Today we came to the home to provide options on separating the basement power out so that it is easier for the homeowner/landlord to keep track of the power usage and bill. She agreed to add a new meter on the home so that the basement will have its own bill. We are waiting on the city of mabletons approval and ga powers approval before we can accurately schedule the job and complete the work.

Install a short 50 gallon electric water heater up to code as well as replace prv that has failed and is leaking. Is customer agreed to our quote.turned water off to the home, drained,uninstalled both water heater and prv. After installation, primed lines and water heater. Turned power back on and insulated the piping. Tested for leaks and debris at faucets. No issues. Thank you for choosing te for your plumbing needs

At arrival on June 9, 2025 customer mentioned that they need only some anrmoflex added to the out outdoor line set on upstairs system. They didn’t want any inspection done to their system. I performed a quick inspection on the App Store system and found out the system is at 22. Refrigerant, system is 24 years old, there is no wet safety switch or SS1 safety switch, the blower motor is weak. The capacitor is weak and the blower motor wheels are dirty. The duck work is disintegrated, and the duck work was not designed properly, consequently there is some hotspot and cold spot. Gave option to customer to get a replacement quote for the upstairs system versus repair. Based on our findings today, it might be time to think about getting a brand new system. Set a lead for today.

Came back on 06/09/25: per customer they want to go ahead with the previous band aid option I gave them. Properly cleaned both condenser units, installed 2 wet safety switches, installed an ss1 safety switch on main floor system, replaced both furnace capacitors (10uf), replaced both condenser capacitors (main floor: 35/5uf and upstairs 40/5uf), added 2lbs of refrigerant R-410A in main floor system. Added armoflex on main floor system suction line close to the evaporator coil, cleared both condensate drain lines. Tested systems for normal operation l systems are cooling properly at this time.

Main level not cooling - 20 year old Lennox gas furnace & AC System not cooling due to low on refrigerant and compressor is overheating then tripping the breaker at the main outdoor disconnect/panel. The system is low on R-22 refrigerant due to multiple leaks in the evaporator coil. The evaporator coil is rusted out. This is a Lennox C33 evaporator coil that is known for rusting and leaking. R-22 Refrigerant went through a Government Mandated Phase Out and is no longer available. Refrigerant related components such as coils and compressors were part of this phase out and are no longer available either. Also the blower motor and wheel are dirty, the heat exchanger is comprised with rust and small cracks, and the blower motor is over amping. All issues with this system reeks the back to its age, 20 years old. Due to the refrigerant type, age, and repairs not available, I recommended updating this equipment. Upon arrival the homeowner showed us to the water heater located in the basement that was leaking from the base. We provided options to the customer and they opted for water heater replacement. With customers approval we replaced the leaking 50 gallon gas water heater with a new 10 year manufacturer 50 gallon tank water heater. With customers approval we also installed a stream labs leak monitoring system and automatic shut off device. After completing all work we tested to confirm proper function, no further issues detected at this time.

Properly Performed spring/fall maintenance 2 systems. Replaced all filters checked blower wheels for built up dirt/dust, cleaned flame sensors, cleared inducer ports, tested hot surface igniters, took delta Ts, cleared drain lines, tested safety switches, tested all electrical components, tightened all electrical connections, took running volts/amps, monitored systems operations. Customer did not renew their membership. They want to call office to discuss it before renewing.

Tech was out today for loud noise coming from upstairs unit. Tech found blower motor failure due to shaft extremely lose. Also blower wheel warped and unbalanced. This is causing the noise on furnace. Capacitor would need to be replaced when replacing bad motor with new motor. Tech spoke with customer about issues also seen where the last tech was out and seen other issues with upstairs unit . This visit tech can confirm the fan blade to be damaged as well as wrong capacitor used for this motor. furnace heat exchanger cracked this has also been noted on furnace as well as notes in service titan with pictures and emailed to customer. Spoke with customer about repairs . Customer has declined and reaching out to home warranty. At this time system will still make the loud noise untill repaired. ————————(***ATTENTION *****)—————- PLEASE KEEP THAT THESE SYSTEMS ARE R-22 , AND THERE IS NO REPAIRS THAT CAN BE MADE WITH THIS TYPE OF REFRIGERANT. Price quoted to become a maintenance customer. Upon meeting with customer, customer decided to become a maintenance customer instead of doing one time inspection. Performed maintenance inspection on three systems. These are 1999 trane systems. Customer did state they have a home warranty. Home warranty company was out recently to replace a condenser fan motor. Inspected this work and found the fan blade to be damaged as well as wrong capacitor used for this motor. Performed inspection on upstairs system first upon inspection of furnace found heat exchanger to be cracked and have holes in multiple places. This is a failed heat exchanger. Blower assembly is very dirty. Blower capacitor is also a failure. Unit has minimal flood protection. Recommend adding a wet switch in the drain pan. Upon inspection of outdoor equipment found capacitor to be wrong, fan blade to be damaged, contactor to be buzzing loudly, service valve to be leaking. Home care maintenance plan, first home care check 2 system, upstairs system is not working well due to refrigerant leak, system is r22 and 18 years old, blower capacitor needs replaced. client doesn’t use upstairs system very much so will decline quote for replacement at this time. Main floors system working , outdoor needs deep clean, client went with home care plan and outdoor coil cleaning for main system. Working well at this time. Lacking TE standard floor protection.

Tech was out to install thermostat on main floor. Customer spoke with me about on main floor thermostat would have the system continuing running . Let customer know before installing new thermostat that she provided that it would be a good idea to have me inspect the system before putting on thermostat . original thermostat is continuously on and running the HVAC equipment. Tech check the system, indoor and seen the following. Damper motors are sticking, causing the system to not blow air properly to each level. on the evaporator previous tech from another company wrote on a front panel of coil ( leaky evaporator coil ) Tech checked evaporator and verified that there is a leak at the coil. Take check the furnace and seen that the burners are rusted. This is due from continuous water, running over the system, causing it to rust. Blower motor is needing to be clean. Arrived on site to troubleshoot an unresponsive package unit. Upon inspection we found the thermostat buttons were compromised and wouldn’t respond without an unreasonable amount of pressure. We agreed to replace the thermostat and cycled the system. We had a 23 degree temp split and no issues with any mechanical or electrical components. System is fully operational, call complete.
