found gas valve partially closed. Pilot light was off. Burners are rusted. Interior furnace looks like electrical fire or flames rolled back into unit. Blower wheel is dirty. No in-line safety or wet switch. Changed customer provided filter. Furnace is 1992. Found system not cooling due to bad capacitor and contactor. Installed new capacitor and contactor. Cycled system on. Unit is now cooling. Recommend replacing furnace. Based on our findings today, it might be time to think about getting a brand new system.

Master bathroom toilet is original to the home from the 80’s. Replaced with a Kohler supplied by TE. Unit has a lifetime warranty on the workmanship.

Performed 1 system diagnostic for upstairs unit. Found failed ecm blower motor, dirty blower, improper sediment trap, dirty condenser coil. Due to age and cost or repairs recommend replacement. Customer signed for quote for new system then decided to go with another company’s estimate. Due to the price difference. Collected 98 only. Unit is non operational at time of departure.

Removed shower cartridge and flushed out debris. Reset existing cartridge and tested for proper flow and pressure.

Checked capacitor, contactor, and pressure. Sub cool low. 2.4. Customer just wanted to add refrigerant at this time and change blower motor capacitor. Court now 10.2. Did quick scan with leak detector did not get any hits.

Install new light above sink

Upon arrival customer stated that when she turned on the ac unit that it was not blowing cold air. After inspection of system found that unit had a low voltage short in the thermostat wire going to contactor. Advised customer of issue and recommended replacing wire to get unit back functioning. Customer approved to have done today. Once unit was back on evaluated rest of system, advised customer of dirty condenser coils, recommended cleaning, customer declined recommendations at this time. Outdoor capacitor tested good with no issues. Outdoor contactor is humming, recommended replacing, customer declined recommendations at this time. Checked over operations at indoor unit, replaced customer supplied (16x25x1) system filter. Advised customer of dirty blower wheel recommended cleaning, customer declined recommendations at this time, inside furnace cabinet does have dirt build up in it. Sent remaining estimates via email. Customer will look over and let us know when ready to proceed forwa

Replaced two toilets with new kholer Kingstons, one in main floor powder room and one in upstairs master bath, toilets both included new wax rings, nylon bolts, stainless steel braided supply lines and base sealed with clear caulking.

Performed no cool diagnostic for upstairs level unit. Found pan full of water, found coil rusting . Unit tripped from the pan switch. Removed the pan switch to test operations and found unit coil partial freezing showing restriction in the coil. Also found a restriction in the metering device.. checked the disconnect and found it was broken as well. No te standard flood protection. Units is 2015. Due to age of unit, cost of repairs and unit being out of warranty would recommend replacement of upstairs system. Disconnect for upstairs unit is also broken and missing plate to protect the electrical from being exposed. Based on our findings today, it might be time to think about getting a brand new system.
