At arrival on 07/28/26 Issue: no cool upstairs System: whole home Finding: bad upstairs zone damper, no Ss1 and wet safety switches installed, dirty drain line, improper drain line pitch, dirty air filter, dirty condenser and blower wheels, microbial growth in the supply plenum, high superheat, low refrigerant charge. Recommendations: address the above findings or upgrade your system.
Replace two lights for keyless lights and replace two gfci
Customer reported that water heater was cutting itself off, and they had to reset the water heater every time. We proceeded with our diagnostic and found that the water heater was actually set to 150 degrees which was making the elements work extra hard and ended up cutting itself off, we tested the elements and thermostat which were ok, but still recommended replacing for the peace of mind and not having that issue anymore. Also we explained home owner and they are aware that their system needs a recirculation pump install on the dedicated line hooked up at the bottom of heater.

Drain line for upstairs heat pump clogged. Cleaned drain line and flushed both condensate pumps. Discussed indoor air quality, including UV systems and dehumidifiers. Project manager is scheduled to visit to discuss dehumidifiers and systems with dehumidification, such as the Dyke can fit. Both systems operational upon departure. Water heater was leaking internally from the tank. Installed new Rheem 50 gallon natural gas water heater. Reinstalled existing recirculation pump. Installed new check valves on the cold water inlet and hot water return line. Replaced the gas valve, flex connector, and sediment trap. Replaced the exhaust vent with double wall pipe and fittings. Run Ethernet from kitchen/breakfast to master bedroom
Came out to troubleshoot flickering lights throughout the home. During troubleshooting, one bulb in the laundry room was found to be out and was replaced with a new customer-provided bulb. Tested the lighting after replacement and confirmed everything was operating properly. Added a switch-controlled outlet in the master bedroom and removed the existing wall sconce as requested by the customer. Tested the switch and outlet and confirmed proper operation. Reviewed the electrical items noted on the home inspection report. Tested the faceless GFCI in the master closet, which provides GFCI protection for the master bathroom jet tub, and confirmed it was functioning properly. Tested the GFCI protection in the garage and confirmed it was operating correctly. Inspected the home's grounding system and identified the existing Ufer/concrete-encased grounding electrode located in the furnace closet. Completed the recommended grounding improvements, including installation of supplemental gro
Troubleshoot and breaker replacement
Arrived on site to troubleshoot a dishwasher and a non-working outlet in the master bedroom. Diagnosed the dishwasher issue and found a loose neutral connection at the electrical panel. Secured the neutral connection and tested the dishwasher, confirming it is now operating properly. Troubleshot the master bedroom outlets and found multiple loose wire connections. Recommended either redeviceing the entire room or replacing the outlets with loose connections. The homeowner elected to replace only the outlets with identified loose connections. Completed the repairs and verified proper operation. Advised the homeowner that additional outlets may develop similar issues in the future, as multiple loose connections were already found, and she understands the recommendation. During the evaluation, also observed an older GE electrical panel that is outdated and no longer meets current safety standards. Recommended replacing the panel for improved safety and reliability, and provided the homeow
Upon arriving to the job, we installed a new hot tub circuit, sub panel and outlet for the barn. For this, we dug a trench to the center of the yard where the hot tub will be installed and ran a 50 amp GFCI protected circuit from the new 100 amp sub panel, we also trenched over to the barn to install a GFCI outlet for power. We also installed two whole home surge protectors, one each for the main panel and sub panel. We discussed options with the homeowner about grounding and potential repairs to the existing electrical panel. We left sight tubes in the trench for the inspector. Everything is working as expected upon departure.

I completed the following work today: In customer’s living room I removed the (2) existing ceiling fans and fixture boxes and supplied and installed (2) new fan rated boxes along with assembling and installing (2) new surface mounted fans with pull chains. These fixtures are on a 4way switching system. In the main living room I removed the old small chandelier, ceiling fans, pre existing fixtures boxes and installed new fan rated boxes and assembled and installed new customer supplied ceiling fans. These fan operate off remote kits and I advised the homeowner to keep the switches in the “On”position and just use the remotes. If the fans are not working check the light switches. In the 2nd bedroom on the left I removed the existing ceiling fan and light fixture boxes and installed a new fan rated box, assembled and installed a new fan with remote kits.
Today we installed a new circuit and breaker properly sized for the new HVAC equipment. We also installed new outlets to service new plumbing equipment.
Upon arrival, we met with the tenants. The home has a single bathroom, laundry and kitchen. They moved in two months ago and since then, the drains have gurgled when fixtures are used, however it has now started backing up in the tub and toilet. We tested and confirmed the toilet was clogged. The home is on septic and was reportedly pumped in the fall. We could see the cast iron plumbing in the crawlspace exit the backleft corner. There are no cleanouts. We were given access through the toilet. The flange is lead and broken, we notified the tenants of this. We snaked the line, cleared the blockage but during testing found a steady water level that would not completely go down. We ran the cable to the tank several times and could not change the water level. At this time, we scheduled a supervisor to provide options for repiping the drains from the home to the tank. During today's visit, the homeowner reported a leak coming from the reverse osmosis (RO) system that was recently installed. Upon inspection, we found water pooled around the base of the faucet fixture and around the neck of the faucet where the water enters. Prior to determining the source, we thoroughly dried the blue water line and observed a small amount of water slowly traveling down the fixture. The leak was intermittent and not constant. We then ran the system and inspected all connections and fittings. No signs of damage, loose fittings, or failing connections were found. The homeowner also requested installation of a customer-supplied inline filter for the RO system. We isolated power to the system, drained it, and installed the new filter in an accessible location to allow for easy future replacement by the homeowner. Replace both 50 gallon water heaters with 80 gallon hybrid water heater, install stream labs whole home automatic shut off valve. Replace PRV. Customer still needs the electrical install outlets for stream labs and condensation pump. Will need to return to program stream lab.
We replaced the main panel today due to damage found to the buss bars. On the original visit the cause of the damage was unknown and after removing the panel from the wall we found the issue. The issue that caused the damage was from the siding company that shot a nail through the back of the panel and hit the buss bar on the left side causing significant and irreversible damage. We installed a new QO 42 space main lug panel with all new duel function breakers. We also competed a full panel labeling as well. At the bottom of the panel we installed a new flush mount kit, lifetime warranty surge and cover plate. Due to the previous panel being longer the the new one drywall is showing at the bottom of the panel and we had to make a cut above the panel to be able to pull the wires from the top out. The homeowner requested to have the drywall put back in place and she stated that she will have someone come out to make the repair. On the previous visit we also discovered at the meter main
Performed troubleshooting and replacement of a burned exterior waterproof receptacle. Following customer consultation and approval, installed a new dedicated circuit for the freezer, integrated a whole-home surge protector, and upgraded the dishwasher and washing machine circuits to modern safety breakers. All completed electrical work has been thoroughly tested and verified to be functioning safely and properly.

Replaced an illegal type Siemens 2 pole 50 with a GE (ABB) 2 pole 50amp breaker to correct the none proper UL listed breaker for panel. The existing grounding system outside of the home had only one ground rod in place and after testing the rod with the #6 grounding electrode conductor the reading was 78 ohms. If the current system had 25 ohms or less then a supplemental electrode would not be required. We installed (2) new ground rods and drove them 8’ in the ground and at 9’6” apart, installed a new #4 bare copper GEC (grounding electrode conductor) from rod to rod then up into the service disconnect. We also supplied and installed a protective conduit and a bonding bridge for the low voltage. After completion I tested again and got 17.5 ohms. We are suggesting to have surge protection installed at the service disconnects outside of the home
