SERVICE CALL: upon arrival homeowner stated both hvac systems are Not working properly on cooling mode. After complete troubleshooting I found both systems are R 22 refrigerant type 2 ton capacity each unit 18 years old they are not in good maintenance conditions the second floor System metal drain pan and inside the burners compartment are full of Rust that’s indication of water leak it’s possible coil start leaking refrigerant Check condenser units are highly impacted check pressure second floor Is slightly low. NO T E FLOOD PROTECTION FOR BOTH SYSTEMS ALREADY PAST LIFE EXPECTANCY FROM MANUFACTURE P,US R 22 refrigerant is already phased out by epa. DUE TO AGED AND CONDITIONS I RECOMMEND TO UPGRADE BOTH SYSTEMS. HOMEOWNER IS AWARE OF THE CONDITIONS OF THE EQUIPMENT. THANKS FOR CHOOSING T E CERTIFIED.

Replaced 2 water stops for multiple toilets throughout the home. Also, cut out and replaced master trap for upstairs master bath sink. Leak also coming from overflow on sink, tried to seal with caulk. Advised homeowner of situation and some possible solutions to get it resolved permanently.

Added new outlet for game room in the basement. Outlet was tested and working properly. Sold work to separate neutrals and to add surge protection on July 13th.

The bare minimum basic repairs to get the system running today. Customer has 26 y/o Trane system that operates for main level. System was not cooling due to blown 3 amp fuse caused by overheating condensate pump. Condensate pump is bad. Customer will replace condensate pump. Replaced 5 MFD capacitor. Performed blower wheel cleaning. Recommend inline water safety. R22 pressure levels were fair. Declining efficiency. Informed customer of all findings. System is currently working.

Troubleshoot light not working

Replace customers expansion tank PRV and installed a new shower cartridge.

Gave customer quote for PRV new shower cartridge, new expansion tank and found her prv

Arrive spoke with customer he stated system hasn’t been cooling. Check indoor air handler. No in-line safety no wet switch. Found dirty blower wheel. Bad run capacitor. And failing blower motor. Found dirty evaporator coil. Checked outdoor unit. Found failed dual capacitor. Customer approved capacitors replacement only. Replaced indoor run capacitor and outdoor dual capacitor. Cycled system on. Checked amperage and pressures. Compressor amperage almost at what is rated. Failing odf motor. System operating at this time, but recommend system replacement due to age and efficiency. Put estimate together to have idea of repair cost. Will not do major component repair as system is 2007 R22. Based on our findings today, it might be time to think about getting a brand new system.

Leak from bathroom above through ceiling in kitchen Cut drywall in master bath tub area to access pipes to locate leak Found leak on cold water pipe leaking down wall onto bottom plate of wall, the onto and through the subfloor, leaking through the ceiling below onto hardwood floors in kitchen Screw from shower door frame had penetrated pipe during installation and never leaked until it rusted away causing leak and damages Cut out leaking pipe and replaced with new pipe and fittings Also replaced PRV for preventative maintenance purposes

Troubleshoot outlet not working and install customer provided switches

Arrived, found no power to thermostat. Checked furnace and had no power to furnace. Checked furnace breaker have 120 V. Checked furnace switch has 120 V. After flipping switched a couple times got power to furnace. Cycled unit on. Blower motor is operating. Checked outdoor unit. Checked capacitor, contactor, and pressures. If continues to lose power furnace switch must be replaced. Would need electrician to replace. Found no in-line safety no wet switch. Dirty blower wheel. And failing run capacitor. Dirty condenser coil.

-provide and install Tesla wall connector -install new dedicated circuit for wall connector -install circuitry and breaker -setup wall connector

-replace old ceiling fan in back porch -install new ceiling fan -troubleshoot damaged light fixture in garage

Today I assisted in the process of troubleshooting a high water bill. Nasir has explained me that he has had issues with the high water bill for close to five months now. He’s hired handyman to repair toilets in the home, but it did not work. Upon isolation of the water service line and the main shut off to the home, I was able to confirm that the water was still run after isolating it at the main water shut off. I was put at a stopping point in the process of diagnostics due to the fact of their being no separate shut off valve for the irrigation system to his home. A landscaping company should be contacted to determine if there is a buried shut off our box or if there’s not one to have one installed for further diagnostics. The estimates provided assuming the leak is on a water service line will be valid for 30 days.

Run new dedicated circuit for 2 primary bathroom outlets Install new Dual function breaker in panel for the new circuit Replace 2 outlets that will be on the new circuit. Blank off outlet that’s next to shower stall in primary bathroom

Installed 3 outdoor lights, replaced two outlets and installed a tv outlet.

Came in today for a no cooling call. When testing system found electrical components had failed outside, indoor and outdoor coils where cake up and with signs of must causing poor airflow and making system over work. System is also 7 years old and requires proper maintenance to make sure has a better life spam. Let costumer know about this issues and presented options. Came in today for a no cool call. When testing system found the system was completely empty and caused compressor to shut down and only blow warm inside the house. Found refrigerant leak coming from compressor itself. Customer had a massive surge prior were electrician had to come and replace multiple breakers, a breaker panel, including the AC breaker and when cheking the windings at the compressor looked pretty burnt, causing to blow the sealant in completely empty out system
